Under-stairs storage in Maypole

Under-stairs storage in Maypole: what you get

Under-stairs cupboards often hold a gas meter, an electricity meter or the fuse board. These must stay easy to reach for meter readers and engineers. We plan the storage around them, normally with a door that leaves them in clear reach, so you gain storage without losing access. If you’re not sure what’s under your stairs in Maypole, we’ll look when we visit. Most enquiries start with an old cupboard door that doesn’t suit the hall and needing a compact spot for a laptop, and the answer is made in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

An interwar house tends to have truer walls than a Victorian one, though rarely square corners. Much of the housing around Maypole is interwar, semi-detached or detached, so we still scribe every piece to the wall. Lids, doors and drawers are set level on site so they run true.

The furniture is made in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Fitted storage in Maypole

About 59% of the homes in the streets around Maypole went up between 1945 and 1972, and about 18% between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). We take that into account during the design visit, since older and newer walls take different fixings. There’s a conservation area within about a quarter of a mile of the centre of Maypole, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If you’re unsure, check with the council before work starts. Parking controls in London are set borough by borough, so Bromley has its own. Depending on your street in Maypole, a visitor permit, a paid bay or a council bay suspension may be needed. Parking near your home is worth mentioning at the measuring visit.

Near listed buildings like Maypole Cottages, less than half a mile south-west of the centre of Maypole, older homes may keep original joinery that under-stairs cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. If you live in a flat close to Knockholt station, the route in is measured not just the room, and the sections are sized to fit it.

How we price under-stairs storage

Several things affect the price:

  • Parking near your home
  • Stairs, lifts and the route to the room
  • The width and height of the space
  • The internal fittings

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Helping us understand the room

When you contact us, these help most:

  • Photos of the whole wall or room, including the floor and ceiling
  • Pictures of styles you like, if you have any
  • What the furniture needs to hold
  • What kind of home it is, and which floor the room is on

To make a start, tell us about the room on our contact form and let us know which room you have in mind. We then arrange a design visit to measure and go through the design, and send you a quote in writing afterwards.

Common questions about under-stairs storage

Can you make under-stairs storage for a home in Maypole?

Yes, Maypole is within the area we cover, which takes in all of Bromley and the rest of London. The first step is a design visit, where we measure and go through the design, followed by a quote.

Is parking a problem for fitting in Maypole?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It’s useful to let us know about parking during the design visit.

Do I need planning permission for fitted furniture?

Not usually. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Can you build storage around a gas meter or fuse board?

Yes. The design keeps a clear way to the meter or fuse board, typically behind its own door. Meter readers and engineers need access, so we never box them in.

Can you fit a small desk under the stairs?

That depends on the shape of your stairs and the room beside them. We look at it at the measuring visit and tell you honestly whether it will work. Where it works, it makes a neat spot for a laptop and paperwork.

Can you fit furniture on an external wall?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps to avoid condensation. If there is damp, it should be sorted before anything is fitted.

Could you do it yourself?

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

Standard units come in set widths and heights, so there’s typically a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Flats, leases and landlords

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit, and we will plan the fitting around them.

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.

How fitting works for under-stairs storage

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the shape of the space and the number of drawers and doors, and your quote sets out the fitting days. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturday fitting is possible by prior arrangement.

  1. First we hear what’s under your stairs now and what you need.
  2. At the design visit, the space is measured and any meters are noted.
  3. The design is agreed and a written quote follows, with the finish set out.
  4. The storage is made in our workshop and painted in your colour.
  5. The storage is fitted, scribed to the stairs and checked with you. The way to any meters is left clear.

Before fitting day

  • Point out meters, boilers and fuse boards near the furniture
  • Book any lift and let the concierge or building manager know
  • Make sure pets are kept safely away

How to get a quote

Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, then send a quote in writing. We quote each job for the room it’s going into, after the design visit. To book a design visit, send us a few details through our contact form.

Advice

Do you need under-stairs storage in Maypole?

Others are looking for a small place to work. Where the space is open to a room, a built-in desk with shelves can fit there neatly. It is a modest workspace, well suited to a laptop and the household paperwork.

These come up often when people first get in touch:

  • A vacuum cleaner that has nowhere to go
  • No room for a small desk or a place to work
  • Coats and shoes piling up in the hall
  • A sloping corner nobody can reach

  • Will the doors close with even gaps?
  • Whether they measure the room themselves
  • Is it spray painted or hand painted?
