Under-stairs storage in Beckenham, Bromley
Planning under-stairs storage for a home in Beckenham? We start with a design visit and a written quote.
- Needing a compact spot for a laptop
- A fuse board that is hard to get to
- A tired under-stairs cupboard that stands out
Need under-stairs storage in Beckenham?
How we price under-stairs storage
What you pay depends on:
- How big the furniture is
- Walls and floors that are out of level or out of square
- What goes inside: rails, shelves, drawers and dividers
- Whether you choose a spray or hand-painted finish
Your quote is written for your room once we’ve visited and measured. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
Before the design visit
You don’t need exact measurements or a plan. It’s enough to send:
- What kind of home it is, and which floor the room is on
- A few photos of the space, taken from the doorway and from each corner
- Radiators, sockets, pipes or meters on or near the wall
- Examples of the look you are after
To make a start, use our contact form and tell us a little about the room and roughly what you’d like. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.
Under-stairs storage in Beckenham
Not every staircase is in a house. Maisonettes, split-level flats and homes with stairs down to a lower floor often have usable space beneath the steps. We measure the space and the route in, so the sections built in our workshop fit through the front door and along the hall. Wherever your home is in Beckenham, the process is the same. People usually come to us about an under-stairs cupboard full of clutter and storage that doesn’t match the hallway; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
A deep cupboard can lose things at the back, so the design uses drawers, lids or shelves to bring things within reach. Whatever kind of home you have in Beckenham, the right answer depends on the depth and the height. Any meters, fuse board or boiler keep the access they need.
If the job needs another trade, like an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

Questions from Beckenham
I live in a flat in Beckenham. How will the furniture get up the stairs?
We measure the route in along with the room itself: the stairs, landings, lift and doors. Under-stairs cupboards are made at our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
Can you fit furniture in a home close to Beckenham Junction station?
Yes. We cover all of Bromley and the rest of London. To get started, you can get in touch through our contact form with a few details about the room.
Do I need to be in when you fit?
We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
My walls are not straight. Is that a problem?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
Do I need permission in a conservation area?
Normally not. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings may need listed building consent for works that affect their character.
Do you move sockets or add lighting?
No. Any new wiring, sockets or lights need an electrician. We’ll design around them.
Caring for painted furniture
Painted fitted furniture is easy to look after. A few things help it stay looking good:
- Make a list of what you want to store before the design visit
- Bring paint colours you like to the design visit
- Tell us about anything bulky that needs to fit
- Count the coats and pairs of shoes in daily use
Once the fitting is done, the storage is ready to use. Paint needs time to cure fully, so treat the new finish gently at first. Avoid sticky tape, heavy knocks and harsh cleaners while it hardens.
Closing drawers fully helps keep the runners and fronts in good order. A quick sort every so often stops drawers getting too heavy. Wipe up any spills, particularly near the floor, before they dry.
Why bespoke in Beckenham?
A standard unit knows nothing about your meter or fuse board. Fitted in front of one, it can make access tricky for readings and safety checks. Bespoke storage is planned around them from the start. Gaps behind, beside and above ready-made furniture collect dust, and fitted furniture closes them.
There’s no price list: each design is priced in writing after we’ve seen the space. Bigger pieces use more board and take longer to make and fit, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

Fitted storage in Beckenham
The biggest shares of homes in the streets around Beckenham were built between 1945 and 1972 (about 25%) and between 1973 and 1999 (about 25%), according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The Beckenham Town Centre Conservation Area is close by, within about a quarter of a mile of the centre of Beckenham. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. Each London borough runs its own parking controls, and Bromley is no exception. Where a street in Beckenham is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Parking near your home is worth mentioning during the design visit.
For families living near Harris Primary Academy Beckenham Green, a place for each person’s coat and shoes stops the hallway filling up. Close to Beckenham Place Park? Living near green space often means muddy boots, bikes and outdoor kit, and under-stairs cupboards can give those things a place. If you live in a flat close to Beckenham Junction station, it’s useful to book the lift and tell the concierge before fitting day.

How fitting works for under-stairs storage
On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, one at a time. How long the fitting takes depends on the size of the space and the design, and your quote sets out the fitting days. We measure the hall, stairs, doors and any lift not just the room, so under-stairs cupboards arrive in sections that fit through. We cover floors and doorways on the way in.
- You get in touch and let us know what’s under the stairs now, including any gas meter, electricity meter or fuse board.
- At the design visit we measure the space and plan the storage around the meters, so readers and engineers can still reach them.
- You receive a quote in writing for the storage.
- The storage is built in our workshop from moisture-resistant MDF and birch plywood, with access to the meters planned in.
- The storage is fitted and set level, and the meter access is checked with you.
Preparing the room
- Take anything hanging off the wall we are fitting to
- Arrange any electrical changes with your electrician in advance
- Keep pets in another room while we work
