Alcove units in Chelsfield
About our alcove units in Chelsfield
We make alcove units from moisture-resistant MDF and birch plywood. MDF gives smooth doors and panels that take paint well, while birch plywood is strong and holds screws well. The finish is spray painted in the workshop or hand painted on site, in the colour you choose. If you’re living with alcoves that are wasted space and clutter with nowhere to go, that is what alcove units are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Many houses from between the wars, and many semis, have been extended or opened up inside, which matters around Chelsfield, where homes like these are a big part of the housing. A long through room gives alcove units a whole wall to work with, or mark out the sitting end from the dining end. New plasterboard in an extension and older brick or block in the original house take different fixings.
You get the quote in writing, so you can read it at your own pace and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

Chelsfield homes and alcove units
The biggest shares of homes in the streets around Chelsfield were built between 1945 and 1972 (about 59%) and between 1919 and 1939 (about 18%), in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Chelsfield is partly covered by the Chelsfield Conservation Area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. Your council can advise if you are unsure. Controlled parking zones are run by the boroughs, so the rules in Bromley are set locally. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. Parking near your home is worth mentioning at the design visit.
For a flat near Chelsfield station, the lift, the stair turns and the front door all set the largest piece that can come in. For a family home near Chelsfield Primary School, alcove units can be planned with low cupboards for toys and higher shelves for everything else. If your home is one of the older houses near Church of St Martin of Tours, walls that bow and floors that slope are why alcove units are scribed to fit rather than pushed into place.
Chelsfield is part of the London Borough of Bromley, about 2 miles north-west of Orpington. Whether your home in Chelsfield is a terraced house, a flat or a newer build, the furniture is designed around the room as we find it. Our Bromley coverage includes Chelsfield, along with the rest of the borough.

Pricing alcove units in Chelsfield
What you pay depends on:
- The internal fittings
- Stairs, lifts and the route to the room
- Spray painting or hand painting
- Parking near your home
Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. Prices are quoted for your room, once we’ve measured and talked through the design.
Before the design visit
A few details help us understand the job before we visit. When you get in touch, it’s useful to send:
- Whether it’s a house or a flat, and if there are stairs or a lift
- Any ideas or images you’ve saved
- Anything in the way, like radiators, sockets, switches, a boiler or meters
- How you want to use the space
We quote once we have seen the room. At the visit, we measure, look at the walls and floors and talk through the design with you, and the written quote comes after. We quote each job for the room it’s going into, after the design visit. To arrange a visit, message us from the contact page.
Common questions about alcove units
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.
Is Chelsfield in the area you cover for alcove units?
Yes, we work across Bromley, Chelsfield included, and across the rest of London. To get started, you can drop us a line using the contact form with some details.
Who moves the sockets behind the alcove units?
That is a job for your electrician. It’s best done before the units go in. We then plan cut-outs and cable gaps around them.
Should both alcoves have the same units?
It is up to you. A matching pair balances the chimney breast, but you might want a desk on one side and cupboards on the other. Shared details, such as the plinth and paint colour, keep them looking related.
Do pictures help?
Yes. Pictures help us understand the room before the design visit, along with rough measurements. It helps to show radiators, sockets and anything else on the wall.
What affects the price of alcove units?
Every job is priced for its room: the size, what goes inside, the finish and how square the room is all count. The written quote follows the design visit.

How fitting day works
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. A front path or side gate can make the carry from the van simpler. We measure the path, any steps and the front door as part of the route. Floors are covered from the door to the room, and the sections are assembled in place.
- You get in touch with a short description of the alcoves and your ideas.
- At the design visit, we measure both alcoves, check the walls and look at the skirting and picture rail. We also talk through heights, doors and shelves.
- We send a quote in writing setting out the layout, materials and finish.
- The cupboards and shelves are then built in our workshop, each one sized to its own alcove.
- We fit the units, scribe them to the walls and set them level. The finish is sprayed in our workshop or hand-painted on site, as agreed.
Before we arrive
- Let us know about any meters, fuse boards or boilers in the area
- Get any new sockets or wiring done by your electrician before fitting day
- Mention any parking restrictions on your street
Arranging a design visit
If you know what you want, say so; if you don’t, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To arrange a visit, fill in our short enquiry form.
Advice
Made for the room, or bought in a box?
Off-the-shelf furniture comes in set heights, which usually leaves a gap above. We can take a bespoke unit to the ceiling or stop it at the picture rail, depending on the room. The spaces between doors, windows and radiators are seldom a stock size, so ready-made furniture often ends up in the wrong place. Fitted furniture is designed around them.
There’s no price list, because each job is designed for a single room. We measure up, discuss the design and send a written quote. To start, tell us about the room on our contact form.

Flats, conversions and leaseholders
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising at the measuring visit.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, after checking the walls at the measuring visit.
DIY, flat-pack or bespoke
Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
