Flats, conversions and lettings

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit.

We also make and fit furniture for landlords furnishing a let. It is made from the same moisture-resistant MDF and birch plywood as any of our work.

Deep pull-out drawers bring the back of the space within reach. Instead of crawling in to find something, you slide the drawer out and everything is in view. At the tall end, a cupboard works well for coats, an ironing board or the vacuum. A mix of drawers and cupboards is often the best use of the space. We make under-stairs cupboards from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about coats and shoes piling up in the hall and a meter or fuse board buried behind clutter.

In an older home, panelled doors and painted mouldings may suit; in a newer one, plain flat doors may fit better. For a home in Merton, door styles are talked through at the design visit. You choose the colour, spray-painted in the workshop or hand-painted on site.

Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Looking after your furniture

Fresh paintwork takes a while to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Think about what you’ll keep in each drawer
  • Note the size of anything tall you want to store
  • Tell us if the hall is being decorated
  • Count the coats and pairs of shoes in daily use

If you chose a hand-painted finish, small marks can be touched in. Keep a little of the paint, or a note of the colour, for later. Spray-painted fronts have a smooth, even finish that wipes clean.

Keep the way to the meter or fuse board clear. You may need to reach them yourself in a hurry, so leave the path open. A dedicated door makes this easy to keep up.

Storage in Merton homes: local notes

Homes built before 1919 make up about 42% of the housing in the area around Merton, with about 19% built between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The Wandle Valley Conservation Area is close by, within about a quarter of a mile of the centre of Merton. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. The council can confirm if you are not sure. More than a third of the homes in the streets around Merton (about 42%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. In terraced houses of that age, the space under the stairs often holds the gas meter, electricity meter or fuse board, and they must stay reachable.

For families living near Merton Abbey Primary School, under-stairs cupboards can be planned around what a family needs to keep, from coats and bags to sports kit. For a flat near Haydons Road station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Near listed buildings like London Regional Transport Station, under half a mile north-west of the centre of Merton, older homes may keep original joinery that under-stairs cupboards can be designed around. For a listed home, fixing into original features may need listed building consent.

Your questions about under-stairs storage in Merton

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Is Merton in the area you cover for under-stairs storage?

Yes, Merton is within the area we cover, which takes in all of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Do pictures help?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space, especially with rough sizes. You can send them when you tell us about the room on our contact form.

My walls are not straight. Is that a problem?

It’s something we deal with all the time. We trim the edges to follow the wall and level the base, so it sits tight to the room.

Is it possible to have a desk built under the stairs?

In many homes it’s possible, if the space is open to a room and tall enough at one end. A built-in desk with shelves above and drawers below can work well. Any socket or light there is for your electrician, and we plan around it.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking.

How it’s made

Birch plywood

Its layered build gives birch plywood its strength. It goes into the carcasses, the shelves and the drawer boxes, with the edge either shown or painted.

Spray-painted finish

Spraying gives a smooth, even surface. It is done in our workshop, before the storage comes to your home. You choose the colour.

Is bespoke worth it?

Ready-made drawers come in set depths, and the space under a staircase is often deeper than any of them. Bespoke drawers are made to the depth you have, so the back of the space is used too. Each one is sized for what it will hold, from shoes to the vacuum cleaner. Off-the-shelf furniture comes in set sizes, and real rooms rarely match them, so it leaves gaps at the ends and empty space above. Built-in pieces fill the space they’re made for.

The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.

How fitting day works

Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. After that, it’s fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. Before fitting day, we check the route in as well as the room, so under-stairs cupboards arrive in sections that fit through. Floors and doorways are protected while the pieces come in.

  1. You get in touch and let us know what’s under the stairs now, including any gas meter, electricity meter or fuse board.
  2. At the design visit we measure the space and plan the storage around the meters, so readers and engineers can still reach them.
  3. A quote in writing follows, setting out the design, materials and finish.
  4. We make it in our workshop from moisture-resistant MDF and birch plywood, with a door or panel left where the meters need access.
  5. The storage is fitted and set level, and the meter access is checked with you.

How to prepare

  • Move furniture and belongings away from the wall
  • Have your electrician move any sockets or switches beforehand
  • If you live in a block, book the lift and tell the building manager
