North Ockendon Window Seats

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make window seats for homes in North Ockendon, each designed at a visit to your home.

  • A radiator that makes the space hard to use

How we make window seats for North Ockendon

Window seats work in bedrooms and children’s rooms as well as living rooms. Drawers or a lift-up lid turn it into storage as well as seating. Drawers can be easier than a lid for children to use. In North Ockendon, the design visit is where the details are settled. If you’re living with a child’s room that needs storage and seating and off-the-shelf pieces that never quite fit the window, window seats made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

With interwar houses or semis a big part of the picture around North Ockendon, loft conversions are common, and they leave low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. We build storage in lofts that are already converted or boarded.

The written quote is your record of the job. It sets out the window seat designed for your room, its materials and its finish.

How fitting works for window seats

There is not much for you to do on fitting day. We need someone to let us in at the start, and it is useful to have the room cleared beforehand, as agreed during the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are normally straighter. Each section is assembled and fixed in the room.

  1. You send us a note about the window and the seat you’d like.
  2. At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
  3. You receive a quote in writing for the design, materials and finish.
  4. We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
  5. We fit it in your home, and a hand-painted finish is applied in the room.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Preparing the room

  • If you live in a block, book the lift and tell the building manager
  • Keep pets in another room while we work
  • Leave a clear route from the front door to the room

Window seats for homes in North Ockendon

About 73% of the homes in the neighbourhood around North Ockendon went up between 1919 and 1939, and about 15% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Check with the council’s conservation officer first. Controlled parking zones are run by the boroughs, so the rules in Havering are set locally. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. Flats, leases and landlords

For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. An agent can arrange access for you.

We also make and fit furniture for landlords furnishing a let, as it makes good use of an tricky room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.

How it is made

Lift-up lids

A lid that lifts is the simplest form of window seat storage. You’ll need to move any cushion to open it, so it suits things you reach for now and then.

Moisture-resistant MDF

MDF can be cut cleanly, which suits the angled panels of a bay and the pattern of a grille. We use a moisture-resistant grade, which is stable and takes paint well. Most of what you see on the finished seat is MDF.

Your questions about window seats in North Ockendon

Does a conservation area in or near North Ockendon affect fitted furniture?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.

Can you fit furniture in a home close to Ockendon station?

Yes. We cover all of Havering and the rest of London. To get started, you can fill in our short enquiry form with some details about the room, and let us know about parking and access at the same time.

Do I get to choose the colour?

You choose it. The paint colour is agreed with you, and it’s set out in the quote.

What happens at the design visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and afterwards we send a quote in writing.

How long will the window seat fitting take?

The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. The seat is made in our workshop first, so the time in your home is spent fitting. We work tidily and keep the room as clear as possible.

What if the wall is cold or damp?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.

Bespoke or off-the-shelf?

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job.

Honest limits

Damp treatment and building work are for other specialists, and there are a few other limits too:

  • Plastering and decorating around the seat
  • Any wiring, which needs an electrician
  • Any change to radiator pipes, which needs a plumber

If in doubt, you can send us a few details through our contact form and describe the room before you arrange a visit. Our process from visit to fitting.
