Questions from Benhilton
Do you cover homes near Sutton Common station?
Yes, homes across Sutton and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with a few details about the room, and let us know about parking and access at the same time.
Can parking be tricky on fitting day in Benhilton?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to tell us about parking at the measuring visit, so the day can be planned around it.
Should both alcoves have the same units?
That depends on how you use the room. The two alcoves are often slightly different sizes, so each unit is made for its own recess. They can match in style while doing different jobs.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and discuss the design with you. Access and parking are worth talking about too, and a quote in writing follows.
Should I send pictures?
Yes. They give us a feel for the space before we visit, along with rough sizes. It’s useful to show radiators, sockets and anything else on the wall.
How do I get a quote for alcove units in Benhilton?
It’s easiest to tell us about the room on our contact form. After that, we arrange a design visit and follow it with a quote in writing.
Alcove units in Benhilton
Few alcoves in older houses are truly square. Walls bow, corners wander and floors slope, sometimes all in one recess. Each unit is made at our workshop to our measurements and scribed to the walls when we fit it, so the sides meet the wall closely rather than showing a dark line. Adjustable feet or a plinth set it level. We make alcove units from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are a place for a small desk and shelving for books and records.
With interwar houses or semis a big part of the picture around Benhilton, many living rooms have been opened up to the dining room behind. The result is often a long room with a chimney breast, a good spot for alcove units. At the design visit we plan any cable routes and ventilation the room needs, with any new sockets left to your electrician.
The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that is spray painting or hand painting.

How it’s made
Shelves
Shelves can be fixed in place or set on adjustable supports. Fixed shelves add stiffness to the unit, while adjustable ones let you change heights later.
Plinths and scribe strips
In older houses, we normally scribe the sides and often the top too. It is the difference between a unit that sits in the alcove and one that belongs there.
Living-room carpentry in Benhilton: local notes
About 39% of the homes in the neighbourhood around Benhilton went up between 1919 and 1939, and about 18% since 2000, according to Valuation Office Agency council tax figures (2025). That matters for alcove units, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Benhilton is partly covered by a conservation area, going by Historic England’s data. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. About 39% of homes in the area around Benhilton date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Houses from the 1920s and 1930s often have a bay window and a chimney breast in the front room, and alcove units are planned around both.
For an older house near All Saints Church, the alcoves beside a chimney breast are the natural place for alcove units. Close to Manor Park? Alcove units can be planned to frame a window with a view rather than block it. Nonsuch Mansion, about 1.9 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, the alcoves beside a chimney breast are the natural place for alcove units.

When you need someone else
Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:
- New sockets or wiring (your electrician handles those)
- Redecorating, which is for your decorator
- Plastering or repairing loose plaster in the alcoves
If you’re not sure what’s possible in your room, you can get in touch through our contact form and we’ll give you a straight answer. Our process from visit to fitting.
What it’s made from
- Hand-painted finish
- Scribed side panels
- Panelled or flat doors
- Birch plywood
- Spray-painted finish
- Adjustable shelves
- Moisture-resistant MDF
Fitting day, step by step
On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. The sections made at our workshop come in next, a piece at a time. How long fitting takes depends on the size of the alcoves and what goes in them, and we confirm the fitting days in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturdays can be arranged.
- You let us know which room it is and roughly what you’d like in the alcoves.
- At the design visit, we measure both alcoves, check the walls and look at the skirting and picture rail.
- We send a written quote setting out the layout, materials and finish.
- Once you’re happy, the units are built in our workshop, using moisture-resistant MDF and birch plywood.
- Fitting day: the units go in, are scribed to the alcoves and levelled on a plinth or feet.
Before fitting day
- Leave a clear route from the front door to the room
- Mention any parking restrictions on your street
- Arrange any electrical changes with your electrician ahead of time

Flats, conversions and lettings
Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there is a lift, it may need booking, and its size matters when we plan the sections. Tell us about it when you get in touch.
We also make and fit furniture for landlords furnishing a let, as it makes good use of an awkward room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.
Looking after your furniture
Fitted furniture is part of the room, so it is worth looking after. Here are a few tips worth knowing:
- Talk to your electrician early if you want new sockets
- Bring the sizes of anything that has to fit in the cupboards
- Move things out of the alcoves so we can measure properly
- Mention parking and access when we visit
To clean painted units, a soft cloth that’s barely damp is enough. Skip scouring pads and harsh cleaners, as they can mark the finish. Dry the surface afterwards.
Use a mat under plants, vases and drinks to stop rings and water marks on the paint. Wipe up spills right away.
