Alcove units in Manor Park
Built-in living-room furniture in Manor Park
In the neighbourhood around Manor Park, the largest groups of homes date from before 1919 (about 58%) and between 1945 and 1972 (about 15%), according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List records 5 entries within half a mile of the centre of Manor Park. You can check whether a particular building is listed on Historic England’s list. Terraced houses are home to about 38% of households in the streets around Manor Park, based on Census 2021. Terraced houses in London often have alcoves beside a chimney breast, which suit alcove units built to their exact widths.
Near listed buildings like Church of St Mary the Virgin, under half a mile south-east of the centre of Manor Park, older homes may keep original joinery that alcove units can be designed around. For a listed home, fixing into original features can require listed building consent. The wider area includes historic houses such as Valentines Mansion, about 1.6 miles north. For a period home anywhere nearby, picture rails and cornices give alcove units a line to finish at.
Manor Park is about 2 miles south-west of Plaistow, within the London Borough of Newham. Manor Park is part of the area we cover. Across Newham, we cover Manor Park, along with the rest of the borough.

How we make alcove units for Manor Park
We fit alcove units across Newham and the rest of London. The first step is a design visit to measure the alcoves and agree the layout. Then you receive a quote, and once you are happy the units are made in our workshop and fitted in your home. We make alcove units from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are a desk that tucks into an alcove and units that sit well with original features.
In a house from the Victorian or Edwardian years, the front room normally keeps its chimney breast even where the fireplace has gone. Around Manor Park, where a large share of homes date from before 1919, that is a common starting point. Alcove units built into the recesses either side are scribed to the plaster and cut around the skirting, so they sit as if they came with the house.
The furniture is built in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Questions from Manor Park
Is Manor Park in the area you cover for alcove units?
Yes, we work across Newham, Manor Park included, and across the rest of London. To get started, you can fill in our short enquiry form with a few details.
Can you fit furniture in a home close to Manor Park station?
Yes, homes across Newham and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit, and let us know about parking and access at the same time.
Do I need permission in a conservation area?
Not normally. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. If the building is listed, works affecting its character may need listed building consent, so check with the council first.
What happens to the chimney vent when alcove units go in?
Any vent in the chimney breast is kept clear when we design the units. Even a blocked chimney needs some ventilation to help keep damp away and we design around it.
What do you do at the measuring visit?
We measure the room, check how level the walls and floors are and go through the design with you. We will also ask about access and parking, and a quote in writing follows.
How do I get a quote for alcove units in Manor Park?
Simply drop us a line using the contact form. Rough measurements and a few pictures help, and then we arrange a visit to measure and discuss the design.

Flats, leases and landlords
Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.
Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind.
Fitting day, step by step
When the fitting is done, we tidy the room and take up the floor coverings. Before we leave, we go over the finished piece together and answer any questions. The time the fitting takes depends on how many alcoves there are and how tall the units go, and we confirm the fitting days in your quote. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Where the finish is hand-painted, it can be done after the pieces are in.
- You get in touch with a short description of the alcoves and your ideas.
- At the design visit, we measure both alcoves, check the walls and look at the skirting and picture rail. We also talk through heights, doors and shelves.
- We send a written quote setting out the layout, materials and finish.
- Once you are happy, the units are made at our workshop, each one sized to its own alcove.
- Fitting day: the units go in, are scribed to the alcoves and levelled on a plinth or feet.

Bespoke alcove units or ready-made?
Shop-bought shelving and cabinets can go in an alcove, and they’re usually cheaper. The catch is the fit: standard widths rarely match the recess, and uneven walls make every gap obvious. A bespoke unit is built to the alcove and scribed to follow the wall. Tall standalone furniture needs fixing back to the wall so it cannot tip, and older walls of brick or lath and plaster make that harder than it looks. With fitted pieces, the fixings are planned for the wall from the start.
No two rooms cost the same to furnish, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. You will see the figure in your written quote, after the design visit.

The problems alcove units solve
A move into an older home is a common reason. People who have just moved in want storage that suits the age of the house, and the alcoves are the natural place for it. It’s also a good moment, before the room fills up.
Some of the things we’re asked to solve include:
- Clutter with nowhere to go
- Standard units leaving gaps at the sides
- Space for a growing book collection
- A place for a small desk
If you live near Loxford Park, a room that looks out on trees deserves a design that leaves the window alone.
Before you hire any carpenter
- Are the boards named, such as MDF or plywood?
- How the doors are hung and adjusted
- How they handle walls that aren’t straight
- Whether the finish is set out in the quote
Honest limits
Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:
- Finding and fixing the cause of damp
- Redecorating, which is for your decorator
- Taking out a chimney breast or opening up a fireplace
