About fitted wardrobes in E12
External walls can be colder and damper than internal ones, and clothes pressed against a cold wall can lead to condensation. Where a wardrobe goes on an external wall, we plan ventilation behind and inside it. Moisture-resistant MDF is a sensible choice there too. We make fitted wardrobes from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about dusty space on top of the wardrobe and clothes piled on chairs and in spare rooms.
You won’t need to do much on the day. We need someone to let us in at the start, and the room should already be cleared, as we will have talked about at the measuring visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on how many wardrobes there are and how the room is shaped, and the fitting days are set out in your quote.
- You contact us with a few details about the room and the wardrobes you’d like.
- We visit to measure up and plan the doors, rails, shelves and drawers with you. Hinged or sliding doors are part of that conversation.
- You receive a quote setting out the design and the paint finish.
- We build the wardrobes in our workshop, in sections sized to get into your home. We use moisture-resistant MDF and birch plywood.
- Fitting day: the wardrobes go in, are levelled and scribed, and the doors are hung.
What goes into your quote
What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, then set it out in the quote.

Local landmarks in Manor Park
Around Manor Park, we cover homes near St Mary's Church, Loxford Park and Little Ilford School and the streets around them. You will also find Earl of Essex pub (less than half a mile west), Tyndale Academy (0.9 miles south-west) and Sir John Heron Primary School (within half a mile north-west). For rail, the closest station is Manor Park station, about 0.5 miles west of the centre. A little further out are Barking Community Hospital (2 miles south-east) and Redbridge Museum (1 mile north-east).
Fitted wardrobes for homes across E12
Homes across E12, East Ham, Ilford and Plashet included, have bedrooms with every kind of quirk. Each piece is fitted to the room’s own walls and floor. You choose the colour and whether it is spray-painted or hand-painted.
About 57% of the homes in E12 went up before 1919, and about 14% since 2000, going by the Valuation Office Agency’s 2025 council tax figures. That matters for fitted wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. More than half of the homes in the E12 postcode district (about 57%) were built before 1919, in the VOA’s 2025 council tax stock figures. Older bedrooms usually have alcoves and tall ceilings, both of which fitted wardrobes can use. About 39% of households in the E12 postcode district live in terraced houses, in the ONS Census 2021 figures. London terraces typically have a small back bedroom and alcoves in the main bedroom, which suit fitted furniture.
We cover the whole of London, so homes in E12 are well within our area. If you are unsure about access or parking, mention it when you contact us.
Manor Park: If you live in a period home close to St Mary's Church, a bedroom chimney breast and its alcoves often shape where fitted wardrobes go. Near listed buildings like Church of St Mary the Virgin, less than half a mile south-east of the centre of Manor Park, older homes may keep original joinery that fitted wardrobes can be designed around. For a listed home, fixing into original features can require listed building consent.
Materials and finishes
Moisture-resistant MDF
Wardrobe doors are large, so stability matters. MDF gives a flat, smooth surface that paints well.
Hanging rails
We place rails at the heights your clothes need: a high rail for long items and double rails for shorter ones.
Is bespoke worth it?
Standalone wardrobes cost less to buy and can come with you when you move. That is a real advantage if you’re renting or moving soon. Built-in wardrobes become part of the house, and are planned to suit it.
What to check before you book
- How they deal with uneven walls and floors
- Whether they can show you real projects they’ve done
- How parking will work on your street
- Which materials they’ll use, named in the quote
What we do not do
We’d rather be clear about where our work stops:
- Moving switches or sockets, which needs an electrician
- Curing damp, which needs the right specialist
- Taking out a chimney breast to make space
How we price fitted wardrobes
What you pay depends on:
- How big the furniture is
- Doors and drawers, and how many
- The finish: spray painted or hand painted
- How square the room is
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. Your quote is written for your room once we’ve visited and measured.
Helping us understand the room
A few details help us understand the job before we visit. When you get in touch, it helps to send:
- The postcode, so we can plan the visit
- Examples of the look you’re after
- What you’d like to store or use the space for
- The type of home and how the room is reached
A quote begins with a few details from you: the room, rough measurements and some pictures if you have them. When you’re ready, drop us a line using the contact form. After that, we arrange a visit to measure and talk through the design, then send a written quote.
Flats, blocks and rented homes
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it.
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit, so fitting day is planned around them.
FAQs: fitted wardrobes in E12
How long does it take to fit wardrobes?
It depends on the length of the run, the doors and what goes inside, and the fitting days are set out in your quote. The wardrobes are made in our workshop first, so the time in your home is mostly fitting and finishing.
Do you move sockets or add lighting?
No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.
Does someone need to be home during the fitting?
We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
Can fitted wardrobes go on an external wall?
Yes, with ventilation planned in. An outside wall is often colder than an inside one, so we plan airflow behind and within it, which helps avoid condensation.
Will a sloping floor cause problems for fitted wardrobes?
Uneven floors are normal in older homes. We set fitted wardrobes level on a plinth or adjustable feet, so the doors hang true.
How do I get a quote for fitted wardrobes in E12?
The first step is to get in touch through our contact form. After that, we arrange a design visit and follow it with a written quote.
Which boards do you build with?
We build with moisture-resistant MDF and birch plywood, depending on the part and the design. Your quote sets out the materials.
