What affects the cost of walk-in wardrobes

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • Parking and unloading on your street
  • What goes inside: rails, shelves, drawers and dividers
  • Spray painting or hand painting
  • Access to the room, like stairs, lifts and narrow halls

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. Prices are quoted for your room, once we’ve measured and talked through the design.

Before the design visit

You do not need exact measurements or a plan. Just send what you can:

  • The postcode, so we can plan the visit
  • What the furniture needs to hold
  • Rough measurements, even if they’re only to the nearest few centimetres
  • Any ideas or images you have saved

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To send them over, send us a few details through our contact form, and we’ll arrange a design visit.

How we make walk-in wardrobes for Manor Park

A walk-in wardrobe needs air moving through it, particularly on an external wall, which can be colder than internal walls. Good ventilation helps avoid condensation and mould, and we design the units to allow for it. We make walk-in wardrobes from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about room for two wardrobes in one space and a walk-in wardrobe in a box room.

Ceilings in homes built before 1919 are often tall, and a large share of the homes around Manor Park date from then. Fitted furniture can run right up to the ceiling or the cornice, with high storage for the things you use least. Original mouldings are worked around rather than removed, so the furniture suits the house.

We write quotes in plain English. You’ll see what will be made, the boards used and the finish, all taken from the design visit.

What we don’t do

We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:

  • Making good walls and ceilings
  • Damp treatment or repairs
  • Structural changes or removing walls

If you’re not sure what’s possible in your room, you can fill in our short enquiry form and we will give you a straight answer before you arrange a visit. How a job runs, step by step.

Bespoke walk-in wardrobes or ready-made?

Ready-made wardrobe systems are easy to buy and often cheaper, and in a simple room they may suit. Where walls lean and floors slope, they rarely fit neatly. Ours is built to the room’s real shape. Ready-made pieces are proportioned for newer homes and can look lost in an older one, while fitted furniture can follow the room’s own lines.

How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Walk-in wardrobes in Manor Park: local notes

About 58% of the homes in the neighbourhood around Manor Park went up before 1919, and about 15% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. That matters for walk-in wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List records 5 entries within half a mile of the centre of Manor Park. You can check whether a particular building is listed on Historic England’s list. Parking controls in London are set borough by borough, so Newham has its own. If your street in Manor Park is in a controlled parking zone, a visitor permit, a paid bay or a parking bay suspension through the council may be needed. It helps to tell us about parking during the design visit.

For a flat near Manor Park station, it’s useful to book the lift and tell the concierge before fitting day. If you live in a period home close to St Mary's Church, tall ceilings give walk-in wardrobes room to reach the cornice.

Your questions about walk-in wardrobes in Manor Park

Is parking a problem for fitting in Manor Park?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to tell us about parking at the measuring visit, and we’ll plan around it.

Do you make walk-in wardrobes for homes in Manor Park?

Yes. We cover all of Newham and the rest of London, and Manor Park is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Can you put a walk-in wardrobe in part of a bedroom?

Yes, where the room is large enough. A section of the room can become a dressing area, with doors or left open. Any new partition is for your builder, and we fit the furniture.

What if the stairs or lift are small?

It is made in sections. At the design visit, we measure the route as well as the room.

Do I need planning permission for fitted furniture?

Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can require listed building consent for works that affect their character, so check with the council first.

My walls are not straight. Is that a problem?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

How fitting day works

There is not much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared, as agreed at the measuring visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on how much hanging, shelving and drawer space goes in, and we confirm the fitting days in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so it helps to let neighbours know about fitting day. The sections are sized for the narrowest point on the route. Saturdays can be arranged.

  1. You get in touch with some details about the room. A line on how you’ll use the room helps.
  2. The design visit covers measuring and the layout inside, planned around the way you get dressed.
  3. You receive a quote in writing, setting out the design, materials and finish.
  4. The units are made at our workshop from moisture-resistant MDF and birch plywood.
  5. The walk-in wardrobe is fitted in your home. Each unit is set level and scribed to the walls.

How to prepare

  • Check the building’s rules for trades and lift bookings
  • Have your electrician move any sockets or switches beforehand
  • Leave a clear route from the front door to the room

Arranging a design visit

To make a start, send us a few details through our contact form and tell us a little about the room and roughly what you’d like. We then arrange a design visit to measure and discuss the design, and a quote in writing follows.

What prompts walk-in wardrobes in Manor Park

Some homes have a small room that never quite earns its keep. Fitted out as a walk-in wardrobe, it becomes part of everyday life than keeping a bed in it.

If you recognise any of these, it is worth talking to us:

  • Setting aside a corner of a large bedroom
  • The right mix of long and short hanging
  • Somewhere for shoes to live
  • A use for a small spare room

If your home is as old as some of the listed buildings nearby, such as Church of St Mary the Virgin, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Before you choose who makes it

  • A quote in writing that sets out the job
  • Which materials they’ll use, named in the quote
  • Is it spray painted or hand painted?
  • Which parts of the job need an electrician or a plumber
