Under-stairs storage in Broom Hill

About our under-stairs storage in Broom Hill

In many terraced houses, the gas meter, electricity meter or fuse board sits under the stairs. They need to stay accessible, so readings and safety checks can still be made. We plan the storage around them, usually with a door that leaves them in clear reach, so you gain storage without losing access. At the design visit in Broom Hill, we note what’s there and design around it. People normally come to us about needing a compact spot for a laptop and a fuse board that’s hard to get to; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Around Broom Hill, with interwar houses or semis making up much of the housing, the hallway may be wider than in a Victorian terrace, with room for a cupboard by the door. Bays at the front suit a seat with storage below, with a grille so any radiator below keeps heating the room. Each space is measured and under-stairs cupboards are made to suit it.

A written quote follows the design visit. It describes the design we discussed, the materials and the finish, so you know exactly what you are getting.

Made for the room, or bought in a box?

Walls and floors in older homes are seldom straight or level. Ready-made units leave gaps that need filler pieces. We scribe each under-stairs cupboard to follow the walls and the stairs, and set it level on a plinth or adjustable feet. Doors, windows and radiators rarely leave a gap that matches a standard width, so ready-made furniture often ends up in the wrong place. Built-in pieces are planned around those fixed points.

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. Tell us about parking at the design visit, so it can be planned.

Making use of tricky spaces in Broom Hill

The biggest shares of homes in the streets around Broom Hill were built between 1919 and 1939 (about 39%) and between 1945 and 1972 (about 31%), based on the Valuation Office Agency’s 2025 council tax data. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Within a mile of the centre of Broom Hill, 6 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your home in Broom Hill is on or near a main road, tell us during the design visit. Then we can work out where to load and unload.

Near listed buildings like Church of All Saints, less than half a mile south-east of the centre of Broom Hill, older homes may keep original joinery that under-stairs cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. For a flat near Orpington station, the route in is measured as well as the room, and the sections are sized to fit it. If your home is one of the older houses near Church of All Saints, under-stairs cupboards are scribed to walls and stair strings that are rarely straight.

Broom Hill is in the London Borough of Bromley, about 1 mile north-east of Orpington. Broom Hill is part of the area we cover. We list Broom Hill among 49 places we cover in Bromley.

Flats, conversions and lettings

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, after measuring the route at the measuring visit.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check at the design visit.

When you need someone else

We don’t treat damp or carry out building work, so these points are worth knowing:

  • Any wiring or new lights, which need an electrician
  • Structural changes to the staircase itself
  • Painting the hallway walls and ceiling

Questions from Broom Hill

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

Can parking be tricky on fitting day in Broom Hill?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit.

How long does it take to fit under-stairs storage?

How long the fitting takes depends on the size of the space and the design, and the fitting days are agreed in your quote. Drawers, doors and carcasses are all made in the workshop before we arrive. Saturday fitting is possible by arrangement.

What materials do you use for under-stairs storage?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Drawer boxes are birch plywood, as it is strong and holds screws firmly. The materials and finish are agreed in your quote.

Is an outside wall a problem for fitted furniture?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.

Should I choose drawers or cupboards under the stairs?

Many designs use both. Drawers make the most of the low, deep end of the space, while a cupboard at the tall end takes coats, the vacuum or an ironing board. We talk it through during the design visit.

How it is made

Plinths and scribe strips

We trim scribe strips to the exact line of the wall. They’re one reason fitted storage looks built in. The plinth at the bottom does the same job at the floor.

Moisture-resistant MDF

MDF can be cut and shaped cleanly, which suits the angled panels under a staircase. We use a moisture-resistant grade, which stays stable and takes paint well. Most of what you see on the finished storage is MDF.

From workshop to your room

At the end, we tidy up. Before we go, we look over the finished furniture with you and explain how to look after the paint. How long the fitting takes depends on the shape of the space and the number of drawers and doors, and the fitting days are agreed in your quote. It helps to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.

  1. You contact us about the space under your stairs.
  2. We visit to measure the space at several points along the slope, as stairs and walls are rarely square in older houses.
  3. We send a written quote for the storage.
  4. In our workshop we build every part from moisture-resistant MDF and birch plywood, following the slope we measured.
  5. We fit the storage in your home, trimming the edges so they meet the stairs neatly. The finish is sprayed in the workshop or painted by hand once it is in.

Preparing the room

  • Empty the space we will be working in
  • Tell us about any meters, fuse boards or boilers in the area
  • Have your electrician move any sockets or switches beforehand
