About fitted wardrobes in BR5

We make fitted wardrobes from moisture-resistant MDF and birch plywood in our workshop. The doors are finished with spray paint in the workshop or painted by hand, in the colour you choose. Then we fit them in your home, levelling them on a plinth or adjustable feet and scribing them to the walls and ceiling. We make fitted wardrobes from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are musty smells in a wardrobe on a cold wall and not enough hanging space.

You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving everything tidy. The time the fitting takes depends on the length of the run, the doors and what goes inside, and we confirm the fitting days in your quote.

  1. You contact us with a short note about the room and the wardrobes you have in mind, and we arrange a design visit.
  2. We come to measure the room, check the walls and ceiling and agree the layout.
  3. You receive a written quote setting out the wardrobes, doors and finish.
  4. Each section is built in our workshop to the room’s measurements, sized to get through your doors and up the stairs.
  5. The wardrobes are fitted in your home, set level and scribed to the walls and ceiling. A hand-painted finish, if you chose one, is done on site.

What affects the price in BR5

We do not publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a written quote, naming the materials and finish. To arrange a design visit, use our contact form.

Starting with a design visit

Near you in Orpington

Our area takes in the homes around St Andrew's, Jubilee Country Park and The Priory School and the streets around them. You will also find Perry Hall Primary School (less than half a mile west), The Royal Albert pub (less than half a mile east) and Harris Academy Orpington (0.8 miles south-east). The closest station to Orpington is St Mary Cray station, roughly 0.7 miles north. Well-known places in the area include London Borough of Bromley Museum (under half a mile south) and Orpington Hospital (1.5 miles south). Green spaces nearby include The Warren.

Homes across BR5 and their bedrooms

Across BR5, bedrooms range from period rooms with high ceilings to compact rooms in newer blocks. Fitted wardrobes are drawn up to suit the room you actually have, with the inside laid out around what you keep.

In the BR5 postcode district, the largest groups of homes date from between 1945 and 1972 (about 35%) and between 1919 and 1939 (about 29%), going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. About 29% of homes in BR5 date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Many interwar houses have a small room over the stairs, a good spot for fitted furniture built around the bulkhead. Around a third of the homes in BR5 (about 35%) were built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Bedrooms from that era tend to be regular, so fitted furniture can run wall to wall, with fixings chosen for concrete, block or brick.

We make fitted furniture for every kind of home in BR5, from Victorian terraces to new-build flats. The process is the same wherever you are: a design visit, a written quote, then making and fitting.

Orpington: If your home is as old as some of the listed buildings nearby, such as Church of All Saints, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent. For a family home near Perry Hall Primary School, hanging rails set low at first can be raised later, as children get taller.

Caring for painted furniture

These points come up often when people plan fitted wardrobes. They help before and after fitting:

  • Decide what goes on shelves and what goes in drawers
  • Think about whether hinged doors will clear the bed
  • Work out the split between long and short hanging
  • Check the route into your flat, not just the room

Hang clothes evenly along each rail instead of crowding one section. Heavy coats are best on a short rail or near a support.

Avoid drying clothes in the bedroom where you can. Opening a window now and then helps.

The problems fitted wardrobes solve

For some, it is about a calmer room. A run of painted doors from wall to wall looks quieter than several separate pieces and keeps everything out of sight.

If you recognise any of these, it is worth talking to us:

  • Too little room for clothes
  • Clothes with nowhere proper to go
  • A sloping ceiling that’s hard to use
  • Empty alcoves in the bedroom

What affects the cost of fitted wardrobes

To work out the quote, we look at:

  • The number of doors and drawers
  • How big the furniture is
  • Spray painting or hand painting
  • Where a van can park, such as a permit bay or a bay suspension

Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Before the design visit

To help us picture the room, please include:

  • What kind of home it is, and which floor the room is on
  • Photos of the whole wall or room, including the floor and ceiling
  • The postcode, so we can plan the visit
  • Approximate measurements of the space

A quote begins with a few details from you: which room it is, rough sizes and a couple of photos if you can take them. To send them, tell us about the room on our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Materials and finishes

Spray-painted finish

A sprayed coat covers edges, corners and panels evenly. You choose the colour before we start.

Moisture-resistant MDF

MDF has no grain, so painted doors look smooth and even. We use the moisture-resistant grade for fitted wardrobes.

Flats, blocks and rented homes

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways along with the room itself, so the furniture can be made in sections that fit through without a struggle.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising during the design visit.

Your questions about fitted wardrobes in BR5

Hinged or sliding doors: which suits my bedroom?

Both work well, depending on the space. Hinged doors give full access but need clear space in front, while sliding doors save space but only open part of the wardrobe at a time. We talk through both during the design visit.

Do you do the electrics?

No. Electrical work is not something we do; it is a job for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.

How is the price worked out?

It depends on the size, the number of doors and drawers, the internal fittings and the finish. The price comes in a written quote after the design visit.

How long will the fitting take?

How long the fitting takes depends on how many wardrobes there are and how the room is shaped, and we confirm the fitting days in your quote. We’ll explain what fitting day involves before we start.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and talk through the design with you. We’ll also ask about access and parking, and afterwards we send a quote in writing.

Is it possible to build wardrobes into a loft room with a slope?

Yes. Sloping ceilings are common in loft conversions, and fitted wardrobes are one of the best ways to use them. The slope is measured at the design visit and the wardrobe scribed to it on site.

Do you make the furniture yourselves?

We make it in our workshop. Then we bring it to your home and fit it.
