Fitted home offices in Broom Hill: what you get

Cables are easy to forget and hard to hide later. Cable holes and routes are built into the desk and cupboards. Any new sockets are fitted by your electrician, with the furniture designed to suit. Talking it through during the design visit in Broom Hill saves trouble later. We make home offices from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about an awkward space with no furniture that fits and a guest room that’s needed for work.

Around Broom Hill, interwar houses or semi-detached and detached homes make up a good part of the housing. If yours is a 1920s or 1930s house, the box room over the stairs is a classic home office, with a bulkhead in the floor that the desk can be built around. Shelving, a desk and closed storage can all fit a room like that.

The quote comes in writing, so there’s time to read it properly and talk it over at home. It covers the design, materials and finish agreed at the visit.

Built-in desks and shelving in Broom Hill

In the area around Broom Hill, the largest groups of homes date from between 1919 and 1939 (about 39%) and between 1945 and 1972 (about 31%), going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 7 entries on the National Heritage List within half a mile of the centre of Broom Hill. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. Around a third of the homes in the area around Broom Hill (about 31%) were built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Rooms from that era suit a full-width desk with shelving above, fixed to suit the wall.

If you live in a flat close to Orpington station, each piece is planned so it can be carried up and joined together in the room. If your children go to Perry Hall Primary School or a school nearby, a desk with shelves and closed storage can serve both work and homework. If your home is one of the older houses near Church of All Saints, a small back bedroom can become a home office with a desk under the window.

Honest limits

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • Painting the walls and ceiling
  • Any wiring or new lights, which need an electrician
  • Knocking through or opening up rooms

If in doubt, you can drop us a line using the contact form and describe the room. How it works.

Boards, parts and finishes

  • Spray-painted finish
  • Moisture-resistant MDF
  • Hand-painted finish
  • Filing drawers
  • Cable routes
  • Birch plywood
  • Built-in desks

What it is made from

Hand-painted finish

Some people prefer a hand-painted finish for its softer look. It is done on site, in the colour you choose. It can match the skirting and doors.

Spray-painted finish

Spray painting suits desks, panels and doors alike. It’s carried out in the workshop for an even coat. The colour is your choice.

From workshop to your room

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. It helps to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.

  1. You get in touch and let us know how you work and where you’d like the office, including the equipment you use.
  2. We come to measure and work out where the desk, shelves and cable routes should go.
  3. We send a quote in writing setting out the design, materials and finish, for you to read through.
  4. Your office furniture is made at our workshop and painted to your chosen colour.
  5. We fit it in your home, scribed to the walls and set level.

Before fitting day

Your questions about fitted home offices in Broom Hill

Is parking a problem for fitting in Broom Hill?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking at the design visit.

Is Broom Hill in the area you cover for fitted home offices?

Yes, Broom Hill is within the area we cover, which takes in all of Bromley and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch.

Can the spare room be an office and a guest room?

Often, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that close over the desk. If space is tight, a wall bed can be built in alongside.

Can you fit furniture to uneven walls?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Can you build a home office in an alcove?

Often, yes. A desk with shelving over it can fit neatly in an alcove. It is scribed to the alcove walls so it fits closely. At the design visit we’ll measure and tell you what fits.

Is bespoke worth it?

With ready-made furniture, the colour is the maker’s choice. We paint the office in the colour you choose, so it sits with the rest of the room. Off-the-shelf units come in set widths, so a run along a wall normally ends with a gap, which fitted furniture avoids. It can use the full height too.

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. Let us know about parking at the measuring visit, so we can plan for it.

What you get with us

Flats, conversions and leaseholders

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t give advice on leases.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it.
