Wall beds in Keston

We fit wall beds in Keston and across London. It starts with a design visit to measure the room and check the wall, then a written quote. The cabinets are made at our workshop and fitted in your home. The time the fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. If your home has a guest room that sits empty most of the time and a bed that looks like cupboards by day, that is what wall beds are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

With interwar houses or semis a big part of the housing around Keston, bedrooms are often straightforward shapes, sometimes with a chimney breast or a bay. Fitted furniture can run along the longest wall, with the inside arranged to suit you. If the loft has been converted, sloping ceilings bring their own options.

We write quotes in plain English, without jargon. They say what will be made, what it is made from and how it will be finished, taken from what we agreed at the visit.

Practical tips

New paint needs time to cure fully, so go gently with it for a while. After that, a few simple habits help:

  • Tell us what the wall is made of if you know
  • Plan a cupboard for spare bedding
  • Plan where chairs and desks will sit
  • Give the paint time to cure fully

The mechanism maker’s guidance says how much bedding can stay on the bed when it folds away. We can build a cupboard beside the bed for extra bedding.

Think about who will sleep in the bed and how often. That helps decide its size and the mechanism as well as the storage around it.

How fitting works for wall beds

Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Interwar houses normally have a straight run of stairs and a reasonable hallway, though we still measure the route in as well as the room. Wall beds arrive in sections and are assembled in place.

  1. You get in touch and tell us about the room and the wall where the bed could go.
  2. At the design visit we check what the wall is made of, as a wall bed has to be fixed securely as its maker specifies.
  3. You receive a quote in writing for the wall bed and any storage.
  4. The bed housing and any shelves or desk are made at our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day the cabinet goes in, the mechanism is fixed securely and the bed is tried out.
  6. Before we leave we show you how to lower and lift the bed.

Preparing the room

Advice

Common questions about wall beds

Will parking be an issue for fitting furniture in Keston?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking at the design visit, so the day can be planned around it.

Do I need permission for fitted furniture in a conservation area?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do I need to be in when you fit?

Someone needs to be there to let us in. After that, you do not need to stay in the room.

Can a wall bed go on any wall?

That depends on what the wall and floor are made of. The mechanism has to be fixed securely as its maker specifies, to a wall or floor that can take the load, so we check it at the measuring visit.

Can you fit furniture to uneven walls?

It’s something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth, so there are no gaps at the sides.

Can you make wall beds for a home in Keston?

Yes. We work in Keston and across Bromley, and the process is the same everywhere we go.

How we price wall beds

Every room is different, so every job is quoted on its own. These are the things that affect it:

  • Where a van can park, such as a permit bay or a bay suspension
  • The finish: spray painted or hand painted
  • The width and height of the space
  • What goes inside: rails, shelves, drawers and dividers

The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

What to send when you get in touch

Some details help us understand the job before we visit. When you get in touch, it helps to send:

  • Whether it is a house or a flat, and if there are stairs or a lift
  • Rough measurements: width, height and depth
  • Where you live, with the postcode
  • Pictures of styles you like, if you have any

Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, then send a quote in writing. Prices are quoted for your room, once we’ve measured and talked through the design. To arrange a visit, fill in our short enquiry form.

Could you do it yourself?

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

Standard units come in set widths and heights, so there is normally a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

Fitted bedroom furniture in Keston

In the neighbourhood around Keston, the largest groups of homes date from between 1945 and 1972 (about 33%) and between 1919 and 1939 (about 31%), on the Valuation Office Agency’s council tax figures for 2025. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Within a mile of the centre of Keston, 4 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Around a third of the homes in the streets around Keston (about 31%) date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Many interwar houses have a small room over the stairs, which suits fitted storage made around its bulkhead.

If your home is one of the older houses near Keston Parish Church, a bedroom chimney breast and its alcoves often shape where wall beds go. If your children go to Keston Church of England Primary School or a school nearby, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow.

Why people ask for wall beds in Keston

Sofa beds aren’t always comfortable for regular use. A wall bed takes a proper mattress, chosen to suit its mechanism, and the bed sits flat on its frame.

We are often asked to help with:

  • Storage built around a fold-down bed
  • A studio that works by day and night
  • A study that doubles as a spare room
  • A playroom that can sleep visitors

Near listed buildings like Keston Windmill, less than half a mile south of the centre of Keston, older homes may keep original joinery that wall beds can be designed around. If your own home is listed, check with the council before fixing into original features.
