Wall beds in Orpington

Studio flats benefit more than most from a bed that folds away. By day, the room is a living space, and at night it becomes a bedroom. Storage and shelving can go on either side or above, so the whole wall works hard. Typical reasons to get in touch are a storage wall with a bed inside and room for a desk and a guest bed, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Many 1930s houses have had a loft conversion, adding a bedroom under a sloping ceiling, and the slope can take storage cut to its angle. Around Orpington, interwar houses, semis and detached homes make up a large part of the housing. Our part starts once the loft has been converted, with each piece scribed to the slope and set level.

If the job needs another trade, such as an electrician or a plumber, we will tell you. The quote itself covers our work, from the design to the materials and finish.

Why bespoke in Orpington?

Standard units seldom reach the ceiling or fit wall to wall. We can build to the full height and width and fill the rest of the wall with storage. Even in a 1930s house, walls and floors aren’t perfectly true, and standalone units can lean or gap. Built-in pieces are adjusted to the room on site.

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote, which we write after seeing the room.

Common questions about wall beds

Can parking be tricky on fitting day in Orpington?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

Do you cover homes near St Mary Cray station?

Yes. We cover all of Bromley and the rest of London. You can message us from the contact page to arrange a design visit.

How is the furniture painted?

There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.

Do I choose the paint colour?

You do. We agree the colour with you.

Do I need to be in when you fit?

Someone needs to be there to let us in. You do not need to watch us work, but it helps to be around at the end.

Is a mattress included with the wall bed?

What matters most is that the mattress suits the mechanism. We’ll explain its limits during the design visit, so you can pick the right one.

How fitting works for wall beds

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. In a 1920s or 1930s house, the hall and stairs are usually straightforward, but the route in is still measured, not just the room. Wall beds arrive in sections and are assembled in place.

  1. We start with how the room is used and who’ll sleep there. The bed can sit among shelves or beside a desk.
  2. At the design visit we measure the room and check the wall and floor, as the bed must be fixed securely.
  3. A quote follows, setting out the design and finish, ready to check.
  4. The bed housing and any shelves are made at our workshop.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts. We show you how the bed works before we leave.

Getting ready for fitting day

  • Take anything hanging off the wall we’re fitting to
  • Let us know where the boiler and meters are
  • Move anything in the hall or on the stairs out of the way

Advice

Bedroom storage in Orpington

The biggest shares of homes in the area around Orpington were built between 1919 and 1939 (about 39%) and between 1945 and 1972 (about 31%), in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List records 10 entries within half a mile of the centre of Orpington. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. Around a third of the homes in the streets around Orpington (about 31%) were built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Post-war bedrooms are usually simple shapes, which suits fitted furniture along a whole wall, with fixings chosen for concrete, block or brick.

If you live near Jubilee Country Park, keeping wall beds off the window wall keeps the room bright. For a family home near Perry Hall Primary School, a mix of drawers and shelves copes with school uniform as well as everything else. Living in a block of flats near St Mary Cray station? Then the lift, the stair turns and the front door all set the largest piece that can come in.

Flats, conversions and leaseholders

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you get in touch.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.
