Bedroom storage in Leaves Green

About 80% of the homes in the area around Leaves Green went up between 1945 and 1972, and about 12% between 1973 and 1999, on the Valuation Office Agency’s council tax figures for 2025. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Near the centre of Leaves Green, Historic England’s list includes Old Cottage (Grade II), under half a mile south-east, and Jasmine Cottage (Grade II), less than half a mile south-east. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. An early word with the council’s conservation officer is the best first step. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Bromley included. It applies to the vans that deliver and fit furniture in Leaves Green, as it does anywhere else in London. Access and parking are talked through during the design visit.

Close to South Park? Morning light matters, so tall pieces go where they won’t shade the window. For a family home near Meridian High School, hanging rails set low at first can be raised later, as children get taller. Down House, about 1.1 miles east, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Wall beds in Leaves Green

A home office that doubles as a guest room is a common request. We can design a wall with a fold-down bed and a desk or shelving around it, without the bed taking over. Cable routes for the desk can be planned in, though any new sockets are for your electrician. People normally come to us about a bed that looks like cupboards by day and a study that doubles as a spare room, and the answer is built in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Around Leaves Green, interwar houses or semi-detached and detached homes make up a good part of the housing. Many 1930s houses have a small box room over the stairs, often with a raised bulkhead in the floor. The main bedroom may have a bay at the front and a chimney breast on the side wall.

We write quotes in plain English. You’ll see what will be made, the boards used and the finish, taken from what we agreed at the visit.

Your questions about wall beds in Leaves Green

Is Leaves Green in the area you cover for wall beds?

Yes, Leaves Green is within the area we cover, which takes in all of Bromley and the rest of London. The first step is a design visit, where we measure and discuss the design, followed by a quote.

I live near Hayes (Kent) station. Is that in your area?

Yes, homes across Bromley and the rest of London are within the area we cover. To get started, you can use our contact form with a few details about the room.

Do I need the building owner’s consent?

Possibly. A lease can require consent for alterations, including fixing furniture to the walls. We cannot advise on leases, so please check yours.

What happens when you come to measure?

We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, then send a written quote.

How much room do I need in front of a wall bed?

You need clear floor in front of the cabinet for the bed to fold down, as well as the depth of the cabinet itself. We measure this at the measuring visit, so the design works.

Do I need to be at home on fitting day?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

What wall beds cannot fix

We are carpenters, so some jobs belong to other trades. It’s useful to know these before you plan the job:

  • Building work to make a wall sound
  • Mattresses, which you choose to suit the mechanism
  • New sockets, lighting or wiring (your electrician)

Not sure whether your space suits wall beds? You can message us from the contact page and we’ll tell you. Our process from visit to fitting.

What goes into it

  • Hand-painted finish
  • Shelves or a desk alongside
  • Spray-painted finish
  • Moisture-resistant MDF
  • Birch plywood
  • Fold-down bed mechanism

Fitting day, step by step

You will not need to do much on the day. We need someone to let us in at the start, and it helps to have the room cleared beforehand. From there, we protect the floors, bring the furniture in and get on with the fitting. How long fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so any section going up there is sized for them. Elsewhere in the house, the route is usually more generous. The pieces are joined and fixed once in place.

  1. We start with how the room is used and who’ll sleep there. The bed can sit among shelves or beside a desk.
  2. We visit to measure up and look at what the wall is made of, as the bed must be fixed securely.
  3. We send a quote in writing for the bed cabinet and storage, ready to check.
  4. The bed housing and any shelves are made in our workshop, from moisture-resistant MDF and birch plywood.
  5. Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts. We show you how the bed works before we leave.

Getting ready for fitting day

  • Clear the area where the furniture is going
  • Take anything hanging off the wall we are fitting to
  • Mention any parking restrictions on your street

Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, particularly with rough measurements. To send them over, message us from the contact page, and we’ll arrange a design visit.

Advice

What affects the price in Leaves Green

There is no set price, because there’s no set room. What affects it comes down to:

  • How big the furniture is
  • Hanging rails, shelves, drawers and other fittings inside
  • Doors and drawers, and how many
  • Parking and unloading on your street

Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Getting in touch

To give us a picture of the room, it’s useful to include:

  • Approximate measurements of the space
  • A few pictures of the space, taken from the doorway and from each corner
  • Radiators, sockets, pipes or meters on or near the wall
  • What kind of home it is, and which floor the room is on

Getting a quote starts with a few details: the room, rough sizes and some photos if you have them. When you are ready, use our contact form. We’ll then arrange a design visit and follow it with a written quote.

How it is made

Shelves

Open shelves soften a wall of cupboards and keep it from feeling heavy.

Spray-painted finish

A spray-painted finish is applied in our workshop, giving a smooth, even surface.

Practical tips

The finish lasts best with a little care. These practical tips help:

  • Mention if the wall is a stud wall
  • Check mattress size and weight limits
  • Keep the floor in front clear before lowering the bed
  • Allow space for pillows and duvets

The paint needs time to cure fully after fitting. Go easy on the doors and front at first, and wipe the cabinet with a soft cloth only.

Measure the space in front of the wall, not just the wall. The bed needs room to fold down, so think about where a chair or desk will go.
