About our wall beds in Hayes
The mattress has to suit the mechanism; the mechanism maker sets the size, depth and weight it can take. We can go through what the mechanism allows when we measure, so you can choose a mattress that works. We make wall beds from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are a living room with a bed that folds away and a home office that also sleeps guests.
Around Hayes, interwar houses or semi-detached and detached homes make up a good part of the housing. If yours is a 1920s or 1930s house, the box room over the stairs is a classic spot for fitted furniture. The main bedroom may have a bay at the front and a chimney breast on the side wall.
The written quote is your record of the job. It sets out the wall bed designed for your room, what it’s made from and how it’s finished.

Bespoke or off-the-shelf?
Standard units seldom reach the ceiling or fit wall to wall. We can build to the full height and width and fill the rest of the wall with storage. Ready-made furniture rarely suits a bay, a box room or a bulkhead over the stairs, and interwar homes often have all three. Built-in pieces are designed to fit them.
There’s no price list: each design is priced in writing after we’ve seen the space. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
Why choose us

DIY, flat-pack or bespoke
It is worth being honest about cost: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot typically do that in an older room.

Is it time for wall beds?
Sofa beds are not always comfortable for regular use. A wall bed takes a proper mattress, chosen to suit its mechanism, and the bed sits flat on its frame.
Typical reasons people contact us include:
- A studio that works by day and night
- A guest room that sits empty most of the time
- A study that doubles as a spare room
- A playroom that can sleep visitors
If your home is as old as some of the listed buildings nearby, such as The Rectory, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.

Hayes homes and wall beds
The biggest shares of homes in the streets around Hayes were built between 1919 and 1939 (about 72%) and between 1945 and 1972 (about 16%), going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. 3 conservation areas have at least part of their area within a mile of central Hayes. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. About 72% of homes in the neighbourhood around Hayes date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, a good spot for fitted furniture built around the bulkhead.
For an older house near St Mary the Virgin, a bedroom chimney breast and its alcoves often shape where wall beds go. For a flat near Hayes (Kent) station, the route in is measured as well as the room, and the sections are sized to fit it.

Pricing wall beds in Hayes
Every room is different, so every job is quoted on its own. This is what makes the difference:
- Stairs, lifts and the route to the room
- Spray painting or hand painting
- How square the room is
- How many doors and drawers there are
Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that’s part of the price. The price comes in a written quote, worked out from the measurements and the design you choose.
Getting in touch
Before the design visit, it helps us to know about:
- Your postcode and the borough
- Approximate measurements of the space
- Radiators, sockets, pipes or meters on or near the wall
- How you want to use the space
To get a quote, use our contact form and tell us a little about the room and what you want the furniture to do. We then arrange a design visit to measure and talk through the design, and a quote in writing follows.
Common questions about wall beds
Can parking be tricky on fitting day in Hayes?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking at the design visit, so the day can be planned around it.
Can you make wall beds for a home in Hayes?
Yes, Hayes is within the area we cover, which takes in all of Bromley and the rest of London. The first step is a design visit, where we measure and discuss the design, and then we send a quote.
Is an outside wall a problem for fitted furniture?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.
How much room do I need in front of a wall bed?
You need clear floor in front of the cabinet for the bed to fold down, as well as the depth of the cabinet itself. We measure this at the design visit and plan the layout around it.
What do you do at the measuring visit?
It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
Will you provide a mattress for the bed?
The mattress needs to suit the mechanism, including its size, depth and weight. We’ll go through those limits at the design visit so you can choose one that works.
From workshop to your room
There is not much for you to do on fitting day. Someone needs to let us in, and it’s useful to have the room cleared beforehand. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. It is useful to clear the room and the route before we arrive. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.
