What happens on fitting day

Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. How long the fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days. Fitting day means carrying in the sections, joining them and fitting them to the walls. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturdays can be arranged.

  1. First, you let us know about the space.
  2. The design visit covers measuring, the wall and the layout.
  3. A quote in writing is sent to you, setting out the design, materials and finish.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the bed and storage in your home.

  • Let us know where the boiler and meters are
  • Take down pictures, mirrors and shelves from the wall

Wall beds in Sutton Common

A wall bed folds up into a fitted cabinet when you don’t need it and is lowered again at night. It means a room can work as more than a bedroom, so a guest room can double as a study or playroom. We build the cabinet around the bed to suit the room and finish it to match. We make wall beds from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about a study that doubles as a spare room and a storage wall with a bed inside.

A good part of the housing around Sutton Common is interwar, semi-detached or detached. If yours is a 1920s or 1930s house, the box room over the stairs is a classic spot for fitted furniture. Main bedrooms from that era are often a good size, with a bay window at the front.

The quote comes in writing, so you can read it at your own pace and talk it over at home. It records the design, the materials and the finish we discussed.

Caring for painted furniture

Looking after painted furniture is simple with a little care. These habits help most:

  • Choose a mattress that suits the mechanism
  • Plan a cupboard for spare bedding
  • Decide who the bed is mainly for
  • Mention if the wall is a stud wall

Keep to the mattress size and weight the mechanism allows, because a mattress outside those limits can affect the balance. If you change the mattress later, check it against those limits.

Measure the space in front of the wall, not just the wall. The bed needs room to fold down, so plan where furniture will sit.

When you need someone else

It is worth being clear about where our work stops:

  • Decorating around the cabinet
  • Lease checks, which are for you and your building’s managers
  • Structural work to the wall or floor

Not sure whether your space suits wall beds? You can tell us about the room on our contact form and we’ll tell you. Our process from visit to fitting.

Common questions about wall beds

Do I need permission for fitted furniture in a conservation area?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Will parking be an issue for fitting furniture in Sutton Common?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking at the design visit, so we can plan the day around it.

What finishes do you offer?

There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps to avoid condensation. If there’s damp, it should be sorted before anything is fitted.

Can a wall bed go on any wall?

We check that at the measuring visit. Solid brick, stud walls and plasterboard all need different fixings, and the mechanism maker sets out what’s required.

Do pictures help?

Yes. They give us a feel for the space before we visit. Show anything the furniture has to work around, such as radiators or sockets.

Bespoke wall beds or ready-made?

A bespoke wall bed takes more planning than buying a unit online. In return, the cabinet, shelves and finish are designed together. If a house has been extended or knocked through, the new walls and the old ones may not line up, which shows up against standard furniture. Built-in pieces are scribed to take up the difference.

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. It helps to talk about parking during the design visit.

What prompts wall beds in Sutton Common

Studio flats and small one-bedroom flats are another reason. A bed that folds up gives you a living room in the day and a bedroom at night.

These come up often when people first get in touch:

  • A bed that fills a little-used room
  • A proper bed instead of a sofa bed
  • A home office that also sleeps guests
  • Hiding the bed when it’s not in use

If your home is one of the older houses near St Lawrence Church, a bedroom chimney breast and its alcoves often shape where wall beds go.

Choosing a carpenter

  • Which parts of the job need an electrician or a plumber
  • Will the doors close with even gaps?
  • Whether the finish is set out in the quote
  • Which materials they’ll use, named in the quote

Sutton Common homes and wall beds

About 73% of the homes in the area around Sutton Common went up between 1919 and 1939, and about 11% between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Sutton Common is partly covered by a conservation area, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. About 73% of homes in the neighbourhood around Sutton Common date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, which suits fitted storage made around its bulkhead.

If you live near Morden Hall Park, a bedroom facing the green is best kept light, with the furniture on the side walls. If your children go to Abbey Primary School or a school nearby, a mix of drawers and shelves copes with school uniform as well as everything else.
