Pricing alcove units in Lessness Heath
Not every room costs the same, and it comes down to:
- Whether you choose a spray or hand-painted finish
- Awkward walls, sloping ceilings and uneven floors
- Doors and drawers, and how many
- How easy it is to get the furniture into the room
No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.
What we need to know
Getting some details early makes the visit more useful. If you can, send:
- Rough sizes: width, height and depth
- A few photos of the space, taken from the doorway and from each corner
- Radiators, sockets, pipes or meters on or near the wall
- Pictures of styles you like, if you have any
Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, particularly with rough measurements. To send them over, drop us a line using the contact form, and we will suggest a time for a design visit.
Alcove units in Lessness Heath
Period alcoves are rarely square. Walls bow, corners wander and floors slope, sometimes all in one recess. Each unit is made at our workshop to our measurements and scribed to the walls when we fit it, so the sides meet the wall closely rather than showing a dark line. Adjustable feet or a plinth set it level. If your home has shop-bought shelving that doesn’t fill the recess and a place for a small desk, that’s what alcove units are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Some living rooms in London have tall ceilings and cornices, while others have low, plain ceilings. However your room in Lessness Heath is built, the height is measured as carefully as the width, because it decides how tall alcove units can go. Sections are sized for the stairs and doors on the way in.
Once you’ve read the quote and decided to go ahead, the furniture is made in our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Lessness Heath homes and alcove units
The biggest shares of homes in the neighbourhood around Lessness Heath were built before 1919 (about 26%) and between 1945 and 1972 (about 22%), going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Lessness Heath, Historic England’s list includes Parish Church of All Saints (Grade II), under half a mile south-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. Check with the council’s conservation officer first. The ULEZ, run by TfL, takes in all of London, so Bexley is inside it. Vans bringing furniture to Lessness Heath fall under it, just as they do across the rest of London. We plan parking and access with you during the design visit.
Living in a block of flats near Belvedere station? Then alcove units are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. Red House, about 2.3 miles south-west, is one of the historic houses in the wider area. For a period home anywhere nearby, the alcoves beside a chimney breast are the natural place for alcove units. If you live near Lesnes Abbey Woods, alcove units can be planned to frame a window with a view rather than block it.
Lessness Heath is about 4 miles south-west of Sidcup, in the London Borough of Bexley. Wherever you are in Lessness Heath, the process is the same: a design visit, a quote in writing, furniture made in our workshop and fitting in your home. Across Bexley, we cover Lessness Heath and the places around it.
Design visits and fitting in DA17, DA8 and DA7 work the same way as everywhere else we cover. You’ll find streets here like Cray Road, Clive Road and Erith Road, and homes on each of them are within our area for alcove units. We also cover the places around Lessness Heath: Belvedere (1 mile east), Erith (1 mile south-east), Northumberland Heath (1 mile south-east), West Heath (1 mile south-west) and Bexley Riverside (1 mile south-east). Across the rest of Bexley, our area takes in Sidcup (4 miles south-west), Welling (3 miles south-west), Bexley (3 miles south), Bexleyheath (2 miles south), Albany Park (5 miles south-west) and Thamesmead (2 miles north-west).

Honest limits
We’d rather be clear about where our work stops:
- Moving sockets or switches, which needs an electrician
- Taking out a chimney breast or opening up a fireplace
- Curing damp, which needs the right specialist
If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. Our process from visit to fitting.

Flats, leases and landlords
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t give advice on leases.
For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.
Bespoke or off-the-shelf?
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job.
Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.
From workshop to your room
Finishing comes last. With a spray finish from the workshop, there is normally only filling and touching up to do in the room; hand painting, if that’s what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. If you live in a block, check any rules on lifts, deliveries and working hours; for a house, steps, paths and parking are the things to mention. Either way, the day is planned at the measuring visit. Saturday fitting is possible by prior arrangement.
- You get in touch with a short description of the alcoves and your ideas.
- We visit to measure, look at how the walls run and note the skirting, picture rail and any vent. We also talk through heights, doors and shelves.
- You receive a quote with the design, the materials and the paint finish.
- Once you’re happy, the units are made at our workshop, using moisture-resistant MDF and birch plywood.
- We fit the units, scribe them to the walls and set them level. The finish is sprayed in our workshop or hand-painted on site, as agreed.
How to prepare
- Let us know if your street is in a controlled parking zone
- Take down pictures, mirrors and shelves from the wall
- Book any lift and let the concierge or building manager know
Getting a quote
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. A quote in writing follows the visit. To book one, send us a few details through our contact form.
Advice
Your questions about alcove units in Lessness Heath
Will parking be an issue for fitting furniture in Lessness Heath?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.
Can you fit furniture in a home close to Belvedere station?
Yes, homes across Bexley and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with a few details about the room.
Can you come on a Saturday?
Yes, by arrangement. If a Saturday works better for you, say so when you contact us.
How tall should alcove units be?
It depends on the room and the look you want. In a tall period room, units can stop under the picture rail or the cornice. We agree the height during the design visit.
Do you move sockets for alcove units?
Your electrician handles sockets and wiring. Ideally it is done before fitting, and we can tell you where the units will sit so the sockets end up in the right place. The units are made with cut-outs and cable gaps to suit.
Do I need planning permission for fitted furniture?
Not normally. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.
