About our window seats in Lessness Heath

A seat under a bedroom or nursery window can store toys, bedding or books. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. Drawers can be easier than a lid for children to use. Whatever the room, the process for a home in Lessness Heath is the same. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are wanting new furniture to sit well in an older room and wanting a seat without blocking the radiator.

Homes in an area like Lessness Heath can come from many different periods, and so do the tricky corners, from bays and stairs to halls and eaves. The furniture is made for the space as it is. Meters, fuse boards and boilers keep the access they need.

The furniture is made in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

From workshop to your room

When the fitting is done, we tidy the room. Before we leave, we go over the finished piece together and answer any questions. How long fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. We measure the hall, stairs, doors and any lift not just the room, so window seats arrive in sections that fit through. We cover floors and doorways on the way in.

  1. You tell us about the window and the room, with a note of any radiator or shutters.
  2. We measure the window, the cill and any radiator or shutters.
  3. The design is agreed and a quote in writing follows.
  4. The seat is made at our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every lid and drawer with you. A radiator grille, if there is one, lets the heat through.

Before we arrive

  • Make sure pets are kept safely away
  • Have your electrician move any sockets or switches beforehand
  • Take down pictures, mirrors and shelves from the wall

What window seats cannot fix

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Any change to radiator pipes, which needs a plumber
  • Plastering and decorating around the seat
  • Making the seat cushion, which is not our work

If you’re not sure what’s possible in your room, you can drop us a line using the contact form and we’ll give you a straight answer before you arrange a visit. How it works.

What goes into it

  • Birch plywood
  • Moisture-resistant MDF
  • Hand-painted finish
  • Radiator grilles
  • Spray-painted finish
  • Lift-up lids or drawers

Practical tips

A few practical points help before and after fitting day. These are worth keeping in mind:

  • Note the position of any radiator and its pipes
  • Choose a colour that suits the room
  • Think about what you’ll store under the seat
  • Mention any parking rules on your street

We can give you the seat measurements for a cushion maker. Wait until the paint has cured before putting the cushion on, so the fabric does not stick or mark the finish.

Lift lids gently and lower them carefully. That protects the hinges and the paint. Do not overfill drawers, as heavy loads strain the runners.

Window seats in Lessness Heath: local notes

Homes built before 1919 make up about 26% of the housing in the area around Lessness Heath, with about 22% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Lessness Heath, Historic England’s list includes Parish Church of All Saints (Grade II), less than half a mile south-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. The council’s conservation officer is the person to ask before work starts. Parking controls in London are set borough by borough, so Bexley has its own. If your road in Lessness Heath falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Let us know about parking at the measuring visit.

For a family home near Lessness Heath Primary School, a place for each person’s coat and shoes stops the hallway filling up. If you live near Lesnes Abbey Woods, window seats can be designed to hold outdoor kit, from walking boots to picnic things. For a flat near Belvedere station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

What it is made from

Moisture-resistant MDF

MDF can be cut cleanly, which suits the angled panels of a bay and the pattern of a grille. We use a moisture-resistant grade, which is stable and takes paint well. It forms most of the visible parts.

Spray-painted finish

For a crisp look, many people choose a spray-painted finish. It is applied in our workshop, and the paint needs time to cure fully once fitted.

Flats, blocks and rented homes

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, and that is best sorted before fitting day. We can’t advise on your lease.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, so fitting day is planned around them.

Your questions about window seats in Lessness Heath

Can you make window seats for a home in Lessness Heath?

Yes, Lessness Heath is within the area we cover, which takes in all of Bexley and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Can you fit furniture in a home close to Belvedere station?

Yes. We cover all of Bexley and the rest of London. To get started, you can get in touch through our contact form with a few details about the room, and tell us about parking and access at the same time.

Is an outside wall a problem for fitted furniture?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.

My walls aren’t straight. Is that a problem?

That is normal in older homes, and it is what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Do pictures help?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space, particularly with rough sizes. To send them, tell us about the room on our contact form.

How long is the fitting for a window seat?

The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. The seat is made in our workshop first, so the time in your home is spent fitting. We work tidily and keep the room as clear as possible.
