Wall beds for your home in Lessness Heath

How we make wall beds for Lessness Heath

Spare rooms in London homes are often small, and the bed fills the room even when no one is staying. A wall bed gives that floor back during the day for a desk, a hobby or just space. When guests come, the bed folds down. Most enquiries start with a living room with a bed that folds away and a bed that looks like cupboards by day, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A bedroom used as a guest room, a study or a dressing room needs different storage. In Lessness Heath, as anywhere in London, we start by asking what the room is for. Then the layout, doors and inside fittings follow. You choose the colour, spray-painted or hand-painted.

The written quote is your record of the job. It sets out the wall bed designed for your room, what it’s made from and how it’s finished.

Fitted bedroom furniture in Lessness Heath

Homes built before 1919 make up about 26% of the housing in the area around Lessness Heath, with about 22% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. 3 conservation areas have at least part of their area within a mile of central Lessness Heath. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Purpose-built flats are more common around Lessness Heath than across Bexley: about 37% of households, against about 21%, going by Census 2021 figures from the ONS. So the route in, from stairs to lifts, is part of the design.

If your home is as old as some of the listed buildings nearby, such as Parish Church of All Saints, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Close to Lesnes Abbey Woods? Keeping wall beds off the window wall keeps the room bright.

Questions from Lessness Heath

Does a conservation area in or near Lessness Heath affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Can parking be tricky on fitting day in Lessness Heath?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to tell us about parking at the design visit.

Do you make the furniture yourselves?

Everything is built in our workshop for your room, then fitted in your home. It is built from moisture-resistant MDF and birch plywood.

Do you cover areas outside London?

No. Our work is in London only: every London borough and the City of London.

Is it possible to add a desk beside the wall bed?

Yes. We often design the bed as part of a wider storage wall, so the whole wall is useful. We plan it so the bed still has room to come down.

How do you get the furniture up the stairs?

We plan the route in during the design visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.

Flats, conversions and lettings

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them during the design visit.

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through without a struggle.

Materials and finishes

Shelves

We size each shelf for its span and load.

Moisture-resistant MDF

MDF stays flat and paints beautifully, so it suits the doors on the bed cabinet.

Do you need wall beds in Lessness Heath?

Others want the bed to be part of a wider storage wall. Shelves, cupboards or a desk built around it turn one wall into storage, workspace and a bed.

Requests we hear often include:

  • Hiding the bed when it’s not in use
  • A spare room that’s rarely slept in
  • A home office that also sleeps guests
  • A proper bed instead of a sofa bed

Living in a block of flats near Belvedere station? Then the lift, the stair turns and the front door all set the largest piece that can come in.

Honest limits

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Choosing a mattress for you
  • Decorating around the cabinet
  • Structural work to the wall or floor

If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. Our process from visit to fitting.

  • Moisture-resistant MDF
  • Spray-painted finish
  • Fold-down bed mechanism
  • Shelves or a desk alongside

What happens on fitting day

Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the bed, the cabinets and the wall it fixes to, and your quote sets out the fitting days. On fitting day, each piece is fitted to the room’s own walls, with scribing where they wander and packing where floors dip. Spray-painted pieces arrive finished; hand-painted ones can be finished on site.

  1. You get in touch and let us know about the room and how often the bed is used. A desk or shelving around the bed can be part of it.
  2. We visit, measure up and check the wall the bed will fix to.
  3. A written quote follows, covering the cabinet, the storage and the finish, for you to look over.
  4. The bed cabinet and any shelves or desk are made in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home, with the mechanism fixed as its maker specifies.

How to prepare

  • Move furniture and belongings away from the wall
  • Keep pets out of the room and the hallway
  • Have your electrician move any sockets or switches beforehand
