DIY, flat-pack or bespoke

Standard units come in set widths and heights, so there’s usually a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Cost matters, and it’s fair to say so: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Built-in bookshelves in Bayswater

Shelves can be fixed or adjustable. Fixed shelves add stiffness and look solid, while adjustable ones let you change the spacing as your books change. A mix often works best. People usually come to us about a bare wall above a doorway and shelving that works with picture rails and cornices; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Rooms in houses from before 1919 tend to have generous ceiling heights, and around Bayswater, a large share of homes are that age. That gives full-height built-in bookshelves room to reach the picture rail or the cornice, with the top line set to match the room’s own mouldings. Where a fireplace has been blocked up, the chimney still needs ventilating, and any damp is sorted before units go in.

The furniture is built in our workshop after you have had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

Bayswater homes and built-in bookshelves

Homes built before 1919 make up about 71% of the housing in the neighbourhood around Bayswater, with about 10% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List has 267 entries within half a mile of the centre of Bayswater. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. Purpose-built flats are home to about 54% of households in the streets around Bayswater, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.

Close to Kensington Palace Green? Built-in bookshelves can be planned to frame a window with a view rather than block it. Kensington Palace, about 0.4 miles south-east, is one of the historic houses in the wider area. For a period home anywhere nearby, picture rails and cornices give built-in bookshelves a line to finish at. For an older house near Essex Street Chapel, the alcoves beside a chimney breast are the natural place for built-in bookshelves.

What affects the price in Bayswater

A few things affect what fitted furniture costs:

  • Hanging rails, shelves, drawers and other fittings inside
  • Access to the room, such as stairs, lifts and narrow halls
  • How square the room is
  • The overall size of the piece

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, then set it out in the quote.

What to send when you get in touch

What helps most when you first contact us:

  • Anything fixed to the wall that the furniture needs to work around
  • What the furniture needs to hold
  • Where you live, with the postcode
  • Rough sizes: width, height and depth

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and go through the design with you. Afterwards, we send a written quote, so you can take your time with it. To book one, tell us about the room on our contact form.

Boards, parts and paint

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well, which suits uprights, side panels and doors. It is a sensible choice against an external wall.

Shelves

For a long shelf, we use a thicker board, a lip on the front or a support so it stays straight under books. Splitting the run into shorter bays also helps.

Flats, blocks and rented homes

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through.

Landlords furnishing a let use fitted furniture too. It’s made from the same moisture-resistant MDF and birch plywood as any of our work.

Common questions about built-in bookshelves

I live near London Paddington station. Is that in your area?

Yes. We cover all of Kensington and Chelsea and the rest of London. You can send us a few details through our contact form to arrange a design visit, and let us know about parking and access at the same time.

Do you make built-in bookshelves for homes in Bayswater?

Yes, Bayswater is within the area we cover, which takes in all of Kensington and Chelsea and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

How do I get a quote for built-in bookshelves in Bayswater?

The first step is to use our contact form. We then arrange a design visit, measure up and send a written quote.

Do I need permission in a conservation area?

Normally not. Inside a house, fitted furniture does not normally need planning permission. Listed buildings may need listed building consent for works that affect their character, so ask the council’s conservation officer.

Can bookshelves go around a door?

Yes. Shelves can run either side of a door or window and bridge across the top. It uses wall space that is often left bare, and a window can have a seat or desk beneath.

Can shelves go around a radiator?

It can be done, but it needs careful planning. Heat needs space to escape, so we leave a gap or open front rather than boxing the radiator in. Some people prefer to keep shelves clear of it or ask a plumber to move it.

What happens on fitting day

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. You get in touch about built-in bookshelves. A rough idea of the wall and the books is plenty to start with.
  2. We visit to measure up, look at the wall and agree shelf depths and spacing, and talk about cupboards below.
  3. You receive a quote setting out the layout and the paint finish.
  4. The bookcase is made at our workshop, with shelves sized for their span and load.
  5. We fit it in your home, scribed to the walls and fixed to suit them. Fixings are chosen to suit brick, plaster or stud walls.

How to prepare

  • Move anything in the hall or on the stairs out of the way
