Fitted home offices for your home in Bayswater

How fitting day works

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. Floors are protected, and dust is kept down as far as possible. It’s useful to let us know about parking at the design visit, as terraced streets are often busy.

  1. You get in touch and describe the space you want to work in.
  2. At the design visit we measure up and plan a desk and storage that follow the shape of the room.
  3. Your written quote sets out the design, materials and finish.
  4. In our workshop the furniture is made from moisture-resistant MDF and birch plywood, cut to the angles we measured.
  5. We fit the office in your home, trimming the edges to follow the walls and ceiling.
  6. The finish is either sprayed in our workshop or hand-painted once everything is in.

Before we arrive

  • Clear the hallway and stairs so the sections can come through
  • Have your electrician move any sockets or switches beforehand
  • Clear the walls of pictures and shelves

Starting with a design visit

Getting a quote starts with some details: the room, rough sizes and some photos if you have them. To send them, use our contact form. We’ll then arrange a design visit and follow it with a written quote.

About our fitted home offices in Bayswater

We make each home office in our workshop from moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits desks and long shelves, while MDF takes paint well for the doors and panels. It is then spray-painted or hand-painted and fitted in your home in Bayswater. If your home has a screen that’s hard to read by the window and no way to put work away, that is what home offices are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.

A desk has to be level even when the floor is not, so desks in older homes are levelled on site. Around Bayswater, a large share of homes date from before 1919, so it is something we plan for from the start. The shelving above follows the wall, with the edges scribed.

The written quote is your record of the job. It sets out the home office designed for your room, what it is made from and how it is finished, and it is what the workshop builds to.

Made for the room, or bought in a box?

Off-the-shelf desks come in the maker’s finishes. We paint the office in the colour you choose, so it can match the room or the woodwork. Alcoves and recesses in period houses are rarely a standard width or depth, so off-the-shelf pieces either don’t fit or leave a gap either side. Furniture made for the space fills it.

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. You’ll see the figure in your written quote, after the design visit.

Home working in Bayswater: local notes

In the neighbourhood around Bayswater, the largest groups of homes date from before 1919 (about 71%) and between 1945 and 1972 (about 10%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. Entries on the National Heritage List near the centre of Bayswater include Church of St Matthew (Grade II*), less than half a mile north-east, and Hallfield School (Grade II*), about 0.5 miles north-east. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Check with the council’s conservation officer first. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. A van working in Bayswater will normally need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. Let us know about parking near your home at the design visit.

Kensington Palace, about 0.4 miles south-east, is one of the historic houses in the wider area. For a period home anywhere nearby, an alcove beside the chimney breast is often just right for a built-in desk. For families living near Fox Primary School, closed cupboards above a desk keep work papers and school books apart. If you live in a flat close to London Paddington station, the lift, the stair turns and the front door all set the largest piece that can come in.

When is bespoke worth it?

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.

It’s worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Before and after fitting day

New paint needs time to cure fully, so treat it gently at first. Beyond that, these tips help:

  • Bring paint colours you like to the design visit
  • Note how many files and books you need to store
  • Think about what you’d like on show
  • Look at the window and where the light falls

Wiping the desk and fronts with a soft, damp cloth is normally all they need. Avoid scourers and harsh cleaners. The front edge of the desk picks up marks first.

Use a mat or coasters on the desk for hot drinks. Keep liquids away from the edge. A mat protects the area you use most.

Flats, blocks and rented homes

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you get in touch.

In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.

Questions we’re often asked

Does a conservation area in or near Bayswater affect fitted furniture?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

My house in Bayswater is Victorian. Can you deal with uneven walls?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Where is the furniture made?

We make it in our workshop, to the sizes taken at the design visit. Then we bring it to your home and fit it.

Do you work in Bayswater?

Yes. We work in Bayswater and across Kensington and Chelsea, and the process is the same everywhere we go.

How long will the home office fitting take?

How long the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. Every part is built in our workshop before we arrive. Saturday fitting is possible by arrangement.

Can you come on a Saturday?

Yes, Saturdays are possible by prior arrangement. Just mention it when you contact us.
