About our built-in bookshelves in Cheam
Shelving can frame a door or a window. We can build shelves either side of a door and bridge them over it. It uses wall space that often goes to waste. We make built-in bookshelves from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the usual reasons to get in touch are low shelves children can reach and alcoves beside the chimney breast going to waste.
In a semi from the 1920s or 1930s, the front room typically has a bay at one end and a chimney breast on the side wall. Around Cheam, interwar houses, semis and detached homes make up a big part of the housing, so that layout is worth knowing well. Built-in bookshelves normally go on the chimney breast wall, leaving the bay clear.
Our quotes are written in plain words, without jargon. They say what will be made, what it’s made from and how it will be finished.

FAQs: built-in bookshelves in Cheam
Do you make built-in bookshelves for homes in Cheam?
Yes. Cheam is one of the places we work, along with the rest of Sutton and London. To get started, you can use our contact form with a few details.
I live near Cheam station. Is that in your area?
Yes. We cover all of Sutton and the rest of London. To get started, you can drop us a line using the contact form with some details about the room.
How long are you in the house for fitting?
The time on site depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. We’ll talk you through what to expect beforehand.
Does fitted furniture need planning permission?
Usually not. Inside a house, fitted furniture does not normally need planning permission. If the building is listed, works affecting its character can require listed building consent.
Should I send photos?
Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.
How do you get large furniture into a flat?
It’s made in sections, sized for the route not just the room. That is why we measure the stairs, lift and doorways at the measuring visit.
How fitting day works
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. It helps to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.
- You describe the room and what the shelves will hold. It might be a whole wall, an alcove or the space around a door.
- A design visit follows, where we measure and agree the layout.
- A quote in writing follows. Read it through and ask us anything.
- We then make the bookcase in our workshop.
- We bring it to your home and fit it in place.
How to prepare
- Check the building’s rules for trades and lift bookings
- Move anything in the hall or on the stairs out of the way
- Keep pets out of the room and the hallway
Ask for a quote
The price comes in a written quote, worked out from the measurements and the design you choose. Because every room is different, the quote comes after the design visit. To arrange a visit, message us from the contact page.

Living-room carpentry in Cheam: local notes
About 31% of the homes in the streets around Cheam went up between 1973 and 1999, and about 27% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Cheam is partly covered by a conservation area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If you want to be certain, ask the council’s planning team. Detached and semi-detached houses are home to about 63% of households in the neighbourhood around Cheam, according to Census 2021. In a semi or detached house, a driveway, where there is one, can make unloading easier.
If you live in a flat close to Cheam station, the lift, the stair turns and the front door all set the largest piece that can come in. If your children go to Glaisdale School or a school nearby, built-in bookshelves can be planned with low cupboards for toys and higher shelves for everything else. If you live near Howell Hill, built-in bookshelves can be planned to frame a window with a view rather than block it.

Boards, parts and paint
Plinths and scribe strips
Most period walls need scribing. It is what makes shelving look part of the room.
Moisture-resistant MDF
MDF gives sharp edges and smooth faces that take a painted finish evenly. We use the moisture-resistant grade for fitted work.
What affects the cost of built-in bookshelves
Several things affect the price:
- Access to the room, like stairs, lifts and narrow halls
- Where a van can park, like a permit bay or a bay suspension
- What goes inside: rails, shelves, drawers and dividers
- How big the furniture is
What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We will talk through what you need inside during the design visit, and the quote follows.
Helping us understand the room
What helps most when you first contact us:
- Pictures of the whole wall or room, including the floor and ceiling
- Your postcode and the borough
- Examples of the look you’re after
- How you want to use the space
If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To arrange a visit, get in touch through our contact form.
Is bespoke worth it?
Bespoke shelving takes longer than buying from a shop: there’s a design visit, a quote and workshop time. If you are renting or moving soon, a good standalone bookcase may be the better buy. The spaces between doors, windows and radiators are seldom a stock size, so ready-made furniture often ends up in the wrong place. Fitted furniture is designed around them.
There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

Could you do it yourself?
Cost matters, and it’s fair to say so: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is quick to buy.
