- Glare from a window on the screen
Fitted home offices designed for your room
What happens on fitting day
Finishing comes last. With a spray finish from the workshop, there’s typically only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Interwar houses usually have a straight run of stairs and a reasonable hallway, though we still measure the route in as well as the room. Home offices arrive in sections and are assembled in place.
- You get in touch with some details about the room and the home it’s in.
- We visit to measure the room and the way in, and talk through the design.
- A written quote follows, covering the design, materials and finish.
- The desk and shelving are built in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
- We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.
How to prepare
- Clear the walls of pictures and shelves
- Point out meters, boilers and fuse boards near the furniture
- Check the building’s rules for trades and lift bookings
How to get a quote
Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough sizes. To send them over, fill in our short enquiry form, and we’ll arrange a design visit.

Fitted home offices in Cheam: what you get
Storage keeps a home office calm. We can plan drawers, file storage, a cupboard for the printer and shelving, so the work surface stays clear. Doors keep clutter out of sight at the end of the day. We design the storage around your work, wherever you are in Cheam. We make home offices from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are no proper place to work from home and paperwork and files with nowhere to go.
For occasional working, a small desk on a landing or under the stairs can be enough. If yours is one of the interwar houses or semis that make up much of the housing around Cheam, a landing or the space below the stairs could hold a compact desk. Closed storage keeps paperwork tidy. Any meters or fuse board stay easy to get to.
The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it is easier before the furniture is made.

When is bespoke worth it?
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
Boards, parts and paint
Moisture-resistant MDF
For the painted parts of a home office, moisture-resistant MDF is a sound choice. It stays stable and gives a smooth base for paint. Either finish suits it.
Hand-painted finish
A hand-painted finish can be done in your home after fitting. Small marks are simple to touch in later. That helps on a well-used desk.
Tips worth knowing
Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:
- Bring paint colours you like to the design visit
- Look at the window and where the light falls
- Think about the space you need to push back
- Think about where the sockets are now
If you are having new sockets fitted, your electrician can do that around the furniture as planned. Show them the cable routes so everything lines up. Keeping cables in their routes keeps the desk tidy.
Keep the chair from knocking the desk edge. Pushing it in gently helps. Small chips on a hand-painted finish are easy to touch in.
What it costs
When we put a quote together, we consider:
- Stairs, lifts and the route to the room
- How big the furniture is
- How many doors and drawers there are
- The finish: spray painted or hand painted
The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We will talk through what you need inside during the design visit, and the quote follows.
What to send when you contact us
To help us picture the room, please include:
- Your postcode and the borough
- Any ideas or images you have saved
- A few photos of the space, taken from the doorway and from each corner
- Rough sizes, even if they’re only to the nearest few centimetres
A quote begins with some details from you: the room, rough sizes and some photos if you have them. To send them, message us from the contact page. We’ll then arrange a design visit and follow it with a quote in writing.
Home working in Cheam: local notes
In the area around Cheam, the largest groups of homes date from between 1973 and 1999 (about 31%) and between 1919 and 1939 (about 27%), on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Part of Cheam is in a conservation area, going by Historic England’s data. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. Detached and semi-detached houses are home to about 63% of households in the streets around Cheam, according to Census 2021. A house like that typically has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.
Nonsuch Mansion, about 1 mile north-west, is one of the historic houses in the wider area. If your own home is a period one, a small back bedroom can become a home office with a desk under the window. If your home is as old as some of the listed buildings nearby, such as St Andrew's United Reformed Church, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. Living in a block of flats near Cheam station? Then the lift, the stair turns and the front door all set the largest piece that can come in.
Cheam is about 1 mile north-east of Sutton, part of the London Borough of Sutton. Wherever you are in Cheam, the process is the same: we visit and measure, send a written quote, make the furniture in our workshop and fit it. In Sutton, Cheam is one of the places we cover, and the borough has 17 places on our list.
Design visits and fitting in SM2, SM3 and SM1 work the same way as everywhere else we cover. If your home is on a street like Wray Road, York Road and The Avenue, or close by, we can arrange a design visit for fitted home offices. Nearby, we also make fitted home offices in North Cheam (2 miles north). We also make fitted home offices in nearby places like Carshalton (2 miles north-east), The Wrythe (3 miles north-east), Wallington (3 miles north-east), Benhilton (2 miles north), Sutton Common (3 miles north) and Rosehill (3 miles north-east).

FAQs: fitted home offices in Cheam
Is parking a problem for fitting in Cheam?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking during the design visit, and we’ll plan around it.
Can you fit furniture in a home close to Cheam station?
Yes. We cover all of Sutton and the rest of London. To get started, you can send us a few details through our contact form with a few details about the room.
Do I get to choose the colour?
The choice is yours. Whichever finish you pick, it is in the colour you have chosen.
Is the furniture spray painted or hand painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.
Can a desk be fitted into an alcove?
That depends on the size of the alcove. Lots of alcoves suit a small desk, with shelving above and drawers below. We measure and give an honest view during the design visit.
My walls aren’t straight. Is that a problem?
That’s normal in older homes, and it’s what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
