Bespoke kitchens in Cheam

How we make bespoke kitchens for Cheam

Kitchens in period houses bring their own challenges. Walls lean, corners aren’t square and floors slope, which shows up quickly along a run of cabinets. We scribe the cabinets to the walls and set them level on adjustable feet or a plinth giving a level line for the worktop you choose. People typically come to us about a painted kitchen in a colour you choose and an island where space allows, and the answer is made at our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

In a semi or detached house, there may be space for a utility cupboard as well as the kitchen. Around Cheam, interwar houses, semis and detached homes make up a big part of the housing. Utility cupboards can be made in the same style and paint colour as the kitchen. Your plumber connects any washing machine or sink.

Our quotes are written in plain words. They say what will be made, what it is made from and how it will be finished, taken from what we agreed at the visit.

What we don’t do

We make and fit furniture, and we do not do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:

  • Building work, such as removing walls
  • Moving water or waste pipes
  • Wiring for appliances and lights

Not sure whether your space suits bespoke kitchens? You can send us a few details through our contact form and we will tell you. How a job runs, step by step.

What goes into it

  • Islands where space allows
  • Spray-painted finish
  • Larders and dressers
  • Birch plywood
  • Moisture-resistant MDF
  • Hand-painted finish

Materials and finishes

Moisture-resistant MDF

We use moisture-resistant MDF for many kitchen doors and panels, because it copes with a room that gets warm and steamy.

Spray-painted finish

Spray painting suits a kitchen that should look crisp, and it is done before fitting.

Caring for painted furniture

Getting the most from bespoke kitchens starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Allow space to walk round an island
  • Deal with damp walls first
  • Pick the oven, fridge and dishwasher first
  • Give the paint time to cure fully

The appliances you have chosen come with their own care instructions, and the worktop you chose will have its own care advice too.

Measure the route into the kitchen along with the room itself. Workshop-made furniture comes in sections sized for stairs, hallways and lifts, so tell us about tight turns or small lifts.

Kitchens in Cheam homes

Homes built between 1973 and 1999 make up about 31% of the housing in the streets around Cheam, with about 27% built between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. That matters for kitchens, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Cheam is partly covered by a conservation area, going by Historic England’s data. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If you’re unsure, check with the council before work starts. All of London, Sutton included, is inside the ULEZ. So any van that delivers or fits furniture in Cheam is covered by it. We plan parking and access with you during the design visit.

If your home is one of the older houses near Church of St Andrew, tall ceilings can take larder cupboards right up to the top. If your children go to Glaisdale School or a school nearby, a kitchen with a spot for school letters and lunch boxes makes mornings easier. For a flat near Cheam station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Cheam is about 1 mile north-east of Sutton, part of the London Borough of Sutton. Wherever you are in Cheam, it works the same way: a design visit, a quote in writing, furniture made in our workshop and fitting in your home. Our work takes in places right across Sutton.

Here we cover the SM2, SM3 and SM1 postcode area for bespoke kitchens. You will find streets here such as Wray Road, York Road and The Avenue, and we cover homes on all of them for bespoke kitchens. We also cover the places around Cheam: North Cheam (2 miles north). Elsewhere in Sutton, we also cover Carshalton (2 miles north-east), The Wrythe (3 miles north-east), Wallington (3 miles north-east), Benhilton (2 miles north), Sutton Common (3 miles north) and Rosehill (3 miles north-east).

Near you in Cheam

Our area takes in the homes around Avenue Primary Academy and Overton Grange School. The closest station to Cheam is Cheam station, about 0.6 miles north. A little further out are Cockney Museum (1.8 miles north-west) and Sutton Hospital (0.8 miles east). Not far away are Belmont Pastures.

Made-to-measure kitchens or ready-made?

Ready-made units are made to fixed sizes, so the room has to fit the units. Bespoke cabinets are made to the room’s real sizes from wall to wall. The spaces between doors, windows and radiators are seldom a stock size, so ready-made furniture often ends up in the wrong place. Built-in pieces are planned around those fixed points.

The price comes in a written quote, worked out from the measurements and the design you choose. A larger piece means more material and more time, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

How fitting works for bespoke kitchens

At the end, we tidy up and lift the floor protection. Before we go, we look over the finished furniture with you and answer any questions. The time the fitting takes depends on how many units there are and how the room is laid out, and your quote sets out the fitting days. In a 1920s or 1930s house, the hall and stairs are typically simple, though we still measure the route in along with the room itself. Kitchens arrive in sections and are assembled in place.

  1. First, you let us know about the room.
  2. The design visit covers measuring and planning the layout, where space allows.
  3. You receive a quote in writing.
  4. Everything is made in our workshop from moisture-resistant MDF and birch plywood.
  5. The cabinets are fitted in your home, with plumbing, gas and electrics by your plumber, a Gas Safe registered engineer and your electrician.

Before fitting day

  • Get any new sockets or wiring done by your electrician before fitting day
  • Move furniture and belongings away from the wall
  • Take down pictures, mirrors and shelves from the wall

Arranging a design visit

You do not need exact measurements to get started. We measure everything properly at the measuring visit, along with the walls, floor and ceiling. To get started, message us from the contact page. The written quote follows the visit.

Common questions about bespoke kitchens

Will a conservation area stop me having bespoke kitchens fitted in Cheam?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do you make bespoke kitchens for homes in Cheam?

Yes, Cheam is within the area we cover, which takes in all of Sutton and the rest of London. The first step is a design visit, where we measure and go through the design, and then we send a quote.

What materials do you use for kitchens?

MDF for smooth painted parts and birch plywood for drawer boxes and shelves. The finish is spray painted in our workshop or hand painted, in colours agreed with you.

Which worktops and appliances can I have?

The worktop, sink and appliances are the ones you choose, and the cabinets are made to suit them. The materials and finish are agreed in your quote.

Is an outside wall a problem for fitted furniture?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture to avoid condensation. If there’s damp, it should be sorted before anything is fitted.

Should I send pictures?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough measurements. You can send them when you use our contact form.
