Homes built between 1973 and 1999 make up about 31% of the housing in the area around Cheam, with about 27% built between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 7 entries on the National Heritage List within half a mile of the centre of Cheam. You can check whether a particular building is listed on Historic England’s list. Controlled parking zones are common across London, and Sutton sets its own rules. If your road in Cheam falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. We ask about parking during the design visit, so the day can be planned around it.

Near listed buildings like St Andrew's United Reformed Church, less than half a mile south-east of the centre of Cheam, older homes may keep original joinery that eaves cupboards can be designed around. If your own home is listed, check with the council before fixing into original features. If you live in a flat close to Cheam station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. For families living near Glaisdale School, deep drawers suit the bulky things families collect, from scooters to swimming kit.

Loft storage in Cheam: what you get

Behind an eaves door, there’s often insulation and a need for ventilation. Storage shouldn’t block the ventilation or squash the insulation. If you have concerns about what’s behind the eaves, ask the people who did the conversion. We look at this at the design visit in Cheam. People typically come to us about boxes and suitcases with no home and furniture that can’t get up to the loft, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Walls in houses from between the wars are usually straighter than in older ones, but seldom perfect. Around Cheam, interwar houses, semis and detached homes make up a big part of the housing, so we still scribe every piece to the wall. Each piece is levelled on site, so doors, lids and drawers line up.

The furniture is made at our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

How fitting day works

Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. How long the fitting takes depends on the shape of the room and the number of cupboards and drawers, and your quote sets out the fitting days. Some interwar and suburban streets have driveways, which can make unloading easier, so it’s worth mentioning at the design visit. Otherwise, a visitor permit or a nearby bay helps. Floors and doorways are protected while the pieces come in.

  1. You get in touch with some details about the loft room.
  2. At the design visit, we look at the slopes, the eaves and the way up.
  3. A written quote follows, with the fitting days agreed. You can ask us about any of it.
  4. Your storage is made in our workshop, shaped to the loft.
  5. The storage is fitted and set level, ready to fill, with the doors and drawers checked with you.

Preparing the room

  • Clear the hallway and stairs so the sections can come through
  • Let us know if your street is in a controlled parking zone
  • Have your electrician move any sockets or switches beforehand

Advice

Flats, conversions and leaseholders

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so tell us about it at the measuring visit.

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

What affects the price in Cheam

When we put a quote together, we consider:

  • Parking near your home
  • Spray painting or hand painting
  • How many doors and drawers there are
  • Access to the room, like stairs, lifts and narrow halls

In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. It is useful to talk about parking at the design visit, so we can plan for it.

What to send when you get in touch

Before the design visit, it helps us to know about:

  • Where you live, with the postcode
  • The type of home and how the room is reached
  • Pictures showing the full wall, from floor to ceiling
  • Radiators, sockets, pipes or meters on or near the wall

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and go through the design with you, then send a quote in writing. Prices are quoted for your room, once we’ve measured and talked through the design. To book a design visit, tell us about the room on our contact form.

FAQs: loft storage in Cheam

Will parking be an issue for fitting furniture in Cheam?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

Does a conservation area in or near Cheam affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

What do you do at the measuring visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too.

Can you convert my loft as well?

No, we build storage in lofts that are already converted or boarded. Loft conversions are building work, with Building Regulations to follow. Once your loft is converted, we can design the storage.

Can the fitting be on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.

Will cupboards in the eaves stop air moving?

Not when it is planned well. We look behind the knee wall at the design visit and plan the storage so air can still move. Insulation and ventilation work itself is not ours.

Bespoke or off-the-shelf?

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.

Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

Before and after fitting day

These points come up often when people plan loft storage. They’re worth knowing whatever the room:

  • Note the things that need a home in the loft
  • Consider drawers for the deep, low spaces
  • Count the clothes you will need to hang
  • Note how narrow the loft stairs are

Wiping the fronts with a soft, damp cloth is usually all they need. Dry them afterwards, and avoid abrasive pads and strong solvents. Handles and drawer edges pick up marks first.

Keep the eaves ventilated and avoid pressing things against the back of the space. Insulation pressed flat does not do its job. Damp in the eaves is worth raising with the people who did the conversion.
