Built-in bookshelves in North Cheam
Why bespoke in North Cheam?
Bespoke shelving takes longer than buying from a shop: there is a design visit, a quote and workshop time. If you are renting or moving soon, a good standalone bookcase may be the better buy. In an extended or opened-up house, old and new walls often meet slightly out of line, which shows up against standard furniture. Built-in pieces are scribed to take up the difference.
How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
Why choose us
- Built in our workshop and fitted in your home
- Built around your room
- 300+ projects completed

Built-in bookshelves in North Cheam: what you get
If a radiator sits where you’d like shelves, it’s worth planning carefully. The heat needs somewhere to go, so any shelving over or around a radiator is planned with a gap or an open front. Often the simplest answer is to stop the shelves short of it or have a plumber move it first. If your home has space for art books and records and bookshelves in keeping with an older house, built-in bookshelves made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.
Many houses from between the wars, and many semis, have been extended or opened up inside, and around North Cheam, interwar houses, semis and detached homes make up a large share of the housing. A long through room gives built-in bookshelves a whole wall to work with, or mark out the sitting end from the dining end. New plasterboard in an extension and older brick or block in the original house take different fixings.
After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so you know exactly what you are getting.

What else we make in North Cheam
What it costs
Several things affect the price:
- The overall size of the piece
- Access to the room, like stairs, lifts and narrow halls
- Whether you choose a spray or hand-painted finish
- Walls and floors that are out of level or out of square
Every room is priced on its own, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. You’ll see the figure in your written quote, after the design visit.
Helping us understand the room
There is no need for exact sizes or plans. Just send what you can:
- Pictures of styles you like, if you have any
- Rough measurements, even if they’re only to the nearest few centimetres
- A few pictures of the space, taken from the doorway and from each corner
- What you’d like to store or use the space for
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and go through the design with you, then send a written quote. Because every job is different, the cost is set out in a written quote after the visit. To arrange a visit, fill in our short enquiry form.
Tips worth knowing
Painted fitted furniture is easy to look after. A few things help it stay looking good:
- Count roughly how many shelves your books fill now
- Consider a mix of fixed and adjustable shelves
- Plan heavy items for the lower shelves
- Measure your tallest and deepest books
If you have adjustable shelves, move them when they’re empty.
Put coasters under anything that holds water to avoid water marks. Wipe up spills straight away.
What we don’t do
Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe engineer. Here’s what to know:
- Any wiring or new sockets (your electrician handles that)
- Structural changes, such as taking out a chimney breast
- Repairing loose plaster or weak walls before fitting
Not sure whether your space suits built-in bookshelves? You can tell us about the room on our contact form and we will tell you. How a job runs, step by step.

What happens on fitting day
Finishing comes last. With a spray finish from the workshop, there is typically only filling and touching up to do in the room; hand painting, if that’s what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. In a 1920s or 1930s house, the hall and stairs are typically straightforward, but the route in is still measured, not just the room. Built-in bookshelves arrive in sections and are assembled in place.
- You describe the room and what the shelves will hold. It might be a whole wall, an alcove or the space around a door.
- We come to measure and talk through depths, heights and cupboards.
- A quote in writing follows.
- We then make the bookcase in our workshop, with shelves thick enough for their span.
- We bring it to your home and fit it in place. Everything is levelled and scribed to the walls as it goes in.
Before fitting day
- Let us know where the boiler and meters are
- Leave a clear route from the front door to the room
- Tell us about parking near your home
How to get a quote
Every piece is quoted for your room after the design visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, tell us about the room on our contact form.

North Cheam homes and built-in bookshelves
About 58% of the homes in the area around North Cheam went up between 1919 and 1939, and about 13% between 1973 and 1999, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Part of North Cheam is in a conservation area, going by Historic England’s data. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If in doubt, the council’s planning team can confirm. Each London borough runs its own parking controls, and Sutton is no exception. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. Parking near your home is worth mentioning at the design visit.
Living in a block of flats near West Sutton station? Then built-in bookshelves are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. For families living near Cheam Park Farm Primary Academy, low doors that small hands can open, with books and ornaments higher up, suit a busy family room. If you live in a period home close to St Oswald Church, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place.
North Cheam is about 1 mile east of Sutton, part of the London Borough of Sutton. We can visit homes in North Cheam on weekdays, or on a Saturday by prior arrangement. Our work takes in places right across Sutton, large and small.

Questions from North Cheam
Is parking a problem for fitting in North Cheam?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.
Can you fit furniture in a home close to West Sutton station?
Yes. We cover all of Sutton and the rest of London. You can tell us about the room on our contact form to arrange a design visit, and let us know about parking and access at the same time.
Do I need permission in a conservation area?
Normally not. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can require listed building consent for works that affect their character, so check with the council first.
What if my walls and floors are out of level?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
Does my lease affect fitted furniture?
Possibly. A lease can require consent for alterations, including fixing furniture to the walls. Check your lease, as we cannot advise on it.
Who chooses the colour?
The choice is yours, and we agree it with you before the furniture is finished. Whichever finish you pick, it’s in the colour you’ve chosen.
