Built-in Bookshelves in Highams Park
In Highams Park, we design built-in bookshelves around the room you actually have. We design your built-in bookcase at a visit to your home, make it in our workshop and fit it.
- A room lined with books
- Space for art books and records
- Shelving that frames a window

Caring for painted furniture
Getting the most from built-in bookshelves starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:
- Allow room for the collection to grow
- Plan heavy items for the lower shelves
- Let us know if a radiator sits where you’d like shelves
- Think about cupboards below for things you’d rather hide
Leave a little air behind books on an external wall so air can move. Watch for any musty smell or marks.
Don’t block the space left for radiator heat with books or objects. Trapped heat is not good for the room or the books.
Built-in bookshelves in Highams Park: what you get
Books weigh a lot, and a wall of them puts real load on the fixings. Each bookcase is fixed with fixings chosen for the wall. If a wall is weak or the plaster is loose, it is best put right before fitting. If your home has bowing shelves in an old bookcase and shelves packed two rows deep, that’s what built-in bookshelves are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Around Highams Park, interwar houses or semi-detached and detached homes make up a good part of the housing. In a typical 1930s house, the front room has a bay at one end and a chimney breast with an alcove to either side, and that layout shapes where built-in bookshelves work best. Walls are often truer than in older houses, but they’re still measured carefully and scribed where they wander.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

What affects the price in Highams Park
To work out the quote, we look at:
- How square the room is
- How big the furniture is
- The finish: spray painted or hand painted
- How many doors and drawers there are
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, which the quote allows for. The price comes in a written quote, worked out from the measurements and the design you choose.
Before the design visit
Getting a few details early makes the visit more useful. If you can, send:
- Any ideas or images you’ve saved
- Rough sizes, even if they’re only to the nearest few centimetres
- What kind of home it is, and which floor the room is on
- Where you live, with the postcode
If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To arrange a visit, drop us a line using the contact form.
Flat-pack or bespoke?
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
Off-the-shelf cupboards come in fixed sizes, so there’s typically a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.
How fitting day works
You’re welcome to ask questions while we work. Most of the decisions were made at the measuring visit and set out in your quote, so fitting day is about putting it in place carefully. How long the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. Fitting day means carrying in the sections, joining them and fitting them to the walls. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturdays can be arranged.
- You get in touch and tell us about the wall and your books, including roughly how many books there are.
- We come to measure, look at how the wall is built and agree the layout. Long spans and heavy books are planned for at this stage.
- Your quote follows, with the design, materials and finish set out, for you to look over.
- We make the shelves and carcasses in our workshop, using birch plywood or moisture-resistant MDF sized for the span.
- We fit it in your home, fixed securely to the wall.
Before we arrive
- Point out meters, boilers and fuse boards near the furniture
- Tell us about parking near your home
- Make sure pets are kept safely away

Your questions about built-in bookshelves in Highams Park
Will parking be an issue for fitting furniture in Highams Park?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to tell us about parking during the design visit, so we can plan the day around it.
Do you cover homes near Highams Park station?
Yes. We cover all of Waltham Forest and the rest of London. You can tell us about the room on our contact form to arrange a design visit, and tell us about parking and access at the same time.
What do you do at the measuring visit?
We measure the room, check how level the walls and floors are and talk through the design with you. Access and parking are worth talking about too, and a quote in writing follows.
What finishes do you offer?
There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Does fitted furniture need planning permission?
Normally not. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can need listed building consent.
Do I need to be in when you fit?
Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
Bespoke built-in bookshelves or ready-made?
Bought bookcases come in the maker’s colours. We paint ours in the colour you choose, spray painted in the workshop or hand painted. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Built-in pieces are designed to fit them.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. It helps to talk about parking during the design visit, so it can be planned.

Highams Park homes and built-in bookshelves
About 42% of the homes in the streets around Highams Park went up between 1919 and 1939, and about 18% before 1919, on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Strict stopping rules apply on red routes, which TfL runs. If your home in Highams Park is on or near a main road, tell us at the measuring visit. It lets us plan the stop before fitting day. About 18% of homes around Highams Park were built before 1919, well below the figure for Waltham Forest as a whole, about 45%, based on the Valuation Office Agency’s 2025 council tax data. We check what the walls are made of at the design visit, as they vary with the age of the home.
For families living near Selwyn Primary School, shelving with deep cupboards below keeps books, games and school things in one place. Living in a block of flats near Highams Park station? Then built-in bookshelves are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. Close to Lloyd Park? A room that looks out on trees deserves a design that leaves the window alone.
