Kitchens in Highams Park homes
In the streets around Highams Park, the largest groups of homes date from between 1919 and 1939 (about 42%) and before 1919 (about 18%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. About 42% of homes in the neighbourhood around Highams Park date from between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Many houses of that era have had the kitchen extended or knocked through, so the cabinets are made for today’s layout. Parking controls in London are set borough by borough, so Waltham Forest has its own. If your road in Highams Park falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Let us know about parking at the measuring visit.
Bruce Castle, about 2.6 miles west, is one of the historic houses in the wider area. For a period home anywhere nearby, a narrow back addition or an old chimney breast may shape the kitchen layout. If your children go to Selwyn Primary School or a school nearby, a drawer set aside for lunch boxes and water bottles keeps mornings calmer. Close to Lloyd Park? A tall cupboard for outdoor things can be part of the kitchen design.
Highams Park is part of the London Borough of Waltham Forest, about 1 mile south of Walthamstow. We work across all London boroughs and the City of London, and Highams Park is part of that. Highams Park is one of the places in Waltham Forest where we make bespoke kitchens, and the borough has 19 places on our list.
We work across the E4, E17 and IG8 postcode area. Our area takes in homes on streets like May Road, Adam Road and Cecil Road, for bespoke kitchens and any of our other fitted furniture. About our bespoke kitchens in Highams Park
Our bespoke kitchens are fitted in Highams Park and all over London. We begin with a design visit, measuring the room and planning the layout, followed by a quote. Once agreed, the kitchen is made in our workshop and fitted in your home. How long the fitting takes depends on how many units there are and how the room is laid out, and your quote sets out the fitting days. If you’re living with an island where space allows and extra cupboard space, kitchens made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.
Knocked-through kitchen-diners in older semis sometimes keep a chimney breast, and the recesses beside it can take a dresser or larder. Around Highams Park, where interwar homes and semis are a big part of the housing, the design can make the most of it. Any capped chimney stays ventilated.
A written quote is the clearest record of what we’ve agreed. It describes the kitchen we have designed for the room, its materials and its finish, and it is what the workshop builds to.

More for homes in Highams Park
Made-to-measure kitchens or ready-made?
Larders, dressers and tall cupboards are hard to find in standard sizes that suit an older room. Bespoke joinery can be made for the exact space, painted to match the rest of the kitchen. The spaces between doors, windows and radiators are seldom a stock size, which leaves ready-made pieces sitting awkwardly. Fitted furniture is designed around them.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Let us know about parking at the design visit.

What we don’t do
It’s useful to know what’s outside our work before you plan:

- Connecting sinks, taps and dishwashers
If in doubt, you can message us from the contact page and describe the room. How a job runs, step by step.

- Spray-painted finish

- Larders and dressers
When is bespoke worth it?
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, where scribing and fixings that suit the wall are important.
It is worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.
Questions from Highams Park
Can you make bespoke kitchens for a home in Highams Park?
Yes. We cover all of Waltham Forest and the rest of London, and Highams Park is part of that. The first step is a design visit, where we measure and go through the design, and then we send a quote.
Is parking a problem for fitting in Highams Park?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.
Does fitted furniture need planning permission?
Not normally. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
Can I send pictures before the visit?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough measurements. To send them, drop us a line using the contact form.
Is an outside wall a problem for fitted furniture?
External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture to avoid condensation. If there is damp, it should be sorted before anything is fitted.
Does someone need to be home during the fitting?
We need access, so someone has to let us in. After that, you do not need to stay in the room, but it’s useful to be around at the end.
What affects the cost of bespoke kitchens
A few things affect what fitted furniture costs:
- The number of doors and drawers
- How easy it is to get the furniture into the room
- Parking near your home
- The overall size of the piece
Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. Your quote is written for your room once we’ve visited and measured.
What to send when you contact us
Ahead of the design visit, we’ll normally ask about:
- How you want to use the space
- Where you live, with the postcode
- Rough measurements: width, height and depth
- Anything fixed to the wall that the furniture needs to work around
It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, especially with rough sizes. To send them over, drop us a line using the contact form, and we will arrange a design visit.
From workshop to your room
On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections built in our workshop, a piece at a time. How long the fitting takes depends on how many units there are and how the room is laid out, and your quote sets out the fitting days. Some interwar and suburban streets have driveways, which can make unloading easier, so let us know at the measuring visit. Otherwise, a visitor permit or a nearby bay helps. Floors and doorways are protected while the pieces come in.
- You get in touch and let us know about the room and how you cook. It helps to know the worktop, sink and appliances you have in mind.
- We come to measure up and plan the layout with you, including where the sink and appliances will go.
- You get a quote in writing for the cabinets, with the materials and finish set out, for you to read through.
- The cabinets, doors and drawer fronts are built in our workshop.
- We fit the kitchen in your home, while your plumber, a Gas Safe registered engineer and your electrician handle the plumbing, gas and electrics. We do not arrange those trades, so it helps to book them early.
Before we arrive
- Book any lift and let the concierge or building manager know
- Take down pictures, mirrors and shelves from the wall
- Move anything in the hall or on the stairs out of the way
