What built-in bookshelves cannot fix
Before you plan the job, it is useful to know what we do not do:
- Making new openings, removing walls or other structural work
- Moving a radiator, which is a plumber’s job
- Electrical work, such as new sockets or switches, which is for your electrician

How we make built-in bookshelves for Highgate
Books weigh a lot, and a wall of them puts real load on the fixings. Each bookcase is fixed with fixings chosen for the wall, whether that is solid brick, lath and plaster or a stud wall. If a wall is weak or the plaster is loose, it’s best put right before fitting. Typical reasons to get in touch are low shelves children can reach and shelves that suit a period room; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Older houses tend to come with picture rails, tall skirtings and cornices, and built-in bookshelves need to meet those lines neatly. Homes built before 1919 make up a large share of the housing around Highgate, so those details are worth looking at closely at the measuring visit. The top of the furniture can stop at the picture rail or carry on to the cornice, whichever suits the room.
If the job needs another trade, such as an electrician or a plumber, we will tell you, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Living-room carpentry in Highgate: local notes
The biggest shares of homes in the neighbourhood around Highgate were built before 1919 (about 48%) and between 1973 and 1999 (about 21%), in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The National Heritage List has 269 entries within half a mile of the centre of Highgate. Original fireplaces, shutters and panelling are worth keeping where they survive, and built-in bookshelves can be designed to work around them. Many London boroughs run controlled parking zones, and Haringey sets its own rules. Where a street in Highgate is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Let us know about parking at the design visit.
If your home is as old as some of the listed buildings nearby, such as Cromwell House, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent. If you live in a period home close to Highgate United Reformed Church, picture rails and cornices give built-in bookshelves a line to finish at.

Pricing built-in bookshelves in Highgate
What you pay depends on:
- Spray painting or hand painting
- The overall size of the piece
- How many doors and drawers there are
- Walls and floors that are out of level or out of square
In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. It is useful to talk about parking at the design visit, so we can plan for it.
Before the design visit
The more you can tell us at the start, the better the design visit goes. It is useful to include:
- Pictures showing the full wall, from floor to ceiling
- Anything fixed to the wall that the furniture needs to work around
- What you’d like to store or use the space for
- Examples of the look you are after
Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. For a quote, drop us a line using the contact form.
How fitting works for built-in bookshelves
Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. In houses converted into flats, the route in may include a shared hall and stairs, so neighbours may appreciate a note before fitting day. Each section is sized for the tightest door or turn. Saturday fitting is possible by arrangement.
- You contact us about shelving around a door, a window or a chimney breast.
- We visit to measure the wall, the openings and the skirting, cornice and picture rail the shelves must meet.
- A written quote follows, with the design, materials and finish.
- The sections are built in our workshop from moisture-resistant MDF and birch plywood.
- We fit the shelving in your home, scribing the edges to follow the walls and ceiling, so there are no gaps along the sides.
- The finish is either sprayed in our workshop or hand-painted once the shelves are in place.
Preparing the room
- Take anything hanging off the wall we’re fitting to
- Mention any parking restrictions on your street
- Point out meters, boilers and fuse boards near the furniture
Arranging a design visit
We quote once we have seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, and the written quote comes after. Prices are quoted for your room, once we’ve measured and talked through the design. To arrange a visit, fill in our short enquiry form.

Questions we are often asked
Does a conservation area in or near Highgate affect fitted furniture?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. If you are unsure, the council can confirm.
I live in a flat in Highgate. How will the furniture get up the stairs?
We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.
Can you build bookshelves over a radiator?
We plan around it with care. Any shelving over or around a radiator needs room for the heat to move into the room. If you’d rather move it, that’s for a plumber, and is best done before we fit.
How do I get a quote for built-in bookshelves in Highgate?
Simply get in touch through our contact form. It’s useful to send rough sizes and a few pictures, and then we arrange a visit to measure and discuss the design, followed by a written quote.
Can you build shelves over a doorway?
Yes. A bookcase around a door or window uses the whole wall. We measure the openings at the design visit, and the shelving is planned around the frames.
Do you move sockets or add lighting?
No. We’re carpenters, so electrical work is for your electrician. We can allow for cable routes in the design.
Is it time for built-in bookshelves?
For some, the aim is a home library or a quiet study. A wall of shelves changes how a room feels and can take a desk or reading seat too.
Here are some of the needs we’re asked about most:
- Alcoves beside the chimney breast going to waste
- Wasted wall space around a door or window
- Space for art books and records
- Bookshelves in keeping with an older house
If you live in a flat close to Upper Holloway station, the lift, the stair turns and the front door all set the largest piece that can come in.
Before you hire any carpenter
- Where they’ll park and unload
- Do they scribe the furniture to the walls?
- A written quote that sets out the job
- Will the doors close with even gaps?
Flats, conversions and lettings
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route at the design visit.
Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.
