Fitted wardrobes across NW5: what to expect
Rooms under a slope are common in loft conversions and top-floor rooms. We can shape a wardrobe to follow the ceiling line, keeping long hanging where there’s height and drawers or shelves lower down. It turns an awkward corner into storage. Typical reasons to get in touch are wasted space beside the chimney breast and gaps above and around standalone wardrobes, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote.
- You get in touch and tell us about the bedroom, and we arrange a design visit.
- We come to measure the room, check the walls and ceiling and agree the layout.
- You receive a quote in writing setting out the wardrobes, doors and finish.
- We make the carcasses, doors and drawers in our workshop.
- The wardrobes are fitted in your home, set level and scribed to the walls and ceiling.
Quotes in NW5
No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.

Homes across NW5 and their bedrooms
Many older bedrooms across NW5 keep a chimney breast with an alcove on each side. In rooms without one, a full wall of storage often works best. Each design is scribed and levelled on site.
Homes built before 1919 make up about 47% of the housing in the NW5 postcode district, with about 18% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. More than a third of the homes in the NW5 postcode district (about 47%) were built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. Older bedrooms usually have alcoves and tall ceilings, both of which fitted wardrobes can use, scribed to walls that aren’t straight. Flats in converted or shared houses account for about 28% of households in NW5, in the ONS Census 2021 figures. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
Much of London is covered by controlled parking zones run by the boroughs, and depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed. Let us know about parking at the measuring visit.
Kentish Town: Keats House, about 1.2 miles north-west, is one of the historic houses in the wider area. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where fitted wardrobes go. For a family home near Holy Trinity and Saint Silas CofE Primary School, the inside of fitted wardrobes can be laid out with adjustable shelves, so the space keeps up as children grow.
Pricing fitted wardrobes in NW5
Not every room costs the same, and it comes down to:
- Where a van can park, such as a permit bay or a bay suspension
- Tricky walls, sloping ceilings and uneven floors
- The number of doors and drawers
- Stairs, lifts and the route to the room
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside.
What to send when you get in touch
The more you can tell us at the start, the better the design visit goes. It’s useful to include:
- Your postcode and the borough
- The type of home and how the room is reached
- How you want to use the space
- Pictures of styles you like, if you have any
A quote begins with some details from you: which room it is, rough measurements and a couple of pictures if you can take them. When you are ready, get in touch through our contact form. We’ll then arrange a design visit and follow it with a quote in writing.
Bespoke fitted wardrobes or ready-made?
Bought wardrobes are made in set sizes, which leaves gaps above and beside them. A fitted wardrobe fills the space wall to wall and up to the ceiling.
What to check before you book
- Are the boards named, like MDF or plywood?
- How the furniture will be finished, and where
- How doors and drawers are fitted
- How they deal with uneven walls and floors
Flats, conversions and leaseholders
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Tell us about them at the design visit.
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We can’t give advice on leases, so check it yourself or ask your managing agent.
Bespoke or off-the-shelf?
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is easy to buy.
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
Boards, parts and paint
Moisture-resistant MDF
MDF in a moisture-resistant grade is stable and paints evenly, which makes it ideal for wardrobe doors and visible panels. It’s a sensible choice against a colder external wall.
Spray-painted finish
Because the doors are sprayed before fitting, they arrive already finished, in the colour agreed with you. Treat them gently while the paint cures fully.
Common questions about fitted wardrobes
Do I need permission in a conservation area?
Usually not. Inside a house, fitted furniture does not normally need planning permission. Listed buildings may need listed building consent for works that affect their character.
Can fitted wardrobes go on an external wall?
Yes, as long as it is ventilated. An outside wall is often colder than an inside one, so we plan airflow behind and within it to help avoid condensation and mould.
Will fitted wardrobes get up the stairs to my flat?
Each wardrobe is built in sections that suit the stairs, landings and lift. Tell us if your block has lift or concierge booking rules.
Will you paint the walls around the furniture?
No. Our work is the furniture, not the walls. We finish the furniture itself, as set out in your quote.
Can wardrobes be fitted on an uneven floor?
We allow for it from the start. We level the wardrobe on a plinth or feet and scribe it to the walls, so the doors line up properly.
Do I need to be in when you fit?
Someone needs to let us in. It’s good to have someone there at the end to look over the work with us.
How long does it take to fit wardrobes?
How long the fitting takes depends on the length of the run, the doors and what goes inside, and the fitting days are set out in your quote. We’ll explain what fitting day involves before we start.
