About our bespoke kitchens in Highgate

Some kitchens suit a dresser, with cupboards below and open shelves above, and in a period house it can look as if it has always been there. Each dresser is made for its wall and finished to match the rest of the kitchen. We make kitchens from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are a kitchen planned around your appliances and a layout for a small or awkward room.

With a large share of homes around Highgate built before 1919, many kitchens still have a chimney breast, which can be built around rather than fought. Any capped chimney should stay ventilated, and damp is dealt with before anything is fitted. Plumbing, gas and electrics are for your plumber, an engineer on the Gas Safe Register and your electrician.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

From workshop to your room

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections built in our workshop, one at a time. How long the fitting takes depends on the size of the kitchen and the design, and the fitting days are agreed in your quote. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Hand painting, if that is your finish, can follow the fitting.

  1. First, you tell us about the kitchen you have and the one you want. It’s useful to know the worktop, sink and appliances you have in mind.
  2. We visit, measure the walls, floor and ceiling, and go through the design, including where the sink and appliances will go.
  3. You get a written quote for the cabinets, with the materials and finish set out, for you to read through.
  4. The cabinets, doors and drawer fronts are made at our workshop.
  5. We fit the kitchen in your home, while your plumber, an engineer on the Gas Safe Register and your electrician handle the plumbing, gas and electrics. We do not arrange those trades, so it helps to book them early.

How to prepare

  • Move furniture and belongings away from the wall
  • Take down pictures, mirrors and shelves from the wall
  • Let us know about any meters, fuse boards or boilers in the area

Getting a quote

Getting a quote starts with some details: the room, rough sizes and some photos if you have them. To send them, get in touch through our contact form. After that, we arrange a visit to measure and go through the design, then send a quote in writing.

Made-to-measure kitchens in Highgate

The biggest shares of homes in the streets around Highgate were built before 1919 (about 48%) and between 1973 and 1999 (about 21%), according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Highgate is partly covered by the Highgate Conservation Area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. If in doubt, the council’s planning team can confirm. Red routes, run by TfL, have strict rules on stopping and loading. Where a home in Highgate is on or beside a main road, it’s useful to mention that during the design visit. We’ll plan where the van can stop.

Witanhurst, about 0.4 miles south-west, is one of the historic houses in the wider area. For a period home anywhere nearby, tall ceilings can take larder cupboards right up to the top. For a family home near St Michael's Church of England Primary School, a drawer set aside for lunch boxes and water bottles keeps mornings calmer. Near listed buildings like Cromwell House, under half a mile south-east of the centre of Highgate, older homes may keep original joinery that kitchens can be designed around. For a listed home, fixing into original features may need listed building consent.

Highgate is in the London Borough of Haringey, about 4 miles north-east of Tottenham. We work across all London boroughs and the City of London, and Highgate is part of that. We list Highgate among 23 places we cover in Haringey.

What it costs

What it costs comes down to the materials and the time involved. The main factors are:

  • Stairs, lifts and the route to the room
  • Walls and floors that are out of level or out of square
  • Whether you choose a spray or hand-painted finish
  • Hanging rails, shelves, drawers and other fittings inside

In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. It is useful to talk about parking at the design visit.

What we need to know

Ahead of the design visit, we will usually ask about:

  • Radiators, sockets, pipes or meters on or near the wall
  • What the furniture needs to hold
  • Approximate measurements of the space
  • A few pictures of the space, taken from the doorway and from each corner

Rough sizes are fine at the start. We measure everything properly at the design visit, along with the walls, floor and ceiling. To get started, use our contact form with some details about the room. The written quote follows the visit.

Made for the room, or bought in a box?

Choosing bespoke means a design visit, a quote, workshop time and fitting, rather than ordering from a range. What you get is a kitchen planned around how you cook and live. The two recesses beside a chimney breast are seldom an identical size, which means a matching pair of ready-made units seldom fits both. Fitted furniture is made to each one separately.

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Questions from Highgate

I live in a flat in Highgate. How will the furniture get up the stairs?

At the design visit, we measure the way in not just the room. Kitchens are made at our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.

Does a conservation area in or near Highgate affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.

What happens at the measuring visit?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

Can I have a kitchen island?

Yes, where there is space. We measure at the measuring visit to check there is room to walk round it and open doors. If it would crowd the kitchen, we’ll say so.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.

Can I send photos before the visit?

Yes. Pictures help us understand the room before the design visit, along with rough sizes. Show anything the furniture has to work around, such as radiators or sockets.

Could you do it yourself?

If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t typically do that in an older room.
