Built-in desks and shelving in Bakers Arms

Homes built before 1919 make up about 61% of the housing in the neighbourhood around Bakers Arms, with about 11% built between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List records 13 entries within half a mile of the centre of Bakers Arms. You can check whether a particular building is listed on Historic England’s list. Each London borough runs its own parking controls, and Waltham Forest is no exception. Where a street in Bakers Arms is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Let us know about parking during the design visit.

The wider area includes historic houses like Sutton House, about 2.5 miles south-west. For a period home anywhere nearby, lath-and-plaster walls need the right fixings for shelves above a desk. If you live in a period home close to St Stephen's, lath-and-plaster walls need the right fixings for shelves above a desk.

Fitted home offices in Bakers Arms

Spare rooms are a natural choice for an office, though many still need space for guests. The office can be planned to leave space for a bed or a sofa, or doors that close over the desk at the end of the day. It is worth talking through at the measuring visit in Bakers Arms. People normally come to us about work things on show in the evening and shelving that bows under the load, and the answer is built in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Floors in older houses often slope, but a desk top needs to sit level, so desks in older homes are levelled on site. A large share of the homes around Bakers Arms were built before 1919, so levelling is part of the plan from the first visit. Shelves above are scribed to the wall so the gaps stay even.

We write quotes in plain English. They say what will be made, what it is made from and how it will be finished.

FAQs: fitted home offices in Bakers Arms

Do you cover homes near Leyton Midland Road station?

Yes, homes across Waltham Forest and the rest of London are within the area we cover. You can fill in our short enquiry form to arrange a design visit, and tell us about parking and access at the same time.

My house in Bakers Arms is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Do you wire in sockets for the home office?

New sockets need an electrician. The furniture is designed to suit, with routes for chargers and screens. They can then be fitted where we have allowed for them.

What if the stairs or lift are small?

We plan the route in at the measuring visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.

Does my lease affect fitted furniture?

Possibly. Leases vary, and some need consent for alterations. We can’t give advice on your lease, so it is worth checking before fitting day.

Do photos help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, particularly with rough measurements. You can send them when you drop us a line using the contact form.

Fitting day, step by step

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. The time the fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. You get in touch and let us know how you work and where you’d like the office, including the equipment you use.
  2. We visit to measure the room and talk through the desk, shelving and storage. New sockets are for your electrician, so it’s useful to think about them early.
  3. We send a quote in writing setting out the design, materials and finish.
  4. Your office furniture is made at our workshop and painted to your chosen colour.
  5. We bring it to your home, fit it and leave it ready to use.

How to prepare

Ask for a quote

You do not need exact measurements to get started. Everything is measured properly when we visit. To get started, get in touch through our contact form and tell us about the room. You receive a quote in writing after the visit.

Advice

Practical tips

None of this takes much effort. Here’s what we suggest:

  • Think about what will sit on the shelves
  • Let us know about parking at the design visit
  • Think about what you’d like on show
  • Bring paint colours you like to the design visit

A soft, damp cloth is the best way to keep the furniture clean. Dry them afterwards, and avoid abrasive pads and strong solvents. The front edge of the desk picks up marks first.

Keep cables in their routes rather than pulled across the desk. Wires pulled across an edge can wear it. A little tidying now and then keeps the office calm.

Is it time for fitted home offices?

Keeping work in its own space is a common wish. With doors over the desk, work can be put away at the end of the day. It makes the house feel like home again in the evening.

Requests we hear often include:

  • A desk in the wrong light
  • Wires with no tidy route
  • Working at the kitchen table
  • Flimsy shelves that won’t take the weight

If your children go to Thomas Gamuel Primary School or a school nearby, a desk with shelves and closed storage can serve both work and homework.

Before you choose who makes it

  • How parking will work on your street
  • A written quote that sets out the job
  • Who does any electrics, plumbing or gas work
  • Whether the quote says what the furniture is made from

Flats, conversions and lettings

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind.

Honest limits

Electrics, plumbing, gas, plastering and structural work are not part of what we do. There are a few other points to bear in mind:

  • Electrical work for the office, which your electrician carries out
  • Making good the walls, which is for a plasterer or decorator
  • Changes to the structure of the house

If you are not sure what’s possible in your room, you can get in touch through our contact form and we’ll give you a straight answer before you arrange a visit. Our process from visit to fitting.
