Fitted cupboards in Bakers Arms

We build each fitted cupboard for the space it will live in. It can rise to the ceiling or stop at a height that suits the room, and it follows the walls rather than leaving gaps around them. We fit them in hallways, on landings, in utility and boot rooms and in alcoves, with the inside planned around what you want to store. If your home has space for laundry, cleaning things and boots and a linen cupboard on the landing, fitted cupboards made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

With a large share of homes around Bakers Arms built before 1919, the space under the stairs in a terraced house often holds the gas meter, the electricity meter or the fuse board. Meter readers and engineers need to get to them, so the design keeps them accessible. Bays and sash windows in period houses are natural spots for a window seat.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Bakers Arms homes and fitted cupboards

Homes built before 1919 make up about 61% of the housing in the neighbourhood around Bakers Arms, with about 11% built between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List records 13 entries within half a mile of the centre of Bakers Arms. You can check whether a particular building is listed on Historic England’s list. The share of homes built before 1919 around Bakers Arms, about 61%, is well above the figure for Waltham Forest as a whole, about 45%, going by the Valuation Office Agency’s 2025 council tax figures. That makes period details like uneven walls, alcoves and picture rails more likely to shape the design.

For a flat near Leyton Midland Road station, each piece is planned so it can be carried up and joined together in the room. Near listed buildings like Church of St Barnabas and St James the Greater, less than half a mile west of the centre of Bakers Arms, older homes may keep original joinery that fitted cupboards can be designed around. For a listed home, fixing into original features can require listed building consent.

What affects the cost of fitted cupboards

There is no set price, because there’s no set room. The things that affect it are:

  • Where a van can park, such as a permit bay or a bay suspension
  • Walls and floors that are out of level or out of square
  • The internal fittings
  • The overall size of the piece

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.

Helping us understand the room

Getting a few details early makes the visit more useful. Where you can, include:

  • A few pictures of the space, taken from the doorway and from each corner
  • The type of home and how the room is reached
  • Approximate measurements of the space
  • How you want to use the space

Rough sizes are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To get started, drop us a line using the contact form. You receive a written quote after the visit.

FAQs: fitted cupboards in Bakers Arms

Is Bakers Arms in the area you cover for fitted cupboards?

Yes, Bakers Arms is within the area we cover, which takes in all of Waltham Forest and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Do I need permission for fitted furniture in a conservation area?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Is an outside wall a problem for fitted furniture?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

What happens when you come to measure?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a quote in writing.

How are fitted cupboards priced?

We quote each job for the room it’s going into, after the design visit. A small boiler cupboard and a full run of hallway storage are very different jobs, so we quote once we’ve seen the space. To get started, use our contact form.

Should I send pictures?

Yes. They give us a feel for the space before we visit, along with rough measurements. It’s useful to show radiators, sockets and anything else on the wall.

Fitting day, step by step

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on how many cupboards there are and where they go, and the fitting days are agreed in your quote. Scribing is done on site, which means some cutting in the room or close by, so we ask for a clear space to work near the room. We keep dust down and tidy as we go. Where the finish is hand-painted, it can be done after the pieces are in.

  1. You get in touch with a few details about the space. A rough sketch helps if you have one.
  2. We visit, measure and talk through doors, shelves and rails.
  3. A written quote is sent to you.
  4. Everything is made in our workshop.
  5. We fit the cupboards in your home and check every door.

Getting ready for fitting day

How to get a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, drop us a line using the contact form.

Advice

Is it time for fitted cupboards?

Alcoves and odd corners are another reason. A recess beside a chimney breast, a gap at the end of a corridor or the space over a stair can all hold a cupboard that fits it exactly.

We’re often asked to help with:

  • Boxing in a boiler with room for servicing
  • Space for laundry, cleaning things and boots
  • A cupboard for the meters with easy access
  • Somewhere for coats, shoes and bags

Close to Leyton Jubilee Park? Fitted cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

Questions to ask before you hire anyone

  • Whether they can show you real projects they’ve done
  • Are the boards named, like MDF or plywood?
  • Whether the quote follows a visit to your home
  • Which parts of the job need an electrician or a plumber

Choosing a carpenter in London: a checklist

How it’s made

Doors and drawer fronts

Doors on a meter or fuse board cupboard need to open easily, so engineers can reach what’s inside.

Shelves

A shelf that sags looks tired quickly, so we size each one for its span and load.

Bespoke or off-the-shelf?

Off-the-shelf cupboards are quicker to get and normally cost less, and in a square room they can work well. In an older house with uneven walls, they tend to leave gaps. A fitted cupboard costs more but follows the room. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Built-in pieces can run to the cornice or the picture rail.

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. It is useful to talk about parking at the measuring visit, so we can plan for it.
