Our fitted home offices across Waltham Forest
Storage keeps a home office calm. We can plan drawers, file storage, a cupboard for the printer and shelving, so the desk stays clear. Doors can hide the working things when you’re done. We design the storage around your work, wherever you are in Waltham Forest. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are a screen that’s hard to read by the window and a room with two jobs to do.
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote.
- It starts with a short note from you about the space.
- We visit to measure the room and the way in, and go through the design.
- We send a written quote.
- We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
- The sections are brought in, joined and scribed to the walls, ready for work.
What goes into your quote
Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
What you get with us
- Scribed to uneven walls
- Saturday visits and fitting by arrangement
- A spray or hand-painted finish
- Built in our workshop and fitted in your home

Built-in desks and shelving across Waltham Forest
Across Waltham Forest, from Walthamstow, Leyton and Chingford outwards, we design and fit fitted home offices. Where the office shares a room, a desk that closes away lets the room go back to its other job. Shelf spans are chosen so books do not bow them.
In Waltham Forest, the largest groups of homes date from before 1919 (about 45%) and between 1919 and 1939 (about 19%), based on the Valuation Office Agency’s 2025 council tax data. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. More than a third of the homes in Waltham Forest (about 45%) were built before 1919, in the VOA’s 2025 council tax stock figures. In older houses, an alcove or a small back bedroom often makes a good place for a built-in desk. Terraced houses are home to about 35% of households in Waltham Forest, according to Census 2021. Terraced houses often have alcoves or a small back bedroom that can take a built-in desk.
We cover the whole of London, so homes in Waltham Forest are well within our area. Let us know about access and parking when you first get in touch.
Walthamstow: The wider area includes historic houses like Bruce Castle, about 2.4 miles west. If your own home is a period one, an alcove beside the chimney breast is often just right for a built-in desk. If your children go to Greenleaf Primary School or a school nearby, closed cupboards above a desk keep work papers and school books apart.
Pricing fitted home offices in Waltham Forest
We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:
- Where a van can park, such as a permit bay or a bay suspension
- Walls and floors that are out of level or out of square
- Whether you choose a spray or hand-painted finish
- How big the furniture is
Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. It’s useful to talk about parking at the measuring visit, so it can be planned.
Helping us understand the room
You do not need exact measurements or a plan. It is enough to send:
- Your postcode and the borough
- What you’d like to store or use the space for
- What kind of home it is, and which floor the room is on
- Any ideas or images you have saved
If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To arrange a visit, message us from the contact page.
Flats, conversions and lettings
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot advise on your lease.
For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf.
What we don’t do
We do not treat damp or carry out building work, and there are a few other limits too:
- Plastering and decorating around the office
- Structural work, such as removing walls or chimney breasts
- Electrical work for the office, which your electrician carries out
Bespoke or off-the-shelf?
Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
Bespoke fitted home offices or ready-made?
Ready-made office furniture comes in set sizes for straight walls. In an tricky space, standard pieces leave gaps. A fitted home office is designed for the room and scribed to the walls. It’s a bigger investment, and the gain is a workspace that uses the room well.

Common questions about fitted home offices
Do I need to be at home on fitting day?
Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.
Will you travel outside London?
No. We only take on work in London, across all the boroughs and the City of London.
Where is the furniture made?
We make it in our workshop. After that, we fit it in your home.
Can landlords use you for a rented flat?
Yes. Landlords and letting agents can arrange a design visit in the same way as anyone else. We’ll need access agreed with any tenants for the visit and for fitting day.
Do I need permission to fit furniture in a leasehold flat?
Possibly. It depends on your lease, and some require the building owner’s consent for alterations. We cannot give advice on your lease, so check it or ask your managing agent.
How is a home office priced?
Prices are quoted for your room, once we’ve measured and talked through the design. It depends on how much furniture you want, the layout and the finish. For a quote, use our contact form to arrange a design visit.
Is an outside wall a problem for fitted furniture?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.
