Walk-in wardrobes in Bakers Arms: what you get

Hanging space is the heart of most walk-in wardrobes. Full-length hanging takes coats, dresses and long garments, while double hanging, one rail above another, fits shirts and jackets into half the height. The balance of long and double hanging is based on your clothes. We make walk-in wardrobes from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about a dressing area in part of a bedroom and a walk-in wardrobe in a box room.

Sash windows are common in Victorian and Edwardian houses, and their position, along with any shutters, affects where furniture can go. For one of the older homes that make up a large share of the housing around Bakers Arms, we plan the layout so the window opens fully and the light still comes in. Doors on fitted pieces are hung to clear the bed and any radiator.

If the job needs another trade, like an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

How it is made

Hanging rails

We plan rails for full-length garments and for double hanging to suit your clothes.

Moisture-resistant MDF

On a cooler external wall, moisture-resistant MDF is a sensible choice, alongside good ventilation.

How fitting day works

Fitting day follows a set order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. How long the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that is your finish, can follow the fitting.

  1. To begin, get in touch through our contact form; a brief note on the room and what it needs to store is plenty.
  2. At the design visit we measure the room and plan hanging lengths, shelves, drawers and shoe storage with you.
  3. You receive a quote in writing for the walk-in wardrobe.
  4. We build the carcasses, shelves and drawers in our workshop from moisture-resistant MDF and birch plywood.
  5. The walk-in wardrobe is fitted, with a spray-painted or hand-painted finish, and the inside fittings go in last.

Preparing the room

  • Clear the hallway and stairs so the sections can come through
  • Have your electrician move any sockets or switches beforehand
  • Move furniture and belongings away from the wall

Starting with a design visit

Because every job is different, the cost is set out in a written quote after the visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, get in touch through our contact form.

Advice

Walk-in wardrobes for homes in Bakers Arms

About 61% of the homes in the streets around Bakers Arms went up before 1919, and about 11% between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. That matters for walk-in wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Within a mile of the centre of Bakers Arms, 4 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings. TfL’s red routes have strict stopping rules. If your street in Bakers Arms joins a main road, it’s worth telling us at the measuring visit. Then we can work out where to load and unload.

Close to Leyton Jubilee Park? Walk-in wardrobes are typically planned on the walls away from the window, so the light and the view stay. If your home is one of the older houses near St Stephen's, tall ceilings give walk-in wardrobes room to reach the cornice.

Questions we are often asked

Can parking be tricky on fitting day in Bakers Arms?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It is useful to tell us about parking at the design visit.

Will a conservation area stop me having walk-in wardrobes fitted in Bakers Arms?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Can I send photos before the visit?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space, especially with rough sizes. You can send them when you fill in our short enquiry form.

Do you work on Saturdays?

Yes, we can arrange Saturdays. Let us know when you first get in touch, and we will see what we can do.

Can you turn a small spare room into a dressing room?

In many cases, yes. The layout depends on the room, the door and the window, so we work it out when we measure.

How much does a walk-in wardrobe cost?

Your quote is written for your room once we’ve visited and measured. Each walk-in wardrobe is different, so we price it after the design visit. To get started, use our contact form.

Bespoke or off-the-shelf?

A bespoke walk-in wardrobe takes more planning than buying a system, and it costs more. In return, the layout is built around your clothes and your room. Ready-made pieces are proportioned for newer homes and can look lost in an older one, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Let us know about parking at the design visit, so it can be planned.

Why people ask for walk-in wardrobes in Bakers Arms

Others want to clear the bedroom of wardrobes. Moving clothes into a separate space leaves the bedroom simpler and quieter to look at.

These come up often when people first get in touch:

  • The right mix of long and short hanging
  • Room for two wardrobes in one space
  • Somewhere for shoes to live
  • A dressing area in part of a bedroom

Sutton House, about 2.5 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give walk-in wardrobes room to reach the cornice.
