How we make fitted home offices for Chislehurst

Planning the cables early is what keeps a home office tidy. We design routes through the desk and units for chargers, screens and printers. If you need new sockets, they’re for your electrician, and we plan the furniture around them. Talking it through at the measuring visit in Chislehurst saves trouble later. If your home has a desk buried under papers and a laptop that moves from room to room, that is what home offices are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

A compact desk under the stairs or on a landing suits someone who works from home now and then. If yours is one of the interwar houses or semis that make up much of the housing around Chislehurst, a landing or the space below the stairs could hold a compact desk. Cupboards with doors keep files and the printer out of sight. Meters and fuse boards stay reachable.

Where other trades are needed, for instance an electrician to move a socket, we point that out. Our quote covers the carpentry: the design, the materials and the finish.

What affects the cost of fitted home offices

Prices vary from room to room, and it comes down to:

  • Stairs, lifts and the route to the room
  • How square the room is
  • Doors and drawers, and how many
  • Parking and unloading on your street

We don’t publish set prices, because each job is designed for a single room. We measure up, discuss the design and send a written quote, with the materials and finish set out. To start, tell us about the room on our contact form.

What we need to know

To help us picture the room, please include:

  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • Whether it is a house or a flat, and if there are stairs or a lift
  • Pictures of the whole wall or room, including the floor and ceiling
  • What the furniture needs to hold

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. Every piece is quoted for your room after the design visit. To book a design visit, use our contact form.

Common questions about fitted home offices

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Can you make fitted home offices for a home in Chislehurst?

Yes. We cover all of Bromley and the rest of London, and Chislehurst is part of that. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Does someone need to be home during the fitting?

Someone needs to be there to let us in. You don’t need to watch us work.

How long will the home office fitting take?

How long fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. The office is built in our workshop first, so the time in your home is spent fitting. We keep the room as tidy as possible while we work.

Is it possible to have an office and a guest bed in one room?

That depends on the space you have. A compact office along one wall can leave the rest of the room for a bed. At the design visit, we will suggest what works.

What do you do at the measuring visit?

It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

Flats, conversions and lettings

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit, and we’ll plan the fitting around them.

Chislehurst homes and fitted home offices

Homes built between 1945 and 1972 make up about 35% of the housing in the neighbourhood around Chislehurst, with about 23% built between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Chislehurst is partly covered by the Chislehurst Conservation Area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. If you’re unsure, check with the council before work starts. Around a third of the homes in the area around Chislehurst (about 35%) were built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. Rooms from that era suit a full-width desk with shelving above, fixed to suit the wall.

Near listed buildings like Church of St Nicholas, about 0.6 miles south-east of the centre of Chislehurst, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features. For families living near Red Hill Primary School, a desk with shelves and closed storage can serve both work and homework. The wider area includes historic houses such as Bromley Palace, about 2 miles south-west. If your own home is a period one, lath-and-plaster walls need the right fixings for shelves above a desk.

Could you do it yourself?

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

It’s worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Boards, parts and paint

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. It goes into the desk, the carcasses and the drawers, with the edge either shown or painted.

Hand-painted finish

Hand painting can be done on site once the office is in. Small marks are simple to touch in later. That helps on a well-used desk.

From workshop to your room

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections made at our workshop come in next, a piece at a time. How long fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is usually more generous. Each section is assembled and fixed in the room.

  1. You tell us how you work and where you’d like the office.
  2. At the design visit, the room is measured and the layout planned. Cable routes are planned at this point.
  3. The design is agreed and a quote in writing follows.
  4. The office is made in our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every drawer and door with you. The cable routes are left ready to use.

Preparing the room

  • Clear the hallway and stairs so the sections can come through
  • Take anything hanging off the wall we are fitting to
  • Check the building’s rules for trades and lift bookings

How to get a quote

The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. For a quote, drop us a line using the contact form.
