Fitted wardrobes in BR7: how it works
Fitted wardrobes are made at our workshop from moisture-resistant MDF and birch plywood. Doors and panels are spray painted in the workshop or hand painted, in a colour agreed with you. We then fit them in your home, setting them level on adjustable feet or a plinth and scribing them to the walls and ceiling. Most enquiries start with an awkward slope in a loft bedroom and condensation behind a wardrobe on an outside wall; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
When the fitting is done, we tidy the room. Before we go, we look over the finished furniture with you and explain how to look after the paint. The time the fitting takes depends on the length of the run, the doors and what goes inside, and your quote sets out the fitting days.
- You tell us about the room, including any slopes, alcoves or windows. A rough sketch of the room helps if you have one.
- A design visit follows, where we measure and agree the layout, with your clothes in mind.
- A written quote follows. It lists what’s inside each wardrobe as well as the doors.
- We then make the wardrobes in our workshop.
- We bring them to your home and fit them in place.
What goes into your quote
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.

Ask for a quote
A quote begins with some details from you: which room it is, rough measurements and a couple of photos if you can take them. When you’re ready, drop us a line using the contact form. We will then arrange a design visit and follow it with a quote in writing.

Fitted wardrobes across BR7: local notes
We make fitted wardrobes for homes across BR7, in Orpington, Eltham and St Mary Cray and beyond. On an external wall, ventilation is designed in to help keep condensation away. Fixings are chosen for the wall, whatever it’s made of.
The biggest shares of homes in BR7 were built between 1945 and 1972 (about 33%) and between 1919 and 1939 (about 30%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Around a third of the homes in the BR7 postcode district (about 30%) date from between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Many interwar houses have a small room over the stairs, which suits fitted storage made around its bulkhead. About 33% of homes in the BR7 postcode district were built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Bedrooms from that era tend to be regular, so fitted furniture can run wall to wall, fixed to suit the wall.
We make fitted furniture for every kind of home in BR7, from Victorian terraces to new-build flats. The process is the same wherever you are: a design visit, a written quote, then making and fitting.
Chislehurst: If you live in a period home close to Parish Church The Annunciation Of Blessed Virgin Mary, tall ceilings give fitted wardrobes room to reach the cornice. Close to Chislehurst Common? A bedroom facing the green is best kept light, with the furniture on the side walls.
Flats, conversions and leaseholders
For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising at the design visit.
If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways as well as the room, so each section is sized to get through without a struggle.
Caring for painted furniture
Looking after painted furniture is simple with a little care. These habits help most:
- Think about where you will keep shoes, bags and folded clothes
- Have sockets moved before the wardrobes go in
- Clear the wall where the wardrobes will go before fitting day
- Look at whether your lease needs consent for alterations
New paintwork is dry to the touch long before it has fully cured. At first, handle the doors with care and do not scrub the surfaces.
Make sure vents at the top or bottom of the wardrobe aren’t blocked, particularly on an external wall. Look out for a musty smell or spots on clothes and have the cause looked at early.
Bespoke or off-the-shelf?
With off-the-shelf wardrobes, the colour choice is the maker’s. Fitted wardrobes are painted in a colour agreed with you. Bespoke work is not as quick as buying from a shop.
Questions to ask before you hire anyone
- Whether they can show you real projects they’ve done
- Whether the quote says what the furniture is made from
- How parking will work on your street
- Will the doors close with even gaps?
When is bespoke worth it?
Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.
What we don’t do
As carpenters, we leave some work to other trades. These are worth knowing before you plan:
- Taking out a chimney breast to make space
- Treating damp or mould on the walls
- Redecorating around the wardrobes
Questions we are often asked
Which is better for fitted wardrobes, hinged or sliding doors?
It depends on the room. Hinged doors open a whole section at once but need room in front to swing. We’ll help you weigh them up when we visit.
Do you cover BR7?
Yes. We design and make fitted wardrobes for homes in BR7, and the process is the same everywhere we go.
Can you fit wardrobes under a sloping ceiling?
Yes. The wardrobe is shaped to the ceiling line, with long hanging where there is height and shelves or drawers where it is lower. It makes good use of space that is hard to furnish.
Do you move sockets or add lighting?
No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and new sockets should be in place before fitting day.
Can you fit wardrobes in a top-floor flat?
We make the wardrobes in sections sized to the route into your home. That is why we measure the route, not just the room. In a leasehold flat, it’s worth checking the lease first.
Can you come on a Saturday?
Yes, we can arrange Saturdays. Let us know when you first get in touch.
Will you paint the walls around the furniture?
No. Plastering and decorating aren’t part of our work. The furniture itself is spray painted or hand painted.
