Fitted home offices in Orpington: local notes

About 39% of the homes in the streets around Orpington went up between 1919 and 1939, and about 31% between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The National Heritage List records 10 entries within half a mile of the centre of Orpington. You can check whether a particular building is listed on Historic England’s list. TfL’s Ultra Low Emission Zone covers every part of London, Bromley included. Vans bringing furniture to Orpington fall under it, just as they do across the rest of London. Access and parking are talked through at the design visit.

Near listed buildings like Church of All Saints, under half a mile south of the centre of Orpington, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features can need listed building consent. If your children go to Perry Hall Primary School or a school nearby, a desk with shelves and closed storage can serve both work and homework.

Fitted home offices in Orpington

Light matters in a home office. A screen facing a window can be hard to read, and a window behind you can cause glare. We plan the desk position with the window in mind, often with the light to one side. We look at it early during the design visit in Orpington. We make home offices from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about a guest room that’s needed for work and no proper place to work from home.

Detached and semi-detached houses can have more than one room that could be an office. Interwar houses, semis and detached homes make up much of the housing around Orpington, and they can offer a choice of rooms. Light, noise and where the broadband comes in all matter. We can look at the options together at the measuring visit.

Where other trades are needed, for instance an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

Doors and drawer fronts

Doors can close over shelves, files or a printer. We make them plain or panelled, with handles to match. At the end of the day, work can be closed away.

Pull-out drawers

We make the drawer boxes from birch plywood for strength. They carry papers, files and equipment. The fronts match the rest of the office.

Flats, conversions and lettings

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you get in touch.

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways not just the room, so the furniture can be made in sections that fit through without a struggle.

Questions from Orpington

Is Orpington in the area you cover for fitted home offices?

Yes, Orpington is within the area we cover, which takes in all of Bromley and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

I live near St Mary Cray station. Is that in your area?

Yes, homes across Bromley and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with some details about the room, and tell us about parking and access at the same time.

Can you fit furniture to uneven walls?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

How long is the fitting for a home office?

How long the fitting takes depends on the size of the room and the design, and the fitting days are agreed in your quote. Because everything is made in our workshop, the work in your home is the fitting itself. We keep the room as tidy as possible while we work.

Do I need permission to fit furniture in a leasehold flat?

Possibly. Leases vary, and some require the building owner’s consent for alterations. We can’t give advice on your lease, so it is worth checking before fitting day.

What if the stairs or lift are small?

The furniture is built in sections, each one sized to fit the way in. That’s why we measure the stairs, lift and doorways during the design visit.

How fitting works for fitted home offices

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is normally more generous. Each section is assembled and fixed in the room.

  1. You get in touch with some details about the room and the home it’s in.
  2. At the design visit we plan the office and measure the route in: stairs, landings, any lift and the doorways. It’s useful to let us know about parking, as much of London has controlled parking zones.
  3. We send a quote in writing.
  4. We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
  5. The sections are brought in, joined and scribed to the walls, ready for work.

Preparing the room

  • Check the building’s rules for trades and lift bookings
  • Make sure pets are kept safely away
  • Clear the area where the furniture is going

What prompts fitted home offices in Orpington

Keeping work in its own space is a common wish. A desk with doors, or an office in a spare room, lets you close the door on work. It makes the house feel like home again in the evening.

Typical reasons people contact us include:

  • A spare room that has to be an office and a guest room
  • A desk in the wrong light
  • Working at the kitchen table
  • Shelves that sag under books and files

Close to Jubilee Country Park? A desk facing a window makes the most of the daylight.

Before you choose who makes it

  • Have they thought about parking near you?
  • Whether they measure the room themselves
  • Whether the route into your home has been checked
  • How the furniture will be finished, and where
