Fitted Home Offices in Mottingham

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on fitted home offices in Mottingham starts with a design visit, and everything is made in our workshop.

  • A desk buried under papers
  • A screen that’s hard to read by the window
  • Shelves that sag under books and files

The problems fitted home offices solve

People also want an office that looks good on video calls. Shelving and cupboards can give a calm, ordered background. It is a small detail that many people appreciate.

Most of the enquiries we get are about needs like these:

  • Wires with no tidy route
  • Paperwork and files with nowhere to go
  • No proper place to work from home
  • A corner too odd for a standard desk

The wider area includes historic houses such as Eltham Palace, about 1.1 miles north-east. For a period home anywhere nearby, an alcove beside the chimney breast is often just right for a built-in desk.

Questions to ask before you hire anyone

  • Have they thought about parking near you?
  • A quote in writing that sets out the job
  • Which materials they’ll use, named in the quote
  • Whether they can show you real projects they’ve done

Fitted home offices in Mottingham: what you get

Light matters in a home office. A screen facing a window can be hard to read, and a window behind you can cause glare. We plan the desk position with the window in mind, often with the light to one side. We look at it early at the measuring visit in Mottingham. If your home has shelving that bows under the load and glare from a window on the screen, home offices made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.

A compact desk under the stairs or on a landing suits someone who works from home now and then. If yours is one of the interwar houses or semis that make up much of the housing around Mottingham, the hall or landing may have room for one. Closed storage keeps paperwork tidy. Any meters or fuse board stay easy to get to.

We write quotes in plain English. They say what will be made, what it’s made from and how it will be finished, all taken from the design visit.

Fitted home offices for homes in Mottingham

About 48% of the homes in the area around Mottingham went up between 1919 and 1939, and about 26% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Mottingham include The Grange Eltham College Junior School (Grade II), less than half a mile north, and Geffery' s Homes (Almshouses) (Grade II), about 0.5 miles east. For a listed home, works inside that affect its character can need listed building consent from the council, for instance removing or fixing into original panelling. Check with the council’s conservation officer first. Red routes, run by TfL, have strict rules on stopping and loading. If your street in Mottingham joins a main road, it’s worth telling us at the design visit. It lets us plan the stop before fitting day.

If you live in a flat close to Grove Park station, it helps to book the lift and tell the concierge before fitting day. If you live near Chinbrook Meadows, a desk facing a window makes the most of the daylight.

Mottingham is about 4 miles south-east of Orpington, part of the London Borough of Bromley. Wherever you are in Mottingham, the process is the same: we visit and measure, send a quote in writing, make the furniture in our workshop and fit it. Our work takes in places right across Bromley.

In SE9, SE12 and BR1, the process is the same as anywhere else in London. If your home is on a street like Horley Road, Dorset Road and Albert Road, or close by, we can arrange a design visit for fitted home offices. If you’re just outside Mottingham, we also cover Chinbrook (1 mile south-west), Grove Park (1 mile west), Coldharbour (1 mile east), Middle Park (1 mile north) and Horn Park (1 mile north-west). We also make fitted home offices in nearby places like Orpington (4 miles south-east), Bromley (2 miles south-west), Beckenham (3 miles south-west), St Mary Cray (4 miles south-east), Chislehurst (2 miles south-east) and Penge (4 miles west).

Looking after your furniture

Painted fitted furniture is easy to look after with a little care. These habits help most:

  • Consider your chair when planning the desk
  • Estimate the shelf space you will need
  • List the equipment you use, from screens to printers
  • Check whether you will need new sockets

A hand-painted finish is easy to touch up if it gets marked. It’s worth keeping a record of the paint colour. If anything isn’t right with the furniture, fill in our short enquiry form and we will talk it through.

Check now and then that handles and hinges are tight. Tightening early stops a small looseness getting worse. If a door drops or a drawer catches, get in touch through our contact form and tell us.

Bespoke or off-the-shelf?

Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

FAQs: fitted home offices in Mottingham

Can you make fitted home offices for a home in Mottingham?

Yes. Mottingham is one of the places we work, along with the rest of Bromley and London. To get started, you can send us a few details through our contact form with a few details.

Can you fit furniture in a home close to Grove Park station?

Yes. We cover all of Bromley and the rest of London. To get started, you can fill in our short enquiry form with some details about the room.

Can I send pictures ahead of the visit?

Yes. Pictures help us understand the room before the design visit. Show anything the furniture has to work around, such as radiators or sockets.

How long will the home office fitting take?

How long fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. Every part is made in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.

Can a home office double as a guest room?

It depends on the size of the room. A compact office along one wall can leave the rest of the room for a bed. At the design visit, we’ll suggest what works.

Can you fit furniture on an external wall?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

When you need someone else

Not everything around fitted home offices is carpentry, from an electrician to a plumber or a Gas Safe engineer. Here’s what to know:

  • Turning an unconverted loft into a room
  • New sockets, data points or wiring, which are for your electrician
  • Installing IT equipment or broadband

If you are not sure what’s possible in your room, you can get in touch through our contact form and we will give you a straight answer before you arrange a visit. How a job runs, step by step.

What goes into it

  • Cable routes
  • Filing drawers
  • Spray-painted finish
  • Birch plywood
  • Built-in desks
  • Moisture-resistant MDF
  • Hand-painted finish

What happens on fitting day

When the fitting is done, we tidy the room. Before we go, we look over the finished furniture with you and explain how to look after the paint. The time the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. A front path or side gate can make the carry from the van simpler. We measure the path, any steps and the front door as part of the route. Floors are covered from the door to the room.

  1. You get in touch and let us know about the work you do and the equipment you use.
  2. At the design visit we measure the room, agree the desk height and depth and plan cable routes to the sockets. New sockets or wiring are a job for your electrician, ideally before fitting.
  3. A quote in writing follows with the design, materials and finish.
  4. The office furniture is made in our workshop from moisture-resistant MDF and birch plywood, with gaps for cables planned in.
  5. We fit it in your home, scribed and set level, with the finish sprayed beforehand or painted by hand on site.

Getting ready for fitting day
