Flats, blocks and rented homes

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Tell us about it when you contact us.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, which we check at the measuring visit.

Fitted cupboards in Mottingham

A fitted cupboard is built for one space and nowhere else. It can rise to the ceiling or stop at a height that suits the room, and it follows the walls rather than leaving gaps around them. Hallways, landings, utility rooms, boot rooms and alcoves all make good homes for one. The inside is planned around what you need to keep there. We make fitted cupboards from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are a linen cupboard on the landing and using the full height of a room.

Walls in houses from between the wars are usually straighter than in older ones, but seldom perfect. Around Mottingham, interwar houses, semis and detached homes make up a big part of the housing, and every piece is still scribed where it meets the wall. Lids, doors and drawers are set level on site so they run true.

The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that is spray painting or hand painting.

Made for the room, or bought in a box?

A flat-pack or ready-made cupboard is quick to buy and often cheaper, and in a square room they can work well. Where walls lean and floors slope, they rarely sit flush. A fitted cupboard is a bigger outlay, but it fits the space it is built for. The spaces between doors, windows and radiators are seldom a stock size, which leaves ready-made pieces sitting awkwardly. Built-in pieces are planned around those fixed points.

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. It’s useful to talk about parking at the design visit.

Fitted cupboards in Mottingham: local notes

Homes built between 1919 and 1939 make up about 48% of the housing in the area around Mottingham, with about 26% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Mottingham include The Grange Eltham College Junior School (Grade II), less than half a mile north, and Geffery' s Homes (Almshouses) (Grade II), about 0.5 miles east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. It is worth speaking to the council’s conservation officer before the design is final. TfL’s Ultra Low Emission Zone covers every part of London, Bromley included. So any van that delivers or fits furniture in Mottingham is covered by it. How the van gets to your door is planned at the measuring visit.

Questions from Mottingham

Is Mottingham in the area you cover for fitted cupboards?

Yes. Mottingham is one of the places we work, along with the rest of Bromley and London. You can use our contact form to arrange a design visit.

Will parking be an issue for fitting furniture in Mottingham?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to tell us about parking at the design visit.

Does someone need to be home during the fitting?

Someone needs to be there to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.

What if the stairs or lift are small?

The furniture is built in sections, sized for the route along with the room itself. That is why we measure the stairs, lift and doorways during the design visit.

Can I send pictures ahead of the visit?

Yes. Pictures help us understand the room before the design visit, along with rough measurements. It’s useful to show radiators, sockets and anything else on the wall.

Do I need planning permission for fitted furniture?

Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house doesn’t normally need it. Listed buildings are different: check with the council’s conservation officer first.

Where other trades come in

It is useful to know what’s outside our work before you plan:

  • Making good walls after other work
  • Plumbing for washing machines or sinks (your plumber)
  • Wiring for lights or sockets

If in doubt, you can fill in our short enquiry form and describe the room before you arrange a visit. Our process from visit to fitting.

What goes into it

  • Moisture-resistant MDF
  • Birch plywood
  • Spray-painted finish
  • Ventilated doors
  • Adjustable shelves
  • Hand-painted finish

Caring for painted furniture

A few practical points help before and after fitting day. These are worth keeping in mind:

  • Give the paint time to cure fully
  • Do not store things against the boiler
  • Point out anything that needs access
  • Think about how the cupboards will get in

We adjust the doors as part of the fitting. Timber and walls shift slightly through the year, and hinges can be adjusted to keep the gaps even. If a door catches, it is typically a small hinge adjustment.

At the design visit, let us know how parking and access work. Much of London has controlled parking, and blocks of flats can have rules about lifts and deliveries.

How fitting day works

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made at our workshop. The time the fitting takes depends on the number of cupboards and the space they fit into, and your quote sets out the fitting days. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so any section going up there is sized for them. Elsewhere in the house, the route is normally more generous. Each section is assembled and fixed in the room.

  1. It starts with a short note from you.
  2. At the design visit we measure at several points, as walls and floors in older homes are rarely flat or level.
  3. You receive a written quote covering the design, materials and finish.
  4. The cupboards are made at our workshop from moisture-resistant MDF and birch plywood, with a little extra left on edges that meet the walls.
  5. We fit the cupboards and trim the edges to follow the walls and ceiling.
  6. The spray-painted or hand-painted finish completes the job, and new paintwork should be treated gently while it cures.

Getting ready for fitting day

  • Take down pictures, mirrors and shelves from the wall
  • Mention any parking restrictions on your street
  • Empty the space we will be working in

How to get a quote

It is useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, particularly with rough sizes. To send them over, drop us a line using the contact form, and we’ll arrange a design visit.
