In the neighbourhood around Middle Park, the largest groups of homes date from between 1919 and 1939 (about 63%) and between 1945 and 1972 (about 31%), according to Valuation Office Agency council tax figures (2025). We take that into account at the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Middle Park include Great Hall of Eltham Palace (Grade I), under half a mile east, and Eltham Court (eltham Palace) (Grade II*), under half a mile east. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can need listed building consent from the council. Ask the council’s conservation officer before anything is fixed. More than half of the homes in the neighbourhood around Middle Park (about 63%) date from between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. The box room over the stairs in an interwar house is a classic home office.

About our fitted home offices in Middle Park

Cables are easy to forget and hard to hide later. Cable holes and routes are built into the desk and cupboards. Any new sockets are fitted by your electrician, with the furniture designed to suit. We look at the sockets when we visit in Middle Park. If your home has a screen that’s hard to read by the window and a room with two jobs to do, that is what home offices are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Around Middle Park, with interwar houses or semis making up much of the housing, the spare bedroom or dining room often doubles as the office. Cupboards that close over the desk let the room switch back when you have finished. Cable routes and the position of sockets are planned into the design.

After the design visit, we send you a quote in writing. It describes the design we discussed, the materials and the finish, so it is clear what’s included.

What prompts fitted home offices in Middle Park

An alcove, a landing or a space under the eaves can often take a desk. Off-the-shelf desks rarely fit these spaces. A built-in desk makes the space useful.

Common reasons to get in touch include:

  • Cables trailing across the desk and floor
  • Flimsy shelves that won’t take the weight
  • A desk buried under papers
  • Wanting to close the door on work at the end of the day

If you live in a flat close to Mottingham station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

What to check before you book

  • Will the quote be in writing?
  • Can you see real work of theirs?
  • Do they scribe the furniture to the walls?
  • How they’ll get the furniture into the room

Honest limits

We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. There are a few other points to bear in mind:

  • Converting a loft to make room for an office
  • Knocking through or opening up rooms
  • Making good the walls, which is for a plasterer or decorator

Not sure whether your space suits fitted home offices? You can fill in our short enquiry form and we’ll tell you. Our process from visit to fitting.

Questions we’re often asked

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Can parking be tricky on fitting day in Middle Park?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking during the design visit, and we’ll plan around it.

Do I need to be at home on fitting day?

Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

How is the furniture painted?

There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

Should I send photos?

Yes. They give us a feel for the space before we visit, along with rough sizes. Show anything the furniture has to work around, such as radiators or sockets.

Do you cover Middle Park?

Yes, we do. We design and make fitted home offices for homes in Middle Park.

Why bespoke in Middle Park?

Ready-made office furniture comes in set sizes for straight walls. In an alcove, a landing or under the eaves, that leaves gaps and wasted space. Bespoke furniture is made to the room and fits it. It costs more than flat-pack furniture, and what you get is an office that fits. Ready-made units come in standard depths that rarely suit every space, which may be too deep for one spot and too shallow for another. With fitted furniture, the depth is chosen for the room.

There’s no price list, because each job is designed for a single room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To start, send us a few details through our contact form.

What happens on fitting day

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. In a 1920s or 1930s house, the hall and stairs are normally simple, but the route in is still measured, not just the room. The furniture comes in sections and is put together where it’s going.

  1. To begin, use our contact form; a brief note on the room and your desk set-up is plenty.
  2. At the design visit we measure the room, agree the desk height and depth and plan cable routes to the sockets. New sockets or wiring are a job for your electrician, ideally before fitting.
  3. A quote in writing follows with the design, materials and finish.
  4. The office furniture is built in our workshop from moisture-resistant MDF and birch plywood, with gaps for cables planned in.
  5. The desk and shelves are fitted, with the cable routes ready for your equipment.

Before we arrive

  • Let us know where the boiler and meters are
  • Clear the walls of pictures and shelves
  • Have your electrician move any sockets or switches beforehand

Starting with a design visit

Flats, blocks and rented homes

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways as well as the room, so each section is sized to get through without a struggle.

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot advise on your lease.
