Thinking about fitted home offices in Pratt's Bottom? It starts with a design visit to measure and talk through ideas, then a quote in writing, before anything is made.

Need fitted home offices in Pratt's Bottom?
How we make fitted home offices for Pratt's Bottom
A fitted home office gives your work a proper place in the house. Our home offices are made for spare rooms, alcoves, landings and loft rooms, planned around how you work. In Pratt's Bottom, as everywhere we work, it begins with a visit to measure and plan. We make home offices from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are a corner too odd for a standard desk and a guest room that’s needed for work.
A good part of the housing around Pratt's Bottom is interwar, semi-detached or detached. In a 1930s house, the small room over the stairs often becomes the study, and its raised bulkhead can be built over or around. Shelving, a desk and closed storage can all fit a room like that.
You get the quote in writing, so you can read it at your own pace and talk it over at home. It records the design, the materials and the finish we discussed.

How we price fitted home offices
A few things affect what fitted furniture costs:
- How square the room is
- How easy it is to get the furniture into the room
- The internal fittings
- How big the furniture is
Prices are quoted for your room, once we’ve measured and talked through the design. Bigger pieces use more board and take longer to make and fit, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.
Getting in touch
Ahead of the design visit, we’ll normally ask about:
- Rough sizes, even if they’re only to the nearest few centimetres
- Examples of the look you are after
- The postcode, so we can plan the visit
- How you want to use the space
We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Because every job is different, the cost is set out in a written quote after the visit. To arrange a visit, message us from the contact page.
Questions we’re often asked
Will a conservation area stop me having fitted home offices fitted in Pratt's Bottom?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
I live near Knockholt station. Is that in your area?
Yes, homes across Bromley and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit, and let us know about parking and access at the same time.
Do you work on Saturdays?
Yes, we can arrange Saturdays. Let us know when you first get in touch, and we’ll see what we can do.
Can a home office go in a loft room?
Yes, if the loft is already a converted room. We plan around the headroom, so the desk sits where you can stand up. Shelving and cupboards can fill the lower space under the slope.
Who chooses the colour?
You do. We agree the colour with you, and it’s set out in the quote.
What happens when you come to measure?
We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
Materials and finishes
Birch plywood
Birch plywood is made in layers, which makes it strong and stable. It goes into the desk, the carcasses and the drawers, with the edge either shown or painted.
Moisture-resistant MDF
For the painted parts of a home office, moisture-resistant MDF is a sound choice. It stays stable and gives a smooth base for paint. Either finish suits it.
Flats, leases and landlords
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so let us know about it at the design visit.
If the property is let, we’ll need access agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.
Home working in Pratt's Bottom: local notes
Homes built between 1945 and 1972 make up about 45% of the housing in the area around Pratt's Bottom, with about 22% built between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. A conservation area lies within about a quarter of a mile of the centre of Pratt's Bottom, according to Historic England’s records. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. The council can confirm if you are not sure. More than a third of the homes in the area around Pratt's Bottom (about 45%) were built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Post-war rooms are usually regular in shape, so a desk and shelving can run wall to wall.
Down House, about 2.7 miles west, is one of the historic houses in the wider area. If your own home is a period one, lath-and-plaster walls need the right fixings for shelves above a desk. For families living near Pratts Bottom Primary School, a desk long enough for two can serve a laptop and a homework book side by side. For an older house near All Souls' Church, lath-and-plaster walls need the right fixings for shelves above a desk.

From workshop to your room
The last stage of the day is the finish. With a spray finish from the workshop, there is typically only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. It’s useful to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.
- First we hear about your work and the room you have in mind.
- At the design visit, the room is measured and the layout planned.
- The design is agreed and a written quote follows, with the finish set out.
- The office is made at our workshop and painted in your colour.
- The office is fitted, scribed to the walls and checked with you. The cable routes are left ready to use.
Before fitting day
- Take anything hanging off the wall we’re fitting to
- Move anything in the hall or on the stairs out of the way
- Check the building’s rules for trades and lift bookings
How to get a quote
It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, along with rough sizes. To share them, get in touch through our contact form, and we’ll suggest a time for a design visit.
Related advice
Before and after fitting day
A few practical points help before and after fitting day. These are worth keeping in mind:
- Notice where daylight falls at different times
- Note the position of sockets in the room
- Measure your chair and how much room you need behind it
- Mention any parking rules on your street
Once the fitting is done, your office is ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. A desk mat helps protect the new paint while it settles.
Do not overload shelves beyond what they were designed for. Shelves are made for the load you planned. Spread heavy books and files evenly.
