Fitted home offices for your home in Rainham
Fitted home offices in Rainham: what you get
A good home office has a place for everything. Drawers for stationery, cupboards for files and a printer, and shelves for books and folders, so the work surface stays clear. Doors keep clutter out of sight at the end of the day. For a home in Rainham, we design it all around what you need to store. We make home offices from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are a spare room that has to be an office and a guest room and wires with no tidy route.
In an area where interwar homes or semis make up much of the housing, as around Rainham, if the loft has been converted, the space under the eaves can take a desk and storage. For lofts, we work in rooms already converted or boarded. Elsewhere, an alcove beside a chimney breast or a bay can take a desk.
The written quote is your record of the job. It describes the home office we’ve designed for the room, its materials and its finish, and the workshop works from it.

Rainham homes and fitted home offices
In the neighbourhood around Rainham, the largest groups of homes date from between 1919 and 1939 (about 47%) and between 1945 and 1972 (about 22%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. The National Heritage List records 11 entries within half a mile of the centre of Rainham. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. The ULEZ, run by TfL, takes in all of London, so Havering is inside it. It applies to every van that comes to fit furniture in Rainham. We plan parking and access with you during the design visit.
For a family home near Rainham Village Primary School, a desk long enough for two can serve a laptop and a homework book side by side. If you live near Wildspace Conservation Park, a desk placed to make the most of daylight makes a big difference to a working day. Near listed buildings like Church of St Helen and St Giles, less than half a mile west of the centre of Rainham, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features.
Rainham is about 4 miles north of Romford, in the London Borough of Havering. We work across all London boroughs and the City of London, and Rainham is part of that. Our Havering coverage includes Rainham.
Design visits and fitting in RM13 work the same way as everywhere else we cover. Streets in the area include New Road, Ferry Lane and Wantz Lane, and we cover homes on all of them for fitted home offices. We also cover South Hornchurch (1 mile north-west), Beam Park (1 mile west), Hornchurch Marshes (1 mile west), Dagenham Green (2 miles west) and Elm Park (2 miles north). Elsewhere in Havering, we also cover Romford (4 miles north), Hornchurch (3 miles north), Gallows Corner (5 miles north), Heath Park (4 miles north), Collier Row (5 miles north) and Upminster (4 miles north-east).

Flats, conversions and leaseholders
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit.
What it costs
Several things affect the price:
- Parking near your home
- Hanging rails, shelves, drawers and other fittings inside
- How easy it is to get the furniture into the room
- How square the room is
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.
Before the design visit
You don’t need exact measurements or a plan. It is enough to send:
- Rough measurements: width, height and depth
- Radiators, sockets, pipes or meters on or near the wall
- Where you live, with the postcode
- Examples of the look you’re after
It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, along with rough measurements. To send them over, drop us a line using the contact form, and we will suggest a time for a design visit.
Questions from Rainham
Is Rainham in the area you cover for fitted home offices?
Yes. Rainham is one of the places we work, along with the rest of Havering and London. To get started, you can get in touch through our contact form with some details.
Does a conservation area in or near Rainham affect fitted furniture?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.
What if my walls and floors are out of level?
Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base.
Can a home office double as a guest room?
It comes down to the size of the room. A compact office along one wall can leave the rest of the room for a bed. At the design visit, we’ll suggest what works.
What if the stairs or lift are small?
It is made in sections, sized for the route as well as the room. At the design visit, we measure the route along with the room itself.
What happens when you come to measure?
We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and a written quote follows.
Made for the room, or bought in a box?
Ready-made office furniture comes in set sizes for straight walls. In an alcove, a landing or under the eaves, that leaves gaps and wasted space. Bespoke furniture is made to the room and fits it. It’s a bigger investment, and the gain is a workspace that uses the room well. Ready-made units come in standard depths that rarely suit every space, which may be too deep for one spot and too shallow for another. Fitted furniture is made to the depth the space can take.
Because every job is different, the cost is set out in a written quote after the visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Fitting day, step by step
Furniture made in a workshop still has to meet the room it is going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. Gates, paths and steps up to the door are part of the route we measure. Floors, stairs and doorways are protected on the way in.

Advice
Materials and finishes
Doors and drawer fronts
A desk can sit behind doors, out of sight when you’re done. It’s useful where the room has other jobs too. We’ll discuss the options at the design visit.
Spray-painted finish
A spray-painted finish is smooth and even. We spray in the workshop, so the finish is complete before fitting. The colour is agreed with you.
