Fitted wardrobes in Rainham: local notes

The biggest shares of homes in the area around Rainham were built between 1919 and 1939 (about 47%) and between 1945 and 1972 (about 22%), going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List records 11 entries within half a mile of the centre of Rainham. You can check whether a particular building is listed on Historic England’s list. More than a third of the homes in the area around Rainham (about 47%) date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, which suits fitted storage made around its bulkhead.

Close to Wildspace Conservation Park? A bedroom facing the green is best kept light, with the furniture on the side walls. For families living near Rainham Village Primary School, hanging rails set low at first can be raised later, as children get taller.

How we make fitted wardrobes for Rainham

Some bedrooms suit wardrobes that wrap around the bed, with cupboards each side and a run of storage above the headboard. Others work around a window, with a dressing table or seat in between. The layout is planned so the room does not feel boxed in. Typical reasons to get in touch are space under the eaves going to waste and musty smells in a wardrobe on a cold wall; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

With interwar houses or semis a big part of the housing around Rainham, bedrooms usually have regular walls, a window on one side and sometimes a chimney breast. Fitted furniture can run along the longest wall, with the inside arranged to suit you. If the loft has been converted, sloping ceilings bring their own options.

The written quote is your record of the job. It sets out the fitted wardrobe designed for your room, what it’s made from and how it’s finished, and it is what the workshop builds to.

Caring for painted furniture

A little care keeps the finish looking good, whether it was spray painted or hand painted. These practical tips help:

  • Mention if the wardrobe will go on an external wall
  • List the things that won’t hang, like jumpers and shoes
  • Move furniture away from the wardrobe wall beforehand
  • Check how much space there is in front for doors to open

Leave a little space between clothes and the back of the wardrobe where the wardrobe sits on an outside wall. A little airflow helps keep damp at bay.

Make sure vents at the top or bottom of the wardrobe are not blocked. Look out for a musty smell or spots on clothes and have the cause looked at early.

Is it time for fitted wardrobes?

Sometimes it’s a change in how a room is used. Built-in storage makes the room work for its new role without crowding the floor. Inside, the layout can change as needs change.

A few of the things people ask us to solve are these:

  • Bedroom alcoves that could hold clothes
  • Clothes piled on chairs and in spare rooms
  • Space under the eaves going to waste
  • Standard wardrobes that don’t fill the wall

Near listed buildings like Church of St Helen and St Giles, under half a mile west of the centre of Rainham, older homes may keep original joinery that fitted wardrobes can be designed around. For a listed home, fixing into original features may need listed building consent.

What to check before you book

  • How the furniture will be finished, and where
  • Are the boards named, such as MDF or plywood?
  • Can you see real work of theirs?
  • How they deal with uneven walls and floors

What happens on fitting day

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections made at our workshop come in next, one at a time. How long fitting takes depends on the length of the run, the doors and what goes inside, and the fitting days are set out in your quote. In a 1920s or 1930s house, the hall and stairs are usually straightforward, though we still measure the route in not just the room. Fitted wardrobes arrive in sections and are assembled in place, with floors protected throughout.

  1. You get in touch and let us know about the room.
  2. We come to measure and discuss the design, including the doors and the finish.
  3. Your written quote follows, setting out the design, materials and finish.
  4. The wardrobes are made at our workshop from moisture-resistant MDF and birch plywood, then sprayed if you chose a spray finish.
  5. The wardrobes are fitted and scribed, with any hand painting done in the room.
  6. At the end we check each door and drawer with you; fresh paintwork needs gentle handling while it cures.

Before fitting day

  • Let us know if your street is in a controlled parking zone
  • Book any lift and let the concierge or building manager know
  • Move anything in the hall or on the stairs out of the way

Getting a quote

To get a quote, drop us a line using the contact form and let us know which room you have in mind and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Advice

Flat-pack or bespoke?

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.

Questions we are often asked

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is parking a problem for fitting in Rainham?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

Can you build wardrobes around a bed?

Yes. A common layout is tall cupboards either side of the bed and storage above the headboard. We plan it so the bed fits comfortably and the room still feels open.

Does someone need to be home during the fitting?

Someone needs to be there to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.

How is the inside of the wardrobe planned?

You choose the mix of hanging, shelves and drawers. Long hanging, double hanging, shelves, drawers and shoe space can all be included, in the proportions you need. We plan it with you when we visit.

Do you make the furniture yourselves?

It’s made at our workshop, to the design and sizes agreed after the design visit. After that, we fit it in your home.

Boards, parts and paint

Plinths and scribe strips

The plinth lifts the wardrobe and hides an uneven floor. It can line up with the skirting.

Hand-painted finish

A hand-painted finish suits wardrobes in a period room. The colour is agreed with you, and touch-ups are straightforward.
