Living-room storage in Hale End
Homes built between 1919 and 1939 make up about 35% of the housing in the area around Hale End, with about 32% built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Within a mile of the centre of Hale End, 3 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. About 35% of homes in the neighbourhood around Hale End date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Interwar front rooms typically have a bay at the front and a chimney breast on the side wall, and TV and media units are planned around both.
If you live in a period home close to All Saints Church of England Highams Park, walls that bow and floors that slope are why TV and media units are scribed to fit rather than pushed into place. For families living near Joseph Clarke School, TV and media units can be planned with low cupboards for toys and higher shelves for everything else. If you live in a flat close to Highams Park station, TV and media units are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.
Hale End is about 2 miles south-west of Walthamstow, within the London Borough of Waltham Forest. Anywhere in Hale End, the process is the same: we visit and measure, send a quote in writing, make the furniture in our workshop and fit it. Across Waltham Forest, we cover Hale End, along with the rest of the borough.
Design visits and fitting in E4, IG8 and E17 work the same way as everywhere else we cover. We cover homes on streets like The Avenue, Nesta Road and Wadham Road, along with the roads around them, for TV and media units and any of our other fitted furniture. If you are just outside Hale End, we also cover Highams Park (1 mile west), Chingford Hatch (1 mile north), Friday Hill (1 mile north), Woodford (1 mile east) and Chingford Mount (1 mile north-west). We also make TV and media units in nearby places such as Walthamstow (2 miles south-west), Leyton (3 miles south), Bakers Arms (2 miles south), Walthamstow Village (2 miles south-west), Leytonstone (2 miles south) and Holloway Down (3 miles south).

Hale End has its own railway station: Highams Park station. A little further out are Wanstead Hospital (1.7 miles south-east) and 17 & Central (1.8 miles south-west). Green spaces nearby include Ainslie Wood and Highams Park Lake.
TV and media units in Hale End: what you get
Speakers need space to be heard properly. A soundbar normally sits just below the TV, while larger speakers suit open shelves at the sides. Closing speakers in a cupboard muffles them, so we leave open bays for them. We make TV and media units from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are a tangle of wires behind the TV and games, controllers and remotes everywhere.
With interwar houses or semis a big part of the picture around Hale End, many living rooms have been opened up to the dining room behind. The result is often a long room with a chimney breast, a good spot for TV and media units. At the design visit we plan any cable routes and ventilation the room needs.
Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Flat-pack or bespoke?
Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.
Off-the-shelf cupboards come in fixed sizes, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.
Questions from Hale End
I live near Highams Park station. Is that in your area?
Yes. We cover all of Waltham Forest and the rest of London. You can get in touch through our contact form to arrange a design visit, and tell us about parking and access at the same time.
Can parking be tricky on fitting day in Hale End?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to tell us about parking during the design visit.
What if my walls and floors are out of level?
Walls and floors that are not true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so there are no gaps at the sides.
How long will the fitting take?
The time on site depends on the size of the unit and the cable routes planned into it, and your quote sets out the fitting days. We’ll talk you through what to expect beforehand.
How do you get large furniture into a flat?
The furniture is built in sections. That’s why we measure the stairs, lift and doorways at the design visit.
Will my boxes get too hot inside the unit?
Ventilation is designed in wherever equipment sits, using open backs, gaps or vented doors. We give each box its own space, and it is worth checking the maker’s guidance on clearances.
How we price TV and media units
Not every room costs the same, and it comes down to:
- Spray painting or hand painting
- Walls and floors that are out of level or out of square
- Access to the room, like stairs, lifts and narrow halls
- Hanging rails, shelves, drawers and other fittings inside
Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.
What we need to know
To help us picture the room, please include:
- Whether it is a house or a flat, and if there are stairs or a lift
- Pictures of the whole wall or room, including the floor and ceiling
- How you want to use the space
- Examples of the look you’re after
Getting a quote starts with a few details: which room it is, rough measurements and a couple of photos if you can take them. When you’re ready, use our contact form. We will then arrange a design visit and follow it with a written quote.
Flats, leases and landlords
For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising at the design visit.

What we don’t do
Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe registered engineer. Here’s what to know:
- Removing a chimney breast or any structural work
- Configuring the TV and sound system
- Painting the walls and ceiling
If in doubt, you can fill in our short enquiry form and describe the room. How it works.
What it’s made from
- Spray-painted finish
- Moisture-resistant MDF
- Birch plywood
- Hand-painted finish
- Cable routes
- Ventilated cabinets
Fitting day, step by step
The last stage of the day is the finish. With a spray finish from the workshop, there’s usually only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. Clearing the room and the way in beforehand helps the day run well. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.
- You get in touch and let us know about the room and your equipment.
- We come to measure, note the sockets and agree the layout.
- We send a quote in writing for the unit.
- We make the cupboards, shelves and panels in our workshop.
- We install the unit, leaving the cable routes and vents clear. We check the doors and shelves with you before we leave.
Getting ready for fitting day
- Take down pictures, mirrors and shelves from the wall
- Make sure pets are kept safely away
- Let us know where the boiler and meters are
How to get a quote
There’s no price list: each design is priced in writing after we’ve seen the space. Each room is different, so we quote after seeing it. For a quote, message us from the contact page.
