Living-room storage in Warner Estate

About 46% of the homes in the streets around Warner Estate went up before 1919, and about 23% since 2000, on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the measuring visit, since older and newer walls take different fixings. The centre of Warner Estate is within about a quarter of a mile of the Lloyd Park Conservation Area. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. The ULEZ, run by TfL, takes in all of London, so Waltham Forest is inside it. Vans bringing furniture to Warner Estate fall under it, just as they do across the rest of London. How the van gets to your door is planned during the design visit.

If your home is as old as some of the listed buildings nearby, like The Water House, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent. For an older house near St John's, walls that bow and floors that slope are why TV and media units are scribed to fit rather than pushed into place. Living in a block of flats near Walthamstow Central station? Then it helps to book the lift and tell the concierge before fitting day.

TV and media units in Warner Estate

Hiding the cables is often the main aim. Cable routes are built into the design from the start, with openings and removable panels so you can add or swap leads later. We make the routes, and your electrician handles any wiring. If you’re living with set-top boxes stacked on a stand and empty alcoves beside the TV, that’s what TV and media units are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

In streets where so much of the housing went up before 1919, as it did around Warner Estate, plenty of living rooms are two reception rooms knocked into one, each with its own chimney breast. One pair of alcoves might take shelves and the other cupboards, a TV or a desk. Older internal walls can be lath and plaster rather than brick, which changes how shelving is fixed, and long shelves are sized so they do not sag under books.

The quote comes in writing, so there is time to read it properly and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

Bespoke TV and media units or ready-made?

Bought media units are made in set widths, so gaps are common. A bespoke unit is scribed to the walls and can run to the ceiling with shelves and cupboards around the screen. Alcoves and recesses in period houses are rarely a standard width or depth, so off-the-shelf pieces either do not fit or leave a gap either side. Furniture made for the space fills it.

Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That’s reflected in the quote.

What you get with us

  • Built in our workshop and fitted in your home
  • Spray painted or hand painted, in the colour you choose
  • We work across all London boroughs
  • Scribed to uneven walls

Take a look at our comparison of bespoke and off-the-shelf and what a quote should include.

How we price TV and media units

What it costs comes down to the materials and the time involved. That depends on:

  • Tricky walls, sloping ceilings and uneven floors
  • Doors and drawers, and how many
  • Hanging rails, shelves, drawers and other fittings inside
  • Where a van can park, like a permit bay or a bay suspension

Prices are quoted for your room, once we’ve measured and talked through the design. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

What to send when you contact us

You don’t need exact measurements or a plan. Just send what you can:

  • The type of home and how the room is reached
  • Anything fixed to the wall that the furniture needs to work around
  • Any ideas or images you’ve saved
  • Where you live, with the postcode

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, along with rough measurements. To share them, fill in our short enquiry form, and we’ll suggest a time for a design visit.

How fitting works for TV and media units

There is not much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared, as we’ll have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the size of the unit and how many cupboards and shelves it has, and we confirm the fitting days in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.

  1. You get in touch and list what the unit has to take: the screen, boxes, consoles and speakers.
  2. At the design visit we measure the wall and plan cable routes and ventilation, as set-top boxes, consoles and amplifiers need air. If you need new sockets, your electrician should do that before fitting.
  3. A written quote follows for the unit.
  4. The unit is made in our workshop from moisture-resistant MDF and birch plywood, with cable openings and vents cut in.
  5. The unit is fitted and scribed to the walls, with a spray-painted or hand-painted finish and the routes left clear.

Before we arrive

  • Empty the space we’ll be working in
  • Let us know about parking near your home
  • Move anything in the hall or on the stairs out of the way

How to get a quote

If you already have something in mind, tell us; if you don’t, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, send us a few details through our contact form.

Flat-pack or bespoke?

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

Your questions about TV and media units in Warner Estate

Will parking be an issue for fitting furniture in Warner Estate?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.

My home in Warner Estate is a period house with walls that are not straight. Is that a problem?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Is an outside wall a problem for fitted furniture?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture to avoid condensation. If there is damp, it should be sorted before anything is fitted.

What materials do you use?

We use moisture-resistant MDF and birch plywood. MDF gives a smooth, stable surface for paint; birch plywood is strong and good for shelves and drawer boxes, and the quote says which is used where.

How long are you in the house for fitting?

The time the fitting takes depends on the size of the unit and how many cupboards and shelves it has, and your quote sets out the fitting days. We will talk you through what to expect beforehand.

Does the unit work if the TV is on a bracket?

If the TV is wall-mounted, we design the unit around the bracket position, with a route for the cables. The bracket needs a sound wall, which we look at during the design visit.

When you need someone else

We’re carpenters, so some jobs belong to other trades. It is useful to know these before you plan the job:

  • Setting up and tuning the TV, boxes and speakers
  • Connecting the TV signal or internet
  • Removing a chimney breast or any structural work

If in doubt, you can tell us about the room on our contact form and describe the room. How a job runs, step by step.
