Wall beds in Warner Estate

Wall beds in Warner Estate: what you get

Spare rooms in London homes are often small, and a bed that is used a few times a year takes most of the floor. When the bed is folded away, the room is open again, ready for work, exercise or play. Guests still get a proper bed when they stay. We make wall beds from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are a hobby room with a bed for guests and a real mattress for visitors.

In streets where many homes were built before 1919, as they were around Warner Estate, lots of bedrooms have solid brick external walls. Cold external walls can lead to condensation, so ventilation behind and inside the furniture is part of the design. Smaller back bedrooms in houses of that age are good places for wall beds.

We write quotes in plain English, without jargon. You will see what will be made, the boards used and the finish, all taken from the design visit.

Why bespoke in Warner Estate?

A wall bed is fixed to the house, so it stays when you move. It is worth thinking about how long you plan to stay before you decide. The two recesses beside a chimney breast are seldom an identical size, and standard units bought as a pair rarely suit both. Each side can be made to its own size.

Rooms that are not square take more work: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, which we write after seeing the room.

How fitting day works

There isn’t much for you to do on fitting day. Someone needs to let us in, and the room should already be cleared, as we will have talked about at the measuring visit. From there, we protect the floors, bring the furniture in and get on with the fitting. How long fitting takes depends on the design and how much storage goes around the bed, and your quote sets out the fitting days. Hallways in period houses are often narrow, and the stairs turn sharply, so wall beds are made in sections sized to get through. Floors and stair carpets are protected on the way in and out.

  1. You get in touch with some details about the room.
  2. The design visit covers measuring, the wall and the layout. What the wall is made of matters, as the bed has to be fixed securely.
  3. You receive a quote in writing, setting out the design, materials and finish.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood.
  5. The wall bed is fitted in your home.

Preparing the room

  • Move anything in the hall or on the stairs out of the way
  • Keep pets in another room while we work
  • Move furniture and belongings away from the wall

Ask for a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, get in touch through our contact form.

Advice

FAQs: wall beds in Warner Estate

Is Warner Estate in the area you cover for wall beds?

Yes, we work across Waltham Forest, Warner Estate included, and across the rest of London. To get started, you can use our contact form with a few details.

My house in Warner Estate is Victorian. Can you deal with uneven walls?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

How much room do I need in front of a wall bed?

You need clear floor in front of the cabinet for the bed to fold down, as well as the depth of the cabinet itself. We measure this at the measuring visit and plan the layout around it.

Do you move sockets or add lighting?

No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.

Do I need planning permission for fitted furniture?

Not usually. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.

Do I choose the paint colour?

You choose it, and we agree it with you before the furniture is finished. Whichever finish you pick, it is in the colour you have chosen.

Warner Estate homes and wall beds

In the neighbourhood around Warner Estate, the largest groups of homes date from before 1919 (about 46%) and the years since 2000 (about 23%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Within a mile of the centre of Warner Estate, 3 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. That includes the vans that bring and fit furniture in Warner Estate. Parking and access are planned during the design visit.

If you live in a period home close to St John's, a bedroom chimney breast and its alcoves often shape where wall beds go. If your home is as old as some of the listed buildings nearby, like The Water House, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent.

Bespoke or off-the-shelf?

Bespoke work comes into its own in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot typically do that in an older room.

Flats, leases and landlords

For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it at the design visit.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit, and we will plan the fitting around them.

Is it time for wall beds?

A flexible room is useful as needs change. A playroom, a study or a hobby room can still have a bed for visitors without giving up the floor.

Typical reasons people contact us include:

  • A real mattress for visitors
  • More floor space in a studio flat
  • A storage wall with a bed inside
  • A bed that looks like cupboards by day

For a family home near The Winns Primary School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow.

Choosing a carpenter

  • Will they visit to measure before quoting?
  • Is it spray painted or hand painted?
  • Who does any electrics, plumbing or gas work
  • Can you see real work of theirs?
