Under-stairs storage in Botany Bay

Under-stairs storage isn’t only for houses. Maisonettes, split-level flats and homes with stairs down to a lower floor often have usable space beneath the steps. The parts we make in our workshop are sized to get through the doors and hallways on the way in. The same careful process applies to any home in Botany Bay. We make under-stairs cupboards from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are an under-stairs cupboard full of clutter and a sloping corner nobody can reach.

Across London, neighbouring streets can be decades apart in age, and so do the tricky corners, from bays and stairs to halls and eaves. The furniture is made for the space as it is. Meters, fuse boards and boilers keep the access they need.

Our quotes are written in plain words, without jargon. You will see what will be made, the boards used and the finish, all taken from the design visit.

Why bespoke in Botany Bay?

Period walls are rarely flat, and floors are often out of level. Ready-made units leave gaps that need filler pieces. Our storage is scribed to the walls and stairs and set level, so the lines look right. Off-the-shelf furniture comes in set sizes, and real rooms rarely match them, so it leaves gaps at the ends and empty space above. Fitted furniture is made to the room.

There’s no price list, because each job is designed for a single room. We measure up, discuss the design and send a written quote. To start, get in touch through our contact form.

Why us?

  • Designed for the room you have

From workshop to your room

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. On fitting day, each piece is fitted to the room’s own walls, with scribing where they wander and packing where floors dip. Spray-painted pieces arrive finished; hand-painted ones can be finished on site.

  1. First you tell us about the stairs and what you’d like to store beneath them, and whether the meters or fuse board are in there.
  2. We visit to measure the space and discuss the design with you.
  3. We send a quote in writing setting out the design, materials and finish, for you to read through.
  4. The drawers, doors and carcasses are built in our workshop. We use moisture-resistant MDF and birch plywood.
  5. We fit it in your home, scribed to the stairs and the walls.

Advice

Flats, blocks and rented homes

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Tell us about them during the design visit.

What under-stairs storage cannot fix

As carpenters, we leave some work to other trades. These are worth knowing before you plan:

  • Moving gas pipes under the stairs
  • Any wiring or new lights, which need an electrician
  • Making good the walls and ceiling, which is for a plasterer or decorator

If you’re not sure what’s possible in your room, you can drop us a line using the contact form and we’ll give you a straight answer. How it works.

Fitted storage in Botany Bay

About 36% of the homes in the streets around Botany Bay went up between 1973 and 1999, and about 29% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Botany Bay include Holly Hill Farmhouse (Grade II), about 0.6 miles north-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. The council’s conservation officer is the person to ask before work starts. About 29% of homes in the streets around Botany Bay were built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Post-war homes often have fewer nooks than older houses, so under-stairs cupboards add storage that was never built in, fixed to suit concrete, block or brick.

Forty Hall, about 2.5 miles east, is one of the historic houses in the wider area. If your own home is a period one, pull-out drawers can reach right to the back of a deep under-stairs space. If you live in a flat close to Crews Hill station, under-stairs cupboards are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. If your children go to St. John's Senior School or a school nearby, under-stairs cupboards can give school bags, shoes and sports kit a proper home.

DIY, flat-pack or bespoke

Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.

Questions we’re often asked

I live near Crews Hill station. Is that in your area?

Yes. We cover all of Enfield and the rest of London. You can fill in our short enquiry form to arrange a design visit.

Can parking be tricky on fitting day in Botany Bay?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit, so we can plan the day around it.

Can you fit a small desk under the stairs?

It depends on the height and how open the space is. At the design visit we’ll say whether a desk makes sense there. If it does, a compact desk with shelving can suit paperwork and a laptop.

Can you fit furniture on an external wall?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

How much does under-stairs storage cost?

The price comes in a written quote, worked out from the measurements and the design you choose. The mix of drawers, doors and shelves, and the finish you choose, all play a part. Everything is set out in a quote in writing after the visit.

Are drawers or cupboards better under the stairs?

Many designs use both. Deep pull-out drawers suit the shallow end under the bottom steps, while a cupboard at the tall end takes coats, the vacuum or an ironing board. We talk it through at the measuring visit.
