In Cockfosters, we design under-stairs storage around the room you actually have. Your under-stairs cupboard is designed at a visit to your home and built in our workshop.

How we make under-stairs storage for Cockfosters
Pull-out drawers make the most of the low, deep end of the space. Rather than reaching into the dark, you pull the drawer towards you and see what’s inside. At the tall end, a cupboard works well for coats, an ironing board or the vacuum. A mix of drawers and cupboards is often the best use of the space. People normally come to us about open space under the stairs that collects clutter and the low end of the space going to waste; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
An interwar house usually has a proper landing, sometimes with a recess or an airing cupboard, which can hold fitted storage for linen and spare bedding. Around Cockfosters, where interwar homes and semis are a big part of the housing, it’s worth looking up as well as down. If a boiler or cylinder sits there, it keeps its clearances and access.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Why bespoke in Cockfosters?
If you only need a hook or two and a basic shelf, an off-the-shelf option may be enough. Bespoke work earns its place when you want to use the whole space, from the tall end to the lowest corner. At the design visit, we can talk honestly about which approach suits your stairs. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and those are common in interwar houses. Built-in pieces are designed to fit them.
Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, which the quote allows for. We quote each job for the room it’s going into, after the design visit.

Pricing under-stairs storage in Cockfosters
We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:
- Parking near your home
- The number of doors and drawers
- Spray painting or hand painting
- Hanging rails, shelves, drawers and other fittings inside
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
What we need to know
Ahead of the design visit, we’ll typically ask about:
- Where you live, with the postcode
- A few pictures of the space, taken from the doorway and from each corner
- What kind of home it is, and which floor the room is on
- Pictures of styles you like, if you have any
The quote is built from the design visit. We measure the room properly, check how the walls and floors run and talk through the design with you. Afterwards, we send a quote in writing, so you can take your time with it. To book one, drop us a line using the contact form.
Flats, conversions and lettings
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, so fitting day is planned around them.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check during the design visit.
Questions we’re often asked
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is parking a problem for fitting in Cockfosters?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It is useful to tell us about parking at the measuring visit.
Should I send photos?
Yes. They give us a feel for the space before we visit, along with rough measurements. It’s useful to show radiators, sockets and anything else on the wall.
Does someone need to be home during the fitting?
We need access, so someone has to let us in. After that, you do not need to stay in the room, but it helps to be around at the end.
Do you cover Cockfosters?
Yes. We cover Cockfosters and the rest of Barnet, as part of our work across all London boroughs. To get a quote, message us from the contact page.
What happens at the measuring visit?
We measure the room, check how level the walls and floors are and discuss the design with you. We’ll also ask about access and parking, and afterwards we send a quote in writing.
Fitting day, step by step
Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the shape of the space and the number of drawers and doors, and your quote sets out the fitting days. If you have a driveway, it can make unloading simpler, so it is worth mentioning during the design visit. Otherwise, details of permits or nearby bays help. Doorways, stairs and floors are covered on the way in.
- It starts with some details from you about the space.
- At the design visit we measure and plan how you will use the space.
- A written quote follows.
- The storage is built in our workshop from moisture-resistant MDF and birch plywood.
- The storage is fitted and finished, and we check each pull-out with you before we leave.
- New paint needs time to cure fully, so open and close things gently at first.
Before fitting day
- Clear the walls of pictures and shelves
- Clear the hallway and stairs so the sections can come through
- If you live in a block, book the lift and tell the building manager
Getting a quote
If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To start, fill in our short enquiry form.

Making use of awkward spaces in Cockfosters
In the neighbourhood around Cockfosters, the largest groups of homes date from between 1945 and 1972 (about 31%) and between 1919 and 1939 (about 30%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how under-stairs cupboards are fixed and fitted. Near the centre of Cockfosters, Historic England’s list includes Front Lodge at Trent Park (Grade II), less than half a mile north-east, and The Abbey Church of Christ the King (Grade II), under half a mile south-west. If your own home is listed, changes inside that alter its character, such as fixing into or removing original joinery, may need listed building consent. Check with the council’s conservation officer first. Parking controls in London are set borough by borough, so Barnet has its own. Where a street in Cockfosters is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Let us know about parking at the design visit.
For a family home near Trent CofE Primary School, under-stairs cupboards can give school bags, shoes and sports kit a proper home. If your home is one of the older houses near Christ Church, the space under the stairs may hold the meters or the fuse board, and the cupboards are planned around them. If you live near Belmont Open Space, living near green space often means muddy boots, bikes and outdoor kit, and under-stairs cupboards can give those things a place.

What it is made from
Doors and drawer fronts
A door for the meter or fuse board can match the rest of the fronts. It opens fully so the meter stays easy to read. Around it, the other fronts can be drawers, doors or a mix.
Hand-painted finish
A hand-painted finish can be applied once the storage is in place. Marks can be touched in without much trouble. Like any new paint, it needs time to cure fully.
